Authority approval pathway — what actually happens

Approvals add 4–8 weeks at the front of the programme; construction itself is usually 4–8 weeks for a mid-size fit-out. We lodge the submissions in parallel so the two run concurrently rather than serially.

Building Management NOC

Always the first submission. Fit-out NOC issued by the tower's building management before any drilling, cutting or after-hours work. Insurance, working hours, service-lift booking and waste-disposal terms are set here.

DM, DCD, DEWA — in parallel

Dubai Municipality (occupancy, layout), Dubai Civil Defence (fire, egress, sprinkler tie-in) and DEWA (load, meter, cabling) submitted concurrently. 14–28 working days typical.

Free zone / developer NOC

DMCC, DIFC, DAFZA, JAFZA or the tower developer (Emaar, Nakheel, Meraas, Damac) where applicable. Each has its own portal, drawings format and approval timeline.

Construction

28–56 working days depending on sqft and finish tier. Sequenced civil → MEP first-fix → finishes → MEP second-fix. Coordination lives with one PM.

Snag, handover NOC, as-builts

5–7 working days. Snag-list closure, building management handover NOC, as-built drawings issued, workmanship warranty starts. Optional handover into a Commercial AMC.

Which fit-out verticals do you actually cover?

Office, clinic, retail shop, restaurant / F&B and general commercial units. Each has its own page with the specific approvals, scope and timeline. We do not do residential fit-out on new-build — for that side we handle villa renovation and bathroom renovation only.

How long does a typical fit-out take?

A mid-size office is usually 8–12 weeks end-to-end: 4–8 weeks of approvals at the front (lodged in parallel) plus 4–8 weeks of construction. Clinics run longer because of DHA re-inspection. Small retail shopfits can close in 4–6 weeks.

How is the price fixed?

Do you handle all the authority approvals?

Yes — Building Management NOC, DM, DCD, DEWA and developer / free-zone authority are all part of our scope. Approval fees pass through at cost. If a licensed designer is required (major structural changes) we'll flag that up-front rather than bury it in the BOQ.

What warranty do you provide on a fit-out?

A 6-month workmanship warranty across civil, MEP, joinery and finishes — one warranty, not a stack from each sub-contractor. Material warranties pass through directly from the manufacturers (typically 0–10 years depending on the product). Full terms in the BOQ.

Can we combine fit-out with a maintenance contract?

Yes — we offer an optional handover into a Samra Commercial AMC after move-in, so the same team that built the space also maintains it. No re-onboarding, no separate contractor to learn your building.
