Water tank cleaning and disinfection in Dubai

Almost nothing that comes out of a tap in Dubai arrives there directly. It sits first in a storage tank — underground beneath a villa driveway, on the roof of an apartment block, or in a tower plant room — and whatever settles in that tank ends up in the shower, the kettle and the washing machine. Fine sediment sinks to the base and turns to sludge, a film builds on the walls, and sun on a rooftop tank warms the water for months on end. We clean and disinfect residential and commercial water tanks across Dubai — underground water tanks, rooftop and overhead tanks, and sump pits — with our own in-house team. No subcontracted crews turn up at your property.

Signs the tank is due a clean

  • Water runs cloudy, grey or brownish for the first minute after you open a tap, then clears
  • Grit or fine sand collecting in tap aerators, shower heads, kettles or filters
  • A stale, earthy or metallic taste or smell, strongest first thing in the morning
  • Discoloured water after a mains interruption or after plumbing works on the building line

What a tank clean and disinfection includes

  1. Isolate and drain. We shut off the inlet, isolate the tank from the supply and drain it down completely. Nothing is cleaned around standing water.
  2. Sludge and sediment removal. The settled layer of sludge, silt and debris at the base is lifted out and removed from site, not stirred back into the refill.
  3. Scrub. Floor, walls, corners, the underside of the lid and the inlet and outlet points are scrubbed to lift the film and staining that draining alone leaves behind.
  4. Disinfect. The cleaned surfaces are disinfected, then left for the required contact time before anything is rinsed away.
  5. Rinse and refill. The tank is rinsed out, the residue drained off, and the tank refilled, with the outlets run through until the water at the tap is clear.

If we notice a cracked lid, a perished seal, a leaking float valve or corrosion on the inlet line while the tank is empty, you get a photo and a written price for that repair before we touch it. Nothing extra happens without your approval.

Underground water tank cleaning

The concrete tanks under villa driveways, car ports and building basements are confined, dark, and collect the most sediment, because nothing disturbs the base between cleans. They are also the tanks people forget. We clean underground tanks at villas and at buildings, and we check the access hatch and its seal while the tank is drained — a poor lid seal is the usual route in for dirt and insects.

Rooftop and overhead water tank cleaning

Roof water tanks sit in direct sun, which encourages growth inside and can leave water discoloured or tasting off. Rooftop and overhead tanks get the same sequence — drained, de-sludged, scrubbed, disinfected and refilled — with the lid, overflow and inlet checked while the tank is empty so dust and insects are not getting in between cleans.

Sump pit cleaning

Basement and car-park sump pits collect grit, silt and drainage water. Left alone they silt up, smell and back up. We clear the sludge, scrub the chamber, and can put our CCTV pipe camera down the connected line if the pit keeps filling or the smell returns after cleaning.

Residential and commercial tank cleaning schedules

Residential or commercial makes no difference to the method — a villa tank, an office building's storage tank and a tower's plant-room tanks are all drained, scrubbed and disinfected the same way. Only the scale, the access and the timing change.

Once a year is the sensible interval for a villa storage tank or a building tank in normal use, for underground and rooftop tanks alike. Bring it forward if the water has changed in colour, taste or smell, if the mains supply was interrupted or the building line was cut into for repairs, or if you have taken over a property with no cleaning record.

Buildings, offices and labour accommodation are usually better on a fixed schedule so it is not left to chance — we can put tank cleaning into an annual maintenance contract alongside the rest of the plumbing works. And because we are open 24/7, commercial tanks can be scheduled for a window when the water is not being drawn, rather than in the middle of a working day.

Blocked drains, sewage blockages and hydro-jetting

Some blockages cannot be fixed by cutting a hole through them. A kitchen waste line coats itself in cooled grease. An older sewer line builds up sediment and scale until the bore is a fraction of its original size. A drain snake or motorised machine punctures that build-up and gets water moving again — often exactly what a bathroom line needs — but on a coated pipe the same ring of grease closes back over within weeks. Hydro-jetting works differently. A hose is fed down the line and high-pressure water jets scour the pipe wall as the hose is drawn back, stripping the build-up off the bore and flushing the debris out through the line instead of leaving it sitting there.

Hydro-jetting or a drain snake: which your line needs

Where access allows, we run the CCTV pipe-inspection camera before jetting, so we know whether we are dealing with heavy build-up, something lodged in the line, or a damaged section that jetting will not fix. Jetting is the wrong tool for a broken pipe, and the camera tells us that before anyone starts work. We run the camera again afterwards, so you can see the cleared bore for yourself rather than taking our word for it. Both the camera survey and the drain work are done by our own plumbers — we do not subcontract drain crews.

Grease lines, kitchen stacks and main sewer lines

Where jetting is the right call:

  • Kitchen lines carrying cooking grease — villa kitchens, apartment stacks and building drainage works around Deira and Bur Dubai
  • Main sewer lines and building stacks, where several units are draining slowly at the same time
  • Blockages that keep returning to the same drain after mechanical clearing, which usually means the pipe wall was never actually cleaned

What we will not do is pour chemical drain cleaner down the line and call it a repair. It burns a channel through the soft part of the blockage, leaves the coating on the pipe wall, and the drain blocks again. A leak inside a Dubai villa or apartment rarely announces itself. It shows up as a damp patch creeping across a wall, a stain spreading on a false ceiling, or a DEWA bill that jumped with nothing changed in the household. Start with the meter: close every tap and appliance in the property and watch the dial — if it is still turning, water is going somewhere it should not. We trace that somewhere with an acoustic leak detector and thermal imaging camera before anything is opened, then repair the pipe, joint or fitting that is actually failing. The kit is ours and the team is in-house — no subcontracted crews.

Concealed pipe leak detection

Concealed pipes run inside block walls, under screed and above false ceilings, and the wet patch is often nowhere near the section that has failed. We listen along the run with the acoustic leak detector, read the temperature difference with the thermal imaging camera, and isolate the failing leg with a pressure test pump before a chisel comes anywhere near your finishes. That is the difference between one small patch cut at a located point and a wall taken down on a guess.

Burst pipe repair

A burst is loud or fast: a hiss behind the wall that will not stop, water tracking across the floor, pressure falling everywhere in the property at once. Close the main stopcock, then call or message us — we are open 24/7 including emergencies and aim to dispatch a plumber within 1-3 hours wherever possible. In a tower the first sign is often the neighbour below reporting a stain on their ceiling, which can mean the failed section sits in your floor or in the riser, not theirs. Once the section is isolated we cut out the failed length, replace it, pressure test the repair, and hand over a WhatsApp report with photos and the warranty start date.

Bathroom and shower leak repair

Not every bathroom leak is a pipe. A failed shower tray or bath seal, silicone pulled away from the tray edge, or a floor trap that has dropped away from the tile will all put water into the room next door — or the unit below — without a single pipe at fault. The tell is timing: if the ceiling downstairs only darkens after the shower is used and stays dry when the bathroom is left alone, it is a seal or trap; if it stays damp regardless, we pressure test the feeds and the concealed cistern behind the wall panel before opening anything. Water pump and booster pump services

Most Dubai villas, and plenty of older apartments and towers, depend on a booster pump to lift water to the upper floors and hold steady pressure at showers and mixers. A failing pump rarely announces itself as a pump problem — it shows up as a weak shower on the first floor, taps that surge and drop, or a hum from the pump room you only notice at night. Our in-house team diagnoses the pump and the pressure side of the system before anyone opens pipework: the pressure switch and its settings, the pressure vessel, the non-return valve, the motor, and the suction side for air draw from the tank. Some pumps need a part and a service. Some are past economic repair and need replacing. You get told which, in writing, before anything is opened up.

Villa booster pump repair and replacement

Water heater descaling

What that visit covers: full element and thermostat testing and replacement, descaling and flushing of the cylinder, safety and relief valve replacement, isolation valve fitting so the unit can be shut off on its own next time, solar collector and backup element checks, and complete removal and replacement where the tank itself has gone — storage or instant, electric or solar. Taps, toilets and bathroom fixtures

A tap that drips through the night, a mixer gone so stiff it takes both hands, a bath diverter that will not switch over so the spout keeps running while the shower head trickles. Most of these come down to a worn cartridge, a perished seal or a scaled-up aerator, so we open the fitting and change the part that has actually failed — Grohe, Hansgrohe and Jaquar mixers as readily as Kohler, Roca, Toto, Duravit or American Standard, with the correct cartridge or seal kit rather than a full new set you did not need. If the fitting itself tests clean, we look behind it: the angle valve, the flexible hose, a blocked filter, or flow that drops across the whole flat when a second tap opens — a new mixer fixes nothing when the supply is the fault. One bathroom behaving while the rest of the villa does not usually points the same way.

Toilet installation and replacement

The cistern that hisses and tops itself up every twenty minutes is almost always an inlet valve or a flush-valve seal that no longer seats, and it shows on the DEWA bill before anyone notices the sound. A weak flush is more often scale in the rim channel or a half-closed isolating valve than a worn pan. A pan that rocks when you sit on it has lost its fixings or its bed, and left alone it works the waste connection loose — that is when water starts seeping at the base and the grout line goes dark.

Concealed cisterns put people off calling because they assume the tiles have to come off. They usually do not. Geberit, Grohe and Roca frames are built to be serviced through the access panel behind the flush plate — the inlet valve, flush valve and push rods all come out that way — and we repair them with the correct parts for the frame that is actually installed, not a generic kit that half fits. If the frame itself has failed and something does need opening up, you hear that from us first, with a fixed-price written line-item quote before any work begins.

On a full replacement we isolate and drain, lift the old pan out, check the floor and the waste connection underneath, then set, level, fix and seal the new unit and test it through repeated flushes before we pack up. A plumbing system in a Dubai villa fails differently from one in a tower apartment, and the repair looks different too. A villa hides its problems underground and out in the garden — a booster pump short-cycling, a buried supply run, an irrigation line that has been losing water for months. An apartment hides them behind a tiled wall or a false ceiling, and the first person to notice is usually the neighbour below. We work on both, plus offices, retail units and building common areas, and we plan the job around whichever set of constraints applies.

Villa and apartment plumbing

Villas run on their own equipment, so villa work is pump and tank work as much as pipe work. The booster pump that kicks in every few seconds with no tap open, or hums and delivers nothing upstairs. The underground tank that ran dry mid-shower, or has gone cloudy and started to smell at the kitchen sink. A wet patch on the driveway, or a corner of the lawn that stays green and soft through July — usually a buried supply run or an irrigation line leaking under the surface. A water heater in the false ceiling, a mixer or shower valve, and the leak that is only noticed because the unit below has a stain spreading across its ceiling. We open as little as possible — CCTV camera into the line, acoustic detection through the slab, then a targeted cut rather than a stripped bathroom. Where the fault sits in a shared riser, a common drain stack or the building's tank room, access needs building-management approval and usually a notice period. Every closed-up repair gets a pressure test at 1.5× working pressure before tile/drywall closes over it. If a joint is going to fail, it fails on the test, not in week three.

What we don't use: chemical drain cleaner alone

Caustic drain cleaners corrode older Dubai pipework, mask the underlying cause, and stop working past the first 30 cm of drain. We mechanically clear and inspect — chemicals are a finishing pass at most, never the primary fix.

What we don't use: silicone over a leaking joint

Visible bead of silicone covering a known leak is a 6-month bandaid that becomes a hidden leak. We open the joint, replace the seal/fitting, then finish properly.

What we don't use: subcontracted drain teams

A lot of Dubai plumbers don't own a drain machine — they ring a third-party, mark up the price, and are gone before the job is verified. Our drain machine is in our own van; you deal with one team only.

How we price plumbing work

Quoted in writing before any work begins. Emergency call-outs include a same-hour dispatch fee that is itemised separately so it's clear.

Fixed-price written quote

Diagnostic call-out at a fixed fee, then a written quote for any repair work before we proceed. The price you accept is the price you pay — no mid-job upcharges, no padded line items, no "while I'm here" surprise add-ons.

How often should a water tank be cleaned in Dubai?

For most Dubai villas, apartments and buildings we advise cleaning the water tank once a year, and sooner if you notice a taste or smell in the water, fine grit blocking tap aerators and shower heads, or cloudy water at the tap. Underground tanks sit below ground level, so anything that settles stays there until it is pumped out. If nobody can tell you when the tank was last opened, treat it as due.

What is the difference between underground and rooftop water tank cleaning?

An underground water tank or sump pit holds more water and carries heavier sediment, so it takes longer to drain and needs more time on sludge removal before scrubbing. A rooftop or overhead tank is smaller and quicker, but access decides the job — the hatch, the ladder route and the drain path are planned first. Both get the same treatment: draining, sludge and sediment removal, scrubbing, disinfection and refill, in residential and commercial premises.

Do you disinfect the tank, or only wash it?

Both — disinfection is part of the job, not an extra. Cleaning removes the sludge and sediment; disinfection treats the tank surfaces afterwards, before the tank is refilled. The work is done by our own in-house team, and handover includes a WhatsApp report with photos.

Is hydro-jetting better than a drain snake?

They do different jobs. Our motorised drain machine cuts through a solid choke and gets the water moving again, which is what most bathroom lines and floor traps need. High-pressure hydro-jetting scours the full width of the pipe wall instead, so it is the right tool for grease-laden kitchen lines and main sewer runs that keep backing up. We never rely on chemical drain cleaner alone, and we run the CCTV pipe-inspection camera to confirm the line is clear.

Why has my booster pump lost pressure?

The common patterns are a pump that switches on and off every few seconds, a pump that runs constantly without building pressure, and pressure that collapses the moment a second tap or shower opens. That usually points to a failed pressure switch, a waterlogged pressure vessel, a worn impeller, a part-closed isolation valve, or air in the line — and sometimes the pump is healthy and the real fault is a leak. We test before we recommend, so you are not paying for a replacement you do not need. Villa booster pumps, transfer pumps and pressure pumps are repaired or replaced and pressure-tested before handover.

Do you service solar water heaters as well as electric geysers?

Yes, both. That covers descaling, element and thermostat replacement, leaking tanks, no-hot-water faults, and full replacement of storage and instant units. On a solar system we also check the collector and the electric backup element, because a no-hot-water complaint on solar is often the backup element rather than the panel. If the inner tank itself is leaking, we quote a replacement rather than a repair that will not hold.

Do you work in apartments and towers, or only villas?

Both. In an apartment or tower the fault is usually a concealed cistern, a floor trap, a fixture or a leak showing in the unit below; in a villa it is more often a booster pump, an underground tank or a long buried pipe run. Where access to a shared riser or the tank room needs building-management approval, we coordinate that with you before the visit, and we work to any notice periods or access hours the building sets.

Do you handle commercial premises as well as homes?

Yes — offices, retail units and building common areas, including commercial water tank cleaning and grease-laden kitchen drain lines. Because we are open 24/7, tank cleaning and jetting can be scheduled outside trading hours so the premises keep running. Our team is in-house, with more than 9,000 jobs completed since 2019. What happens if the blockage comes back?

Our labour carries a 6-month workmanship warranty, so if the line we cleared blocks again we come back and look at it. A drain that clears and then re-blocks usually has its cause in the pipe, not the water, so we run the CCTV camera and show you what is there — a grease build-up, a bad fall, a damaged section or something lodged in the line. If it turns out to be a defect in the pipework, we quote that repair separately in writing before doing anything.

How does the fixed-price quote work?

Send a photo of the problem and your location on WhatsApp, and we will tell you what we can price from the photo and what needs eyes on it. The diagnostic or call-out fee is confirmed when you book, never after. On site the plumber diagnoses first, then you get a fixed-price written quote itemised line by line, and nothing is opened, cut or replaced until you approve it.
