What duct works covers
Duct works is the fabrication, installation, modification and insulation of the ductwork itself — the runs that carry cooled air from your AC plant to the grilles and diffusers in each room. It is construction work, not cleaning work. Samra handles the whole sequence: measuring and setting out on site, getting duct sections made to those measurements, hanging and bracketing them, sealing joints, insulating the run, and fitting grilles and diffusers so air arrives where the layout actually needs it. Duct fabrication
Duct is made to the sizes your system and your ceiling void actually allow, not to whatever standard sections happen to be on a shelf. The measurements are taken on site — runs, reducers, bends and take-offs — and the sections are made to fit the route rather than forcing the route to fit the duct. That matters most in apartments and fitted-out offices, where the void above the ceiling is shallow and every bend costs you airflow. Duct installation
Installation is the part that decides whether the system is quiet, balanced and serviceable in three years' time. We set hanger spacing and levels so runs do not sag, seal joints so you are not paying to cool a ceiling void, keep flexible connections short and unkinked, and position access points where a technician can actually reach them later. Duct modification and re-routing
A large share of duct works jobs in Dubai are changes to an existing run rather than new ducting. A partition goes up and a room loses its supply. A kitchen is extended and the return sits in the wrong place. A shop unit is subdivided and one system now has to serve two tenancies. A ceiling has to be dropped for lighting and the duct is in the way. We survey the existing run, work out what can be re-routed and what has to be re-sized, then modify the sections and re-balance the outlets so the rooms that used to be comfortable still are. Duct insulation
In Dubai's humidity, an uninsulated or poorly wrapped duct run does two things: it loses cooling on the way to the room, and it condenses. That condensation is what shows up months later as ceiling stains, damp gypsum and mould around the diffuser. We insulate new runs as part of the install, and re-insulate existing runs where the wrap has been torn during other trades' work, compressed by cable trays, or left open at joints and take-offs. Signs your ducting needs work, not just cleaning
Cleaning removes what is inside the duct. It cannot fix what the duct is doing. Book duct works rather than a clean if you are seeing any of the following. One room never cools while the rest of the property is fine — usually a run that is undersized, crushed or disconnected above the ceiling. Water marks or damp patches on the ceiling near a diffuser — insulation failure or condensation on an uninsulated section. Air you can hear more than you can feel — sharp bends, sagging flexible duct or an over-restricted branch. A visible drop in output after building work — duct crushed, cut or left open by another trade. Rooms that were created or reshaped after the AC was installed and never had a supply added. A grille that blows dust into the room after every clean — often an unsealed joint drawing in ceiling-void air rather than dirty duct. How a duct works job runs, from survey to handover
First, a site visit. We open an access panel where there is one, look at the existing run, measure the void, check the plant that feeds it and confirm what the building will allow. Second, a scope: which sections are new, which are modified, which are re-insulated, where the grilles land, and what has to be done out of hours. Third, fabrication to those measurements. Fourth, installation — protection down, existing ceiling opened only where needed, duct hung, joints sealed, insulation wrapped and taped, grilles and diffusers fitted. Fifth, checks: airflow at each outlet, no leakage at joints, no sagging, no rattle at full speed. Sixth, making good and handover, with the ceiling closed up and the site cleared. Where we carry out duct works in Dubai
Ductwork is a local job — the void you get, the approvals you need and the access you are given change completely from one part of Dubai to another. These are the areas we work in most, and what the work usually looks like in each.
Business Bay, Downtown Dubai and Dubai Marina — tower voids and building approvals
Tower work is defined by two constraints: a shallow ceiling void shared with sprinklers, cable trays and lighting, and a building management office that wants a method statement, insurance paperwork and a work permit before anyone opens a ceiling. We plan runs around the services that are already up there instead of fighting them, keep sections short enough to be carried in a service lift, and do the noisy stages inside the hours the building allows. In fitted-out offices in Business Bay and Downtown, most of our work here is modification — new partitions, new meeting rooms, new supply and return points on an existing riser. In Dubai Marina apartments it is more often re-routing around a renovated kitchen or a dropped ceiling, plus re-insulation where an older run has started to condense.
Al Quoz, Al Qusais and Jebel Ali — warehouses, workshops and showrooms
Industrial and showroom ducting is a different animal: long spans, high-level installation, larger sections and far more attention to how you support the run. Here the job is usually new distribution for a converted warehouse bay, a run extended to a newly built mezzanine or office block inside the unit, or sections replaced after corrosion or damage from racking and forklift traffic. Working at height and around live operations is the scheduling problem, not the ductwork, so we agree the shutdown windows before the work starts. Jumeirah, Al Barsha, JVC and Sports City — villas and low-rise apartments
Villa ducting is usually run through a roof void or a shaft, which means longer horizontal runs, more take-offs and much more exposure to heat above the ceiling. That is where insulation quality decides your comfort and your DEWA bill. Common jobs in Jumeirah and Al Barsha villas are new ducting for an extension or a majlis, replacing runs that have been patched too many times, and re-insulating roof-void sections properly. In Jumeirah Village Circle and Dubai Sports City apartments and townhouses, it is more often a single-room fix: a bedroom that never cools because its branch is crushed or undersized, or a new supply into a room that was reconfigured after handover.
Silicon Oasis, International City and Mirdif — apartments and community units
In community buildings the ductwork is often shared, older and much harder to get at, and the ceiling has been opened and closed several times by different trades. Our work here is mostly diagnostic first: find where the run has been cut, crushed or left unsealed, then modify and re-insulate that section rather than rip out the whole distribution. Where a unit has been converted or subdivided, we add or move supply and return points so each space has its own path back to the plant. Access agreements with the building are arranged before the visit so the job is not stopped halfway through.
Commercial and fit-out ducting
For offices, clinics, retail units, restaurants and warehouses we work alongside the main contractor or directly for the tenant, and we take the ducting scope end to end — fabrication, installation, modification and insulation — so there is one team responsible for whether the air arrives. Commercial jobs usually need sequencing against other trades, out-of-hours working and building approvals, and those get agreed in the scope rather than discovered on site. How we scope and quote duct works
We do not quote duct works from a phone call, because the void decides the price. What we need to see is the route, the height and depth of the space above the ceiling, the plant that feeds the run, the finish that has to be made good afterwards, and the hours we are allowed to work. From that we set out the scope section by section — what is made new, what is modified, what is insulated, what is replaced — so you can see what you are paying for rather than a single line item. Where a building requires permits, insurance documents or out-of-hours access, that is stated in the scope up front. What is the difference between duct works and duct cleaning?
Duct works changes the ductwork itself — fabricating, installing, modifying, re-routing, replacing or insulating the runs. Duct cleaning removes dust and build-up from inside ducts that are structurally fine. If a room is not getting air, or the ceiling is staining near a diffuser, that is duct works. Do you fabricate the ducts or is the duct supplied?
The duct is made to the measurements taken on site, so it fits the actual route and ceiling void rather than the other way round. Fabrication route and lead time are confirmed per project with your quote, because the answer changes the programme on a fit-out. Can you add a new supply to a room that was created after the AC was installed?
Usually yes. It depends on whether the existing run has the capacity and whether there is a route to the new room through the void or shaft. That is the first thing we check on the survey. If the existing system cannot carry the extra load, we will tell you that rather than add a branch that starves the rooms already on the run.
Do you work in occupied offices, shops and apartments?
Yes. Commercial and tower work is sequenced around your trading hours and the building's permitted working hours, with protection down and the ceiling opened only where the work requires it. Where the building needs a permit, method statement or insurance documents before anyone opens a ceiling, that is arranged as part of the scope.
Why is my ceiling staining near the air outlet?
That is normally condensation, not a leak from a pipe — an uninsulated or damaged duct section in a humid void sweats, and the moisture ends up in the gypsum. Cleaning will not fix it. The section needs to be re-insulated and any open joints sealed, which is duct works, and it is worth doing before the ceiling has to be replaced as well.
How long does duct installation take?
It depends on the length and complexity of the run, how the ceiling is accessed, and whether the building restricts working hours. We give you the duration with the quote after we have seen the space — we do not quote a duration for a route nobody has looked at.
