AC Repair in Dubai
Your AC has stopped cooling, started dripping water, or died on the breaker, and in a Dubai summer that is not something to sit on. Samra Facilities in-house technicians find the fault, put a fixed price in writing before any work starts, and back every repair with a 6-month workmanship warranty.
On emergency calls we aim to dispatch within 2 to 4 hours, and within 1 to 3 hours for AMC clients.

Emergency AC repair in Dubai when the cooling stops
A breakdown in a Dubai summer is not a next-week problem, so emergency call-outs are dispatched ahead of scheduled work. We aim to dispatch within 2 to 4 hours on standard emergency calls, and within 1 to 3 hours for AMC clients. AMC clients also have a 24/7 priority line and pay no call-out fee on emergency visits.
Tell us what the unit is doing when you message: not cooling at all, tripping the breaker, leaking water, or dead with no response from the remote. That one line tells the technician which tests to arrive prepared for. If the unit is sparking, smoking, or repeatedly tripping the main breaker, switch it off at the isolator and tell us that first.
AC faults we diagnose and repair
Every visit starts with measurement, not a guess. The technician reads the system, isolates the failed part, and shows you what the readings say before quoting. Below are the faults we are called out for most often in Dubai apartments, villas and offices, and what we actually do about each one.
AC running but not cooling
The technician measures the supply and return air temperature across the evaporator coil, reads refrigerant pressure against the manufacturer's operating range for that model, confirms the outdoor unit is running and drawing normal current, and checks airflow at the supply grille. That narrows it to a refrigerant loss, a compressor or capacitor fault, an airflow restriction, or a control fault, and each of those has a different fix. You get the readings and the fixed-price written quote before any part is replaced. For the background on what usually causes it, read 12 common causes of an AC not cooling.
Water leaking from the indoor unit
Water inside the room is almost always drainage or ice, and both are traceable in minutes. The technician flushes and pressure-clears the condensate line, checks the drain pan and its slope, tests the condensate pump and float switch where one is fitted, and inspects the insulation on the refrigerant lines for sweating. If the coil has iced and then thawed, the underlying refrigerant or airflow fault gets diagnosed at the same visit rather than left for a repeat call-out. Blocked lines are cleared, failed pumps and float switches are replaced, and cracked or corroded drain pans are replaced. If it is dripping right now, switch the unit off and read why your AC leaks water.
AC not switching on, or tripping the breaker
Nothing gets re-energised until the circuit is tested. The technician checks the isolator and breaker, measures incoming voltage at the unit, tests the capacitor and contactor, checks compressor and fan motor windings for a short or an earth fault, and inspects terminal blocks and cable joints for heat damage. A dead unit is usually a failed capacitor, a burnt contactor, a heat-damaged terminal or a tripped internal protection device. The technician confirms which, then quotes the replacement before any part is fitted. If the readings put the fault on the control board, it moves to the board diagnosis described further down this page.
Refrigerant gas leaks and low refrigerant
Low gas is a symptom, not a cause. A healthy system does not consume refrigerant, so a system that is low has lost it somewhere, and recharging without repairing the leak means the same fault returns. This section is about finding and repairing the leak: the technician pressure-tests the circuit, sweeps flare joints, valve cores, brazed joints and the coil with an electronic leak detector, and identifies the leak point before touching the charge. The joint is remade, the damaged section of pipework is replaced, or the coil is condemned and quoted for replacement, then the system is evacuated and recharged to the manufacturer's stated weight. If the system holds pressure and only needs recharging, that is an AC gas top-up, not a leak repair.
Fan motor, blower and capacitor failures
A humming unit that will not spin, a blower that has gone loud, or an outdoor fan that stops after a few minutes is a motor or capacitor job. The technician tests capacitor value against its rating, checks motor winding resistance and current draw, and inspects the bearings and blower wheel for wear and imbalance. Capacitors, condenser fan motors, blower motors and blower wheels are replaced with matched-specification parts and the unit is run and re-measured before the technician leaves. This is replacement work, not an inspection line item.
Thermostat and sensor faults
A system that short-cycles, runs continuously, or ignores the set temperature is often reading the room wrong rather than failing mechanically. The technician verifies the thermostat's power and control signal, compares its reading against a calibrated instrument, and tests the return-air and coil sensors for resistance drift or an open circuit. Faulty sensors and failed thermostats are replaced and the system is run through a full cooling cycle to confirm it stages correctly afterwards.
Noise, odour or ice on the pipework
Grinding, rattling and hissing each point somewhere different: worn bearings and loose fan assemblies for the first two, refrigerant movement or a leak for the third, and the technician locates it by running the unit and testing rather than by guessing from a description. Smells from the vents are traced to the coil, the drain pan or the ductwork, and ice on the copper lines is traced back to the airflow restriction or refrigerant fault causing it. The fault behind the symptom is what gets quoted, not the symptom.
PCB and control board repair
A control board is easy to replace and harder to diagnose. We test before we replace. The technician checks the board's incoming supply and transformer output, tests fuses, relays and the sensor inputs feeding it, and confirms whether the board is genuinely at fault or is simply reporting a failing motor, sensor or overloaded circuit. Replacing a healthy board on a unit whose real problem is a shorted fan motor gets you a second failed board.
Where the fault is a discrete component on an otherwise sound board, component-level repair is quoted. Where the board itself is damaged beyond that, we quote the correct replacement board for the model and reconfigure any dip-switch or address settings the unit needs afterwards. We work on boards across the brands we handle rather than one manufacturer, and we tell you which of the two routes applies before you approve the work.
If your unit is showing an error code on the display or the indoor LED is flashing a pattern, send us the code or the flash count with your message. It shortens the diagnosis.
AC compressor repair and component replacement
The compressor is the component most often blamed for a fault it did not cause, which is exactly why it should not be condemned on a hunch. Plenty of units written off as compressor failures are running a failed capacitor, a burnt contactor, low voltage, or a blocked condenser starving the machine of heat rejection. We test for those first, in that order, and only then talk about replacement. This is building and home air conditioning, split, ducted and central systems, not car AC.
Repair or replace, by fault type
| Fault type | Typical action | What we check first | Warranty that applies |
|---|---|---|---|
| Compressor will not start, windings test healthy | Replace start capacitor or contactor and retest | Capacitor value against rating, contactor contacts, incoming voltage at the terminals | 6-month workmanship warranty on the repair |
| Compressor starts then trips on overload | Correct the cause of the overload before touching the compressor | Condenser airflow and coil condition, refrigerant charge, supply voltage, current draw against nameplate | 6-month workmanship warranty on the repair |
| Compressor windings shorted, open, or reading to earth | Compressor replacement | Winding continuity and insulation resistance, oil condition, contamination in the circuit | 6-month workmanship warranty on the replacement work |
| Fan motor or blower motor seized or drawing over rating | Motor replacement, matched specification | Winding resistance, current draw, bearing and blower wheel condition | 6-month workmanship warranty on the replacement work |
| Coil leaking at the fins or return bends | Coil replacement, or repair where the leak is at a joint | Leak location under pressure test, corrosion extent, age and condition of the rest of the circuit | 6-month workmanship warranty on the replacement work |
| Control board fault behind an apparent compressor failure | Board diagnosis, then component repair or board replacement | Supply and transformer output, relays and fuses, sensor inputs | 6-month workmanship warranty on the repair |
When a compressor genuinely has to be replaced, the circuit is evacuated, the replacement is fitted to specification, the system is recharged to the manufacturer's stated weight and run up under measurement before handover. The 6-month workmanship warranty applies to the work we carry out. Where a component is replaced, we tell you what cover the part itself carries before you approve the quote, so there is no ambiguity later.
What happens when our AC technician arrives
The person who turns up is an in-house Samra Facilities technician. That matters for a repair, because the diagnosis, the quote, the work and the warranty all sit with the same company.
The visit runs in the same order every time. The technician confirms the symptom with you, isolates the unit safely, and runs the electrical and refrigeration tests the symptom calls for. You are told what was found and what it means in plain terms. You get a fixed-price written quote before any work starts, and nothing is dismantled or replaced until you approve it. The repair is carried out, the system is run and re-measured to confirm it is performing, and the technician walks you through what was changed before leaving.
If you are looking for an AC technician in Dubai who diagnoses before quoting rather than quoting before diagnosing, that is the whole method.
How we quote a repair before any work starts
The mechanism is simple and it does not change. We diagnose first, then issue a fixed-price written quote covering the labour and the parts the repair needs. You approve it before work begins. If the technician finds a second fault behind the first one, that gets quoted separately and approved separately rather than appearing at the end.
AC repair and service are two different visits and we keep them separate. Repair is fault-driven, and it is what this page covers. If your unit is working and you are booking scheduled upkeep instead, that sits with our AC servicing and maintenance page.
The 6-month workmanship warranty on every repair
Every repair Samra Facilities carries out is covered by a 6-month workmanship warranty. If the fault we repaired returns inside that window, we come back and put it right.
The warranty is the first reason to use us, the in-house technicians are the second, and the fixed-price written quote before work begins is the third. Samra Facilities holds 4.8 stars across 150+ Google reviews, and has completed 10,000+ jobs since 2019 across all trades, not AC alone.
AC systems and brands we repair
We repair split and multi-split units, ducted systems and central AC in residential and commercial buildings across Dubai. Our technicians work on Daikin, LG, Mitsubishi, O General, Gree and Carrier equipment.
Split and multi-split units
Wall-mounted, cassette and floor-standing splits, and multi-split systems running several indoor units from one condenser. Common repairs are capacitor and contactor replacement, condensate drainage faults, fan and blower motor replacement, leak repair and recharge, control board diagnosis, and compressor replacement where the windings have failed. On multi-splits, the technician also confirms which indoor unit is actually causing the fault before anything is opened up, because the symptom often shows on a different unit from the failure.
Ducted and central AC in villas and apartments
Ducted and central systems fail differently from splits, and they take longer to diagnose properly. The technician measures air-flow and temperature at the supply grilles as well as at the unit, checks the blower and its drive, tests the control and thermostat circuit across the zones, and inspects the drainage run, which is usually longer and more prone to blockage than on a split. Uneven cooling between rooms in a villa is diagnosed as an air-side or control fault rather than being treated as a refrigerant problem by default.
Apartment, villa and commercial AC repair
Apartments and villas. Breakdown repair on splits, ducted systems and central AC in residential buildings, including access coordination where the outdoor unit sits on a shared roof or in a service shaft. We aim to dispatch within 2 to 4 hours on standard emergency calls, and within 1 to 3 hours for AMC clients. Our wider residential work is on the residential AC page.
Offices, retail and commercial units. Repairs on commercial premises where downtime costs you trading hours, including units in Al Quoz and Business Bay. Our full commercial scope is on the commercial HVAC page.
Rented villa or apartment: how we handle the AC fault
In a rental, this question stalls repairs, and it usually stalls because nobody has established where the fault actually is. Our position is a practical one: we diagnose the fault, establish whether it sits in your unit or in the building's shared system, and tell you which before we quote. That distinction is what a landlord, a tenant or a building manager needs in writing in order to settle who instructs the work.
Because we also work on central plant and building-side systems, we can tell you when a cooling complaint inside an apartment is not an apartment fault at all. If you are working out the contractual side, our article on who pays for AC servicing in Dubai rental contracts covers the ground.
Areas we cover for AC repair in Dubai
We take AC repair calls across Al Quoz, Al Qusais, Business Bay, International City, Dubai Marina, Jumeirah Village Circle, Mirdif and Dubai Sports City.
AC repair questions we get asked
The questions we are asked most often on a breakdown call, answered straight.
Why is my AC running but not cooling?
It is usually one of four things, and they are told apart by measurement rather than by symptom. Either the system has lost refrigerant through a leak, the compressor or its capacitor has failed, airflow across the coil is restricted, or the control side is not calling for cooling correctly. The technician measures temperature across the coil, reads refrigerant pressure against the manufacturer's range and checks current draw at the outdoor unit, which separates the four in one visit. You get the readings and a fixed-price written quote before anything is replaced.
Can a faulty AC PCB be repaired, or does it have to be replaced?
We diagnose first. The technician checks the board's supply and transformer output, its fuses, relays and sensor inputs, and confirms whether the board has failed or is reporting a fault elsewhere, such as a shorted fan motor pulling it down. Where a discrete component on an otherwise sound board is at fault, we quote a component-level repair. Where the board itself is beyond that, we quote the correct replacement board for the model and set it up for your unit. Swapping a healthy board without finding the underlying fault only produces a second failed board.
Should an AC compressor be repaired or replaced?
It depends on what the windings say, and a lot of compressors get condemned before anyone checks. If the windings test healthy and the unit will not start, it is usually the start capacitor or the contactor, and those are replaced. If it starts and trips on overload, we correct the cause first, which is normally condenser airflow, refrigerant charge or supply voltage. If the windings read shorted, open or to earth, the compressor is replaced, the circuit is evacuated, and the system is recharged to the manufacturer's stated weight and run up under measurement. The 6-month workmanship warranty applies to the work either way.
Do you repair AC units you did not install?
Yes. We repair units installed by other companies, including systems that came with the property. The technician diagnoses what is in front of them regardless of who fitted it, and the 6-month workmanship warranty applies to the repair we carry out.
How fast can you get to an AC breakdown?
We aim to dispatch within 2 to 4 hours on standard emergency calls, and within 1 to 3 hours for clients on an annual maintenance contract. AMC clients also have a 24/7 priority line and no call-out fee on emergency visits. Message us on WhatsApp with the area and what the unit is doing, and we will confirm the window for your booking.
What happens if the same fault comes back after the repair?
Every repair carries a 6-month workmanship warranty. If the fault we repaired returns within that period, we come back and put it right. If your AC is on a system where you want failures caught before they become breakdowns, and dispatch priority when they do happen, that is what an annual maintenance contract covers.
Do you handle chillers, VRF and VRV systems?
Yes, but they are handled by our commercial teams rather than through this page. Chiller work sits with chiller maintenance, multi-unit systems with VRF and VRV systems, air handling and fan coil units with AHU and FCU servicing, and whole-building scope with commercial HVAC. If you are not sure which one your building runs, message us and we will route it.
