What an end of tenancy inspection actually checks
Check-out inspections follow a pattern. These are the wall and ceiling items that come up again and again.
Nail and anchor holes
Shelves, TV brackets and mirrors leave anchors behind. Filling them flush and painting over is standard scope, and leaving them is one of the most commonly flagged items.
Scuffs along corridors and behind furniture
Sofa backs, bed heads and hallway walls take the most contact. These read as wear rather than damage, but they still get noted.
Accent walls in a bold colour
If you painted a wall a strong colour during the tenancy, returning it to the original neutral is usually expected. Dark colours need extra coats to cover cleanly.
Mould spots in bathrooms
Painting straight over mould does not pass and does not last. It needs treating, then anti-fungal primer, then the finish.
Patch repairs in the wrong shade
Touch-ups done with a slightly different tin are more visible than the original mark. Whole-wall coverage is what makes a room read as fresh.
Ceiling stains near AC units
Condensation marks around outlets and any old leak stain need a stain-blocking primer, or the mark bleeds back through within days.
Do you actually need to repaint? Read this first
We sell move-out painting. We would still rather you knew this before you booked it, because a lot of people in Dubai pay for a repaint they were never obliged to pay for.
Dubai's Rental Disputes Centre, the government body that hears tenancy cases, addresses this directly in its published FAQs. On returning a deposit it states that "at the conclusion of the lease contract, the tenant has the right to reclaim their security deposit provided they return the leased property in the same condition as it was when initially received." On painting specifically it states that "cleaning and painting of the interior walls upon the tenant's departure is typically the responsibility of the owner, as it is a customary practice and not the tenant's obligation."
Read the wording carefully, because it is not an absolute rule. It says "typically" and "customary practice", and your own tenancy contract can still place the obligation on you. So the order to work in is this:
1. Read your tenancy contract first
If it contains an explicit clause requiring you to repaint on exit, that clause is what governs your situation. If it contains no such clause, the RDC position above is worth knowing before you agree to a deduction.
2. Photograph the property at check-out
Dated photographs of every room are the evidence that decides a dispute. Take them before you hand the keys over, not after.
3. Ask for the deduction in writing, itemised
A lump sum taken off a deposit with no breakdown is much harder to defend than an itemised quote. Ask what the figure covers.
4. The Rental Disputes Centre exists for this
If you cannot agree, the Rental Disputes Centre is where tenancy disputes in Dubai are heard. We are painters, not lawyers, and this page is general information rather than legal advice.
Where paying for a repaint genuinely does make sense: your contract requires it, you painted walls a colour that was not the original, there is damage rather than fair wear, or you have agreed with the landlord that you will handle it and want it done properly rather than cheaply. Those are the jobs we take.
Where it does not: a short tenancy with light scuffing in one or two rooms and no clause obliging you. Tell us what the property actually looks like and we will tell you if a single room or a set of touch-ups covers it. We would rather quote you for one room than sell you four.
Two things that cut what you pay at handover
Both come up constantly in deposit disputes, and both are avoidable.
We match the original developer paint code
Emaar, Nakheel, Damac and the other developer communities each hand over on a specified paint colour. If your landlord has flagged one damaged wall, matching that original code means repainting that wall rather than the whole room, because the repair disappears into the existing finish instead of sitting a shade off it. Tell us the community at the site visit. Where a code cannot be traced we say so and quote the full wall or room instead of promising an invisible patch and delivering a visible one.
You get a stamped invoice to hand your landlord
An official stamped invoice from a licensed Dubai company, naming the rooms, the products and the work carried out. It is evidence the repaint was done to a professional standard by a real contractor, which is exactly what an agent or landlord asks for when they are deciding whether to release a deposit. Ask for it and it comes as standard, at no charge.
What a fair move-out quote looks like
Quotes for the same flat in Dubai vary widely, which is why so many people ask whether the number they have been given is reasonable.
The spread is real, and it usually comes down to four things rather than one company being greedy: how many coats are actually included, whether preparation and filling are in the price or extra, which paint tier is being used, and whether ceilings and woodwork are counted or quietly excluded. Two quotes for the same 2-bedroom flat can differ by a factor of two and both be honest, because they are not describing the same work.
When you compare quotes, including ours, ask each company these five questions and the difference usually explains itself:
- How many coats, and is primer included where it is needed?
- Is filling, sanding and stain blocking in the price, or charged on top?
- Which product and tier, by name?
- Are ceilings, skirtings and door frames included?
- Who clears the waste and puts the furniture back?
Our quote answers all five in writing before you commit, and the number you sign is the number you pay.
Landlords and property managers
The same work from the other side of the handover.
Because the Rental Disputes Centre describes end-of-tenancy painting as customarily the owner's responsibility, a large share of this work sits with landlords and property managers rather than with outgoing tenants.
Turning a unit around between tenants is a scheduling problem more than a painting one. Every day the flat sits unpainted is a vacant day. We quote the turnaround in working days, take the keys, and hand back a unit that is ready to show. No deposit argument with your tenant required.

Move-out painting questions
Am I legally required to repaint before I move out?
Not automatically. My landlord wants to deduct a lump sum for painting. What should I ask for?
Ask for it in writing and itemised, covering which rooms, how many coats and what preparation is included. An itemised figure can be compared against a real quote; a round number with no breakdown cannot. Dated photographs of each room taken before you hand over the keys are the other thing worth having.
I have only been here 9 months. Does that change anything?
Tenancy length does not create an automatic exemption, but it is relevant to whether the marks are fair wear or damage, which is usually the actual point of disagreement. The shorter the tenancy and the lighter the marking, the harder a full-property repaint is to justify. Send us photos and we will tell you honestly whether the property needs a full repaint or a couple of rooms.
Can you repaint just the damaged wall instead of the whole room?
Often yes, if we can match the original developer paint code for your community. Emaar, Nakheel and Damac properties are handed over on a specified colour, and matching it lets a repair blend into the existing wall rather than reading as a patch. Tell us the community and we will tell you at the site visit whether a single wall will work or whether the room needs doing.
Will I get proof for my landlord that the work was done properly?
Yes. An official stamped invoice from a licensed Dubai company, listing the rooms, the products used and the work carried out. Landlords and agents ask for exactly that when deciding on a deposit, and it comes at no extra charge.
How far ahead of my handover date should I book?
Give us the handover date as early as you can and we schedule backwards from it. The work itself is 1 to 2 days for a single room and 3 to 5 for a 2-bedroom, but you also want the flat clear and the smell gone before an inspection, so booking with margin is better than booking tight.
Can you paint after I have moved everything out?
Yes, and it is the easier way to do it. An empty flat means no furniture moving, faster preparation and a cleaner finish. We can collect keys and work while you are already out.
Will it pass the inspection?
We paint to a professional standard, fill and finish the anchor points, and return rooms to one uniform colour. What we cannot do is guarantee another company's inspection outcome, because the checklist and the inspector are not ours. If your agent has given you a written snag list, send it over and we will quote against it item by item.
Do I have to repaint the whole flat?
Not always. If only one or two rooms carry the marks, that is what we quote. Whole-flat repaints make sense when there is a colour change to reverse or wear across every room.
I painted a feature wall. Can you put it back to white?
Yes. A dark colour going back to a light neutral needs more coats than a like-for-like repaint, so it is quoted as its own line rather than hidden in a room rate.
Can you match the original colour?
In most cases yes. If you know the original product or shade, tell us. If not, we match on site as closely as the existing finish allows, and where an exact match is not achievable we say so and recommend doing the full wall or room instead of a patch.
