What moves the painting price in Dubai
Two homes with the same bedroom count can be priced differently, for these reasons:
- Wall area. A roomy 1BHK can have more wall to paint than a compact 2BHK, so we measure the walls before we quote.
- Preparation. Sanding, filling hairline plaster cracks, stain blocking and primer come before any paint, and heavy preparation or wallpaper removal adds time. We tell you that in the quote.
- Colour change. Taking a dark colour back to a light neutral needs more coats than a like-for-like repaint, so it is quoted as its own line.
- Ceilings and woodwork. These are often quoted separately from the wall area.
- Paint product and tier. Kitchens and bathrooms take anti-fungal primer first, then an easy-clean finish, and exterior walls take a UV-stable system. We apply Jotun, Dulux or the brand you choose.
- Access. A two-storey villa exterior may need a scaffold, a tower or a bosun's chair, and a double-height stairwell needs tower access and two people. Both are quoted up front.
- Building rules. Most of the towers we work in ask for contractor paperwork and a booked service lift, and some ask for a deposit before our crew is allowed up. We handle the submission, and any cost the building adds is shown on the quote.
- Sun-facing walls. On a villa exterior, the faces that take the most sun often need a heavier specification than the shaded ones, and the quote says so.
1BHK and 2BHK painting cost in Dubai, studio to 4BHK
A 1BHK apartment repaint in Dubai starts from AED 850 and a 2BHK from AED 1,200. The other sizes start from AED 600 for a studio, from AED 1,800 for a 3BHK and from AED 2,200 for a 4BHK.
A studio is quick to turn around, and with no second room to retreat to, most people prefer to be out for the day. A 2BHK is phased so at least one bedroom stays usable throughout.
Villa painting cost in Dubai, inside and outside
Inside a 3 to 4 bedroom villa, painting starts from AED 3,500; outside, a small villa starts from AED 2,500.
A villa is always quoted after a site visit. The quote lists the interior, the exterior, the boundary walls, access, preparation and the paint tier separately, so you can do the exterior one year and the interior the next. A single room starts from AED 299, and a single bedroom repaint takes 1 to 2 working days on site.

To judge whether a room price is fair, compare like with like. One quote may be two coats and another one coat that will need doing again; one may include primer, filling and stain blocking while another treats all three as extras. Check the paint product and tier by name too, and whether the ceiling and woodwork are counted.
Painting price per square meter in Dubai, and per square foot
On this list, limewash, texture or decorative paint and wallpaper installation carry a from-rate per square meter, shown in both units:

Larger commercial jobs are priced per square meter by surface type after a survey. This list has no per square meter or per square foot rate for plain wall painting or villa exteriors; homes are priced by size, from the room, apartment and villa prices in the table. Two items are priced per piece: doors from AED 399 per door, and kitchen cabinets from AED 150 per cabinet door.

An office of up to about 139 sqm (1,500 sq ft) starts from AED 5,000. Larger offices, shops, clinics and warehouses are quoted per surface type in writing after a free survey, once working hours are agreed with building management. The figure depends on the square meters, the preparation condition and the hours the building allows. Paint versus labour in a painting quote
Samra supplies the paint unless you would rather buy your own. If you do, we quote the job labour-only and tell you exactly what to buy, and the same 6-month workmanship warranty applies.
Paint makers set their own warranty terms for the systems we install, and those warranties only hold if the system is applied the way the maker specifies: the right primer, the stated number of coats, the stated recoat interval and the stated surface conditions. We work to those specifications and name the product on your quote.
