Commercial or residential? Which AMC you need

Every commercial AMC includes two planned maintenance visits per unit per year. The months are agreed with you when the contract is scoped. Many Dubai sites put one visit in before the summer load arrives and the second one after the worst of it has passed, because that is when coils have taken the most dust and the compressors have worked hardest.

Between the planned visits, an AMC is mostly about response. Contract sites get a 24/7 priority line, no call-out fee on emergency visits, and repair work at contract rates rather than standard rates. On emergency calls we aim to dispatch within 1 to 3 hours for AMC clients, wherever possible; non-contract callers are on a 2 to 4 hour target.

For a clinic mid-session, a restaurant at service, a server room or a shop floor in July, that response gap is the entire commercial case for holding a contract. The planned visits reduce how often you need it; the priority line decides what happens on the day you do.

Equipment we maintain under a commercial AMC

A commercial contract is written around the equipment that is actually on site, not a fixed package. We work on Daikin, LG, Mitsubishi, O General, Gree and Carrier equipment.

Splits, ducted systems and cassettes

The bulk of Dubai office, retail and F&B cooling: wall-mounted splits in back-of-house areas, ducted units above the ceiling serving open-plan floors, and ceiling cassettes over showrooms and reception areas. These are the units counted first when a contract is scoped, because they set the visit workload.

AHUs, FCUs, chillers and cooling towers

Buildings and larger premises usually run central plant instead of, or alongside, unitary equipment. AHU and FCU servicing, chiller maintenance and cooling tower maintenance can all sit inside the same annual contract, scoped by plant type and quantity.

Ducts and air paths

Cold rooms and commercial refrigeration

How a commercial AMC is scoped

There is no single commercial AMC figure, because no two sites carry the same equipment. What decides the contract is the property type, the number of indoor units, whether the site runs unitary equipment or central plant, how much of the year the space is occupied, and whether you want refrigeration or ductwork inside the same agreement.
