What a Samra villa renovation covers
Most Dubai villas need one of three jobs: a targeted refresh (kitchen and bathrooms only, paint, finishes), a major refurb (move walls, replace MEP, redo finishes throughout), or a full strip-back-to-shell rebuild. We handle all three under one BOQ, one PM, and one warranty.
Civil work and structural changes
Wall demolition, new partitions, opening up plan layouts, structural support coordination with engineer's spec where load-bearing walls are involved.
Full MEP — mechanical, electrical, plumbing
New cabling, DB upgrades, AC re-positioning, plumbing reroute for new bathroom or kitchen layouts. All in-house — no MEP subcontractor handover gaps.
Bathroom renovations
Multiple bathrooms in sequence — strip-out, plumbing reroute, waterproofing, tiling, sanitaryware. Phased so the family bathroom and master en-suite aren't down at the same time.
Kitchen renovations
Cabinet replacement, worktop fitting, splashback tiling, new appliances, plumbing changes. Coordinated with electrical second-fix for hood, hob, oven and dishwasher.
Flooring throughout
Tile, marble, engineered wood, vinyl. Substrate prep — including levelling compound for older Dubai villa slabs that have settled unevenly. Skirting and threshold detail.
Internal painting + decorative finishes
Wall and ceiling paint with proper prep, accent walls, wallpaper, decorative cornicing. Coordinated with the snag-list at the end of the job.
External façade and balconies
Salt-air-resistant paint systems for west and seaward elevations, balcony tile and waterproofing replacement, gate and railing refurbishment, roof flashing repairs.
Joinery — built-in furniture
Wardrobes, walk-in closets, study units, custom shoe storage, vanity cabinets. In-house carpentry team coordinates with painting and electrical scope.
Authority and community approvals
DM, DEWA load increases, community management NOCs (Emaar, Nakheel, Damac, Meraas), structural-engineer sign-off where required. We coordinate; you don't end up running between three offices.
Snag list, walk-through, and AMC option
Deep clean, multi-day snag-list closure, photo report, defect-liability period documented. Workmanship-warranty start logged. Optional handover into a Samra AMC for ongoing maintenance after handover.

Project phases — how a villa renovation runs
Six phases. Timelines vary widely (4 weeks for a refresh, 12–20 weeks for a full strip-back), but the structure is the same.
Site visit + concept
Walk through the villa, scope discussion, photographic record of existing condition. For full renovations: concept drawings if architectural changes are in scope. For refreshes: scope confirmed against your brief.
Detailed BOQ + approvals
Within 5–10 working days. Line-item BOQ — civil, MEP, finishes, joinery, fixtures. Concurrent approval pathway started for DM / DEWA / community NOC where needed. Fixed-price contract issued.
Procurement + mobilisation
Materials and fixtures ordered against the agreed spec. Site protection, dust barriers, alternative-access routes if you're still living in the villa. Skip and waste-disposal route confirmed with community.
Civil + MEP rough-in
Demolition, structural changes, MEP rough-in (electrical first-fix, plumbing rough, AC re-positioning). Pressure-test all plumbing before walls close. Electrical loop-tested before plaster.
Finishes + second-fix
Plaster, paint, tiling, flooring, joinery install, sanitaryware, electrical second-fix, light fittings, fixture install. Phased per area so dependencies (waterproofing → tile → fixture) work out.
Snag, handover, AMC option
Deep clean, snag-list closure across multiple visits, photo and video record, document handover (warranties, manuals, as-built drawings where relevant). Workmanship warranty starts. Optional handover into Samra AMC for ongoing maintenance.

Site visit, scope discussion, concept agreement. Detailed Bill of Quantities within 5–10 working days, fully line-itemised by trade and material. Once signed, the price is fixed for the duration unless YOU change scope.

We'll confirm exact warranty terms for the specific materials used on your project before work begins.

What warranty do you provide?
We offer two layers of warranty. First, a 6-month workmanship warranty on the labour we perform — if the same issue returns within 6 months due to our work, we re-do it at no cost. Second, material warranties pass through directly from manufacturers — some systems we install carry warranties of up to 10 years. We'll share exact warranty terms for your specific project before we start.
Does the workmanship warranty cover parts and equipment?
No. Parts, fixtures, and equipment are covered by their manufacturer warranties, which we pass through to you directly. The workmanship warranty covers only the quality of the installation or repair work itself.
How long does a villa renovation take?
Targeted refresh (kitchen + bathrooms + paint + flooring): 4–8 weeks. Major refurb (MEP refresh + reconfigured layout + finishes): 10–16 weeks. Full strip-back-to-shell rebuild: 16–24+ weeks depending on size and approvals. Approval timelines for DM/DEWA add 4–6 weeks where structural changes are involved.
Can my family stay in the villa during the renovation?
For targeted refreshes (one bathroom + kitchen + paint), yes — we phase the work so a habitable area is always available. For full strip-back rebuilds, no — the noise, dust and partial-MEP downtime makes it impractical. We can recommend short-term rental options in your community for those phases.
Do you handle DM / DEWA / community NOC approvals?
Yes — included in the contract for the scope at hand. DM (Dubai Municipality) for layout changes affecting drainage and structural work, DEWA for electrical-load increases or supply upgrades, community management for any external-facade changes (Emaar, Nakheel, Damac, etc.). We don't act as your architect of record on major changes — you'll need a licensed designer for those — but we coordinate with them and lodge the approval submissions.
What does a typical villa renovation cost?
Wide range. Targeted refresh of a 3-bedroom villa: AED 80,000–150,000. Major refurb with MEP and layout changes: AED 200,000–500,000. Full strip-back rebuild on a luxury villa: AED 500,000–2M+. Spec drives the cost more than area; we issue a fixed-price BOQ once we've seen the villa and confirmed your spec.
Do you do design, or only build?
We do build. For design — concept drawings, architectural changes, kitchen and bathroom layout planning — we coordinate with architectural and interior-design partners or with your own designer if you have one. We're a build contractor, not a design studio. For straightforward refreshes our PM helps with practical layout decisions; for major architectural changes you want a licensed designer driving the spec.
