What our commercial HVAC service covers

Commercial cooling often fails upstream of the complaint. A warm floor is usually a blocked filter bank in the air handling unit, a fouled condenser, a cooling tower running dirty, or a fan coil unit whose condensate drain has not been touched since handover. We work the whole chain — plant room, risers, terminal units and grilles — so the fault is corrected where it starts rather than where it is felt. Every scope below is priced after a site survey and carries our 6-month workmanship warranty.

Chiller maintenance and repair

Air-cooled and water-cooled chillers on a planned schedule: condenser and evaporator cleaning, refrigerant and oil checks, control and safety testing, compressor and component replacement, and attendance when a plant trips out of hours. AHU and FCU servicing

Air handling units opened and serviced properly: filter replacement, coil cleaning, fan, motor, belt and bearing checks, drain pan and condensate line clearing, damper and actuator checks. Fan coil units in offices, retail units and hotel rooms get the same treatment on a rotation built around tenant access, so occupied space is entered once and not three times. Cooling tower maintenance

Basin and fill inspection, descaling, drift eliminator checks, fan and gearbox servicing, and a report after each visit. Tower work is the part of a chilled-water system that quietly costs a building its efficiency long before anyone reports a fault, so visit frequency is set at survey against how the plant actually runs, not against a generic calendar. VRF and VRV systems

Servicing, fault-finding, refrigerant leak checks and system expansion during fit-out, across long pipe runs and multi-floor installations where one branch failing can look like a whole-floor problem. If a VRF system is down rather than due for service, tell us which indoor units are affected and which are still cooling — that single detail usually shortens the diagnosis. Ductwork, grilles and air distribution

Fabrication, installation, modification and insulation of supply and return air ductwork is handled by our duct works team, including changes forced by a new partition layout or a relocated diffuser. Controls, thermostats and BMS integration

Thermostat and zoning faults, control wiring, and integration of new plant with an existing building management system, coordinated with the building's own controls contractor where one is appointed. How a commercial HVAC job starts

We do not price a plant room from a phone call, and you should be wary of anyone who does.

Response times, access and out-of-hours work

For AMC clients we aim to attend within 1 to 3 hours; for standard call-outs we aim for 2 to 4 hours, wherever possible. Two things move that number in practice: traffic across Dubai at peak times, and building access — permits, security passes, escort requirements and lift bookings. Tell us the access route when you call and we will have it arranged before the crew arrives rather than after. Where a floor, a kitchen or a treatment room cannot lose cooling during working hours, say so at survey and the visit is scheduled into your window instead of ours.

Warranty and the equipment we work on

Every job carries a 6-month workmanship warranty: if the same fault returns within six months because of our work, we come back and put it right. Manufacturer warranties on parts and equipment pass through from the manufacturer and depend on the product — we document what was fitted, when, and under what conditions so that paperwork actually holds when it is needed. We service and repair Daikin, LG, Mitsubishi, O General, Gree and Carrier equipment, and we take on plant from other manufacturers on the same terms once we have seen it at survey.

Yes. Air handling units, fan coil units, chillers, cooling towers and VRF or VRV systems are all handled by the same team, which is the point of using one contractor for the whole chain — the plant room and the terminal units are diagnosed together instead of being blamed on each other.

Can you take over maintenance on a system your team did not install?

Yes, and much of our commercial work starts that way. We survey first and record asset condition as we find it. Anything already faulty is quoted as a separate scope so remedial work is never blurred into the routine maintenance.
