What we cover

AHU coil deep clean
Chemical and mechanical clean of cooling and (where present) heating coils. A fouled AHU coil drops cooling capacity 15 to 25% and pushes load back onto the chiller plant. related page.
Fan, motor & bearings
Fan and motor inspection, bearing service, belt replacement and re-tension. Vibration check and alignment to extend motor life.
Drain pan & condensate
Drain pan flush and anti-bacterial treatment, condensate line clearing. The single most common source of ceiling leaks in commercial buildings.
Filter replacement
Panel, bag and HEPA filters changed on schedule. Pressure differential across the filter bank verified after the change.
Damper actuator service
Damper actuators serviced, calibrated and re-stroked. Control valve service alongside, so the BMS reads true.
FCU service rotation
Coil cleaning, filter clean or replacement, motor and fan inspection, drain pan flush, thermostat calibration. Refrigerant pressure check on direct-expansion FCUs.
Pressure differential verification
Static pressure across the unit measured against design. Trends flagged in the report so the building owner sees efficiency drift over time.
Hotel & clinic-friendly scheduling
Per-room FCU programmes for hotel guest rooms; infection-control coordination for clinic FCUs. We work to your occupancy schedule.

How we price AHU & FCU work
Fixed-price written quote per unit or per rotation. Building-wide programmes priced on unit count and tonnage, not floor area.

- Single FCU servicing: AED 200–400
- Single AHU servicing (small, 5–15 TR): AED 800–2,500
- Single AHU servicing (medium, 15–50 TR): AED 2,500–6,500
- Single AHU servicing (large, 50+ TR): AED 6,500–18,000+
- Full-building FCU rotation (per unit, volume): AED 100–250
Programme & contract pricing
Building-wide programmes are quoted per AMC, with quarterly rotation, priority breakdown response and consolidated reporting. See Commercial AMC.
Workmanship and material warranties
Two layers of cover on every AHU and FCU engagement. The workmanship warranty is ours; manufacturer warranties on parts pass through to you directly.
Workmanship warranty
6-month workmanship warranty — if a service or repair item we performed fails within 6 months due to our work, we re-do the labour at no cost.
Warranty start date is recorded on the handover sheet for each unit, with photos before and after.
Material warranties
Manufacturer warranties on parts (motors, belts, bearings, actuators, filters, control valves) pass through directly. Ranges run from 0 to 10 years depending on the component. Exact terms documented on the written quote.
