Indoor Air Quality Testing for Dubai Buildings & Homes
Indoor Air Quality testing, upgrades and remediation for offices, clinics, schools and homes across Dubai. UV-C sterilisation retrofits, HEPA filtration upgrades, IAQ testing with documented reports, mould remediation in duct systems.
What we cover
Testing to diagnose what is actually in the air, upgrades that fix it, and remediation when mould or contamination is already in the system.
IAQ testing and reporting
PM2.5, PM10, VOCs, CO2, formaldehyde, mould spore detection, temperature and humidity profiling. Documented report with prioritised remediation recommendations — formatted for facility audits.
HEPA filtration retrofits
HEPA filter housings retrofitted to existing AHUs and FCUs where the original filter spec is not adequate for occupancy. Sized to fan curve so airflow is preserved.
UV-C duct sterilisation
UV-C lamps installed in duct systems to kill airborne pathogens and stop coil-pan biofilm regrowth. Useful in clinics, gyms, and any space with persistent biological IAQ issues.
Activated carbon and ionisation
Activated carbon filtration for VOC and odour removal. Bipolar ionisation for particulate agglomeration and capture. Specified to load and occupancy, not sold as a default upsell.
Fresh-air and humidity control
ERV / HRV installation for fresh-air introduction in tightly-sealed spaces. Humidity control systems where summer condensation or winter dryness affects occupants or equipment.
Mould remediation
Duct system inspection and cleaning, mould-affected section replacement, AHU coil and drain pan disinfection, post-remediation re-testing so you have proof the problem is gone.
Building air quality testing for Dubai offices and commercial spaces
Most of our indoor air quality work in Dubai is commercial. We handle building air quality testing for offices, clinics, schools, gyms and shared residential towers, and we test air quality in commercial buildings before and after a fit-out. If your facility team needs a documented result rather than a sensor reading on a phone, this is the service.
Commercial indoor air quality testing
Testing across occupied floors, with a written report formatted for facility audits.
Post-construction and post-renovation testing
For new villa, apartment and office fit-outs, so handover air quality is on record before occupants move in.
Air-tightness testing
For sealed offices and cold-side spaces, to find where unconditioned or contaminated air is leaking in.
Clean-room and controlled-environment air management
For clinics, labs and pharma-adjacent spaces that hold a particle or pressure standard.
Office indoor air quality design input
During a fit-out, so ventilation and filtration are sized for the real occupancy, not the drawing.
Samra is a Dubai maintenance and fit-out contractor, so testing connects straight to the fix: duct cleaning, AHU and FCU servicing, filtration retrofits and ventilation upgrades are all in-house. You are not handed a report and left to find a separate contractor.
What an indoor air quality test measures
Our IAQ survey records the parameters that decide whether a space is safe and comfortable to occupy.
CO2
Whether fresh-air ventilation is keeping up with the people in the room.
VOCs
Off-gassing from paint, adhesives, furniture and cleaning products.
PM2.5 and PM10
Fine and coarse dust, including sand carried in during the sandstorm season.
Formaldehyde
A specific VOC common after a new fit-out or new joinery.
Mould spores
Biological contamination, usually from a hidden leak or a wet duct.
Temperature and relative humidity
The condition that lets mould and dust mites grow if it is left uncontrolled.
You receive a documented report with a reading against each parameter and a prioritised list of what to fix first. Testing pricing is quoted per space after a short scoping call, and the full job is confirmed as a fixed-price written quote before any work begins.
Why IAQ matters in Dubai
Indoor air in Dubai is typically more polluted than outdoor air — driven by tightly-sealed AC environments, off-gassing from new furnishings, and inadequate fresh-air ventilation in older buildings.
Clinics and medical
IAQ is operational — patient outcomes and infection control depend on it. We have installed IAQ upgrades for clinic clients including Sakura Beauty, Caya and Barvikha.
Offices
Studies show 8–15% productivity gains from improved IAQ. Tenant retention and lease premium follow.
Homes
Families with children, allergy sufferers or asthma report immediate symptom relief after HEPA and duct-cleaning upgrades.
Schools and gyms
High occupancy spaces accumulate CO2 and bioaerosols fast. Ventilation and filtration upgrades are usually the right intervention.
When to test your indoor air quality
Book an indoor air quality test when a decision or a spend depends on the answer.
After a fit-out or new furniture
A space has just had a fit-out, renovation or new furniture, and you want the handover air quality on record.
Occupant symptoms
People report headaches, tiredness, a stuffy feeling or irritated eyes that ease when they leave the building.
Smell, mould or damp
There is a persistent smell, visible mould, or a damp patch near a duct or an AHU.
Audit or compliance evidence
A clinic or regulated space needs air quality evidence for an audit.
Stale meeting rooms and gyms
A meeting room, classroom or gym feels stale when it fills up, which usually means CO2 is climbing faster than the ventilation can clear it.
When testing is NOT worth it
If nothing has changed and no one is complaining, routine duct cleaning and filter changes on an annual maintenance contract are usually the better spend.
How we price IAQ work
Test first, then quote upgrades against measured baselines. Fixed-price written quote before any chargeable work.
Indicative price brackets
- Apartment IAQ audit + report: AED 1,500–3,500
- Office IAQ audit + report (per floor): AED 3,500–8,500
- HEPA filtration retrofit (per AHU): AED 4,500–15,000
- UV-C duct sterilisation retrofit: AED 6,500–22,000
- Mould remediation (per duct section): AED 2,500–8,500
- Full-building IAQ programme: quoted on site survey
6-month workmanship warranty
If the same issue returns within 6 months due to our work, we re-do it at no cost. Covers labour. Manufacturer warranties on filters, lamps and equipment pass through to you directly — 1 to 10 years depending on the product.
Frequently asked questions
How can I test my indoor air quality?
A phone or consumer sensor gives a rough live reading, but not a defensible result. For a decision or an audit you need a survey that samples CO2, VOCs, PM2.5, PM10, formaldehyde, mould spores and humidity, then documents each reading in a written report. We run that survey across your offices, clinic or home in Dubai and hand back a prioritised action list.
Is indoor air quality testing worth it?
It is worth it when a decision rides on the result: sizing filtration for a fit-out, confirming a mould remediation actually worked, or resolving a tenant complaint. If nothing has changed and no one has symptoms, a routine duct clean and filter change is the cheaper first step.
Can poor air quality cause headaches or tiredness?
Occupants often report headaches, tiredness and irritated eyes in spaces with high CO2, high VOCs or a mould problem, and the symptoms usually ease outside the building. A test identifies which parameter is driving it so the fix is targeted rather than a guess.
Do you test air quality in commercial buildings and offices?
Yes. Most of our IAQ work is commercial: offices, clinics, schools, gyms and shared towers. We provide building air quality testing with a report formatted for facility audits, and we carry out the ducting, filtration and ventilation fixes in-house.
