Bathroom Renovation in Dubai

A bathroom is the smallest room in the home and the most expensive one to get wrong. Five trades work inside four square metres, in a sequence where each one buries the last, and the mistake that matters is invisible for months before it appears on somebody else's ceiling.

In Dubai there is a second layer on top of that. If you live in a tower, parts of your own bathroom are not legally yours to alter, the extract duct behind your ceiling is shared with the rest of the building, and the neighbour below has a real interest in how your waterproofing was done. Most bathroom renovation pages in this market skip all of it and show you tile samples instead.

Samra Facilities is a women-owned Dubai contractor, trading since 2015, with plumbing, electrical, tiling and joinery on our own payroll. In a room this size that is the whole difference between a sequence and a queue.

What a bathroom renovation actually involves

A full bathroom renovation in Dubai means coordinating five trades: demolition, plumbing, waterproofing, tiling and electrical, with joinery when there is a vanity. Most owners end up managing that themselves across three separate contractors, which is why the sequence slips and why nobody is accountable when it does. We carry all of it under one contract and one warranty.

Strip-out. Existing tile, sanitaryware, mirrors and accessories out, down to the substrate. Debris bagged and taken to a proper facility. Adjacent rooms sheeted, floors covered, and in an apartment the corridor protected as well.

Plumbing. Hot and cold supply repositioned for the new layout, drainage moved where the layout moves, and an isolation valve at every fixture so a future repair does not mean shutting the whole flat. Where we open a wall and find old galvanised pipework, we tell you before we replace it, not after.

Waterproofing. The part with the longest tail of risk, covered in its own section below.

Tiling. Set out from the sightline you actually use, which is the door, not from the corner that is convenient for the tiler. Large format tile needs a flatter substrate than most existing Dubai bathrooms provide, so levelling is priced as work rather than assumed.

Electrical. Lighting, shaver sockets, mirror demisting, extract, and the isolation and bonding that a wet room needs.

If the scope is genuinely smaller, it should not be sold as a renovation. Standalone tiling sits with tile fixing, and a new vanity unit or mirror cabinet on its own is bathroom vanity and cabinet work.

What is yours and what belongs to the building

This applies to every apartment in Dubai and almost no competitor page mentions it.

Dubai's Law No. (6) of 2019 Concerning Ownership of Jointly Owned Real Property sets out what counts as Common Parts of a building. Article 7 names, among the structural components, "the main supports, foundations, columns, structural walls, ceilings, ceiling joists, staircases, stairwells, facades, and roofs". The same article separately lists "elevators, tanks, pipes, generators, chimneys, ventilation fans and ducts, air compressor units, and mechanical ventilation systems", along with water mains and sewer pipes serving more than one unit.

Three of those land directly inside a bathroom.

The ceiling. Your bathroom ceiling is named in the law as part of the Common Parts. You can still have a new ceiling. It means dropping a false ceiling, forming a bulkhead, or cutting access into it is work the building has an interest in, and it goes through the building rather than around it.

The extract duct. A bathroom in a Dubai apartment does not vent through a wall to outside. It vents into a shared riser, and Article 7 lists ventilation fans and ducts and mechanical ventilation systems as Common Parts. So "we will just put in a stronger extract fan" is not a decision you can take alone, and a fan sized without regard to the riser it discharges into will underperform whatever its rating says.

The drainage stack. Sewer pipes serving more than one unit are Common Parts. Moving a WC more than a short distance usually means engaging the stack, which is the single most common reason an ambitious bathroom layout gets refused.

Where a bathroom job goes past finishes and starts moving structure, a second layer engages: Article 39 of the same law, which puts substantial alterations behind three separate approvals and makes the owner liable for the damage if they are skipped. We set that out in full on the apartment renovation page.

For bathrooms the practical line is simple. Replacing one where it stands is finishes work. Moving it, or knocking a wall out to enlarge it, is not. We tell you which side of that line your scope sits on before it is priced, because the answer changes the programme by weeks.

Waterproofing, and the neighbour below

If a bathroom renovation is going to produce a claim, this is where it comes from, and the claim usually arrives on a ceiling that belongs to the building and a family that did not hire you.

The sequence that protects you is not complicated. It is just slower than the one that gets used.

  1. Strip out to the slab and repair the substrate. Waterproofing over a poor substrate fails at the substrate.
  2. Treat the corners, the floor to wall junction and every penetration first. Membranes almost never fail in the middle of a floor.
  3. Lay the membrane and take it up the walls to the height the detail requires, which in a shower is higher than the tile line, not to the height that is convenient.
  4. Flood test, and hold it long enough to mean something. Then inspect the unit below.
  5. Only then screed and tile.

Step four is the one that gets dropped, because it costs days and produces nothing you can photograph. We do it, we record it with the date and the duration, and the record goes into your handover file. It is the cheapest insurance on the job and it is the single document that settles an argument with a downstairs neighbour eight months later when nobody remembers who did what.

Villa bathrooms and apartment bathrooms are different jobs

They are priced differently because they are constrained differently.

In a villa the bathroom often has an external wall, which means extract can vent directly and a window may exist. There is usually more room in the floor build-up for drainage falls. Access is your own front door rather than a booked service lift. The approval question is about your community and your plot rather than about a Management Entity. See villa renovation.

In an apartment, whether it is a 1 BHK or a four bedroom duplex, the bathroom is internal, the extract is shared, the falls are fixed by a slab you cannot alter, and everything arrives and leaves through a lift somebody else books. Working hours are set by the building. Protection of the corridor is inspected. A deposit usually rides on it. See apartment renovation.

The same specification therefore produces two different programmes, and anybody quoting both from the same rate card has not looked at either.

Fittings, finishes and the brands we work with

Sanitaryware. WC, basin, vanity unit, bath or shower tray, taps, mixer, shower head and arm, and the accessories that get forgotten until the last day. We install Geberit, Grohe, Hansgrohe, Kohler, Roca, TOTO, Duravit and RAK, and we are equally happy fitting what you have already bought. We can supply at trade pricing or install client-supplied items, say which at BOQ stage, because it changes the programme as well as the price.

Concealed cisterns and wall-hung pans. A wall-hung WC needs a supporting frame built into the wall before the tiling goes on, which means the decision has to be made early. Geberit frames are the ones most commonly specified in Dubai. Get this wrong and the only fix is opening the wall again.

Tiles. Ceramic, porcelain, marble and large-format, each with different cutting, adhesive and setting-out requirements. Porcelain is drilled at low speed with the correct bits or it cracks. Large-format needs a flatter substrate than most Dubai walls arrive at, so levelling is part of the job rather than an extra.

Shower niches. A recessed niche is formed during the blockwork and waterproofing stages, not added later. It has to be tanked as carefully as the floor, because it is a hole in a wet wall.

Ventilation. An extractor fan with a humidity sensor, ducted to outside rather than into the ceiling void. A bathroom that stays steamy after a shower is an extract problem, and in an apartment it is often a shared riser problem rather than a fan problem.

Electrical. IP-rated lighting, shaver socket, mirror-light or LED strip wiring, and underfloor heating where it is wanted. All of it first-fixed before tiling.

The programme, day by day

A single bathroom, typical scope, once approvals are in hand. Larger scopes and multiple bathrooms extend it rather than change it.

Survey

Measure, open up where needed, check falls, ceiling void and the extract route, read the building's rules.

Days 1 to 2

Strip-out, debris removal, plumbing first fix and any drainage moves.

Days 3 to 5

Substrate repair, waterproofing, and the cure time the product requires.

Day 5

Flood test, held and recorded, unit below inspected.

Days 6 to 9

Screed, tiling, grouting.

Days 10 to 12

Sanitaryware, vanity, electrical second fix, extract.

Days 13 to 14

Silicone, glass, snagging and handover.

If a damp patch has already appeared and nobody knows where it starts, that is a detection job before it is a renovation: see water leak detection. The cure and the flood test are the two items that cannot be compressed. Any contractor offering to remove them is offering to move your risk rather than your dates.

Why owners choose Samra

One contract, one warranty

Plumbing, electrical, tiling and joinery in house. Nobody to blame down the line.

Your building's rules are read before we quote

Deposit, permitted hours, lift booking and corridor protection are priced in from the start, so they never arrive later dressed as variations.

The flood test is recorded

With a date and a duration, in your handover file.

Women-owned and Dubai-based since 2015

Bathrooms are a repeat trade for us rather than an occasional one, which is why the sequence is a checklist instead of an argument.

We do not disappear at handover

Snagging is in the contract, and ongoing cover is available under an annual maintenance contract billed quarterly. See snag repair and handover.

How we price a bathroom renovation

We do not publish a rate for bathroom renovation. The same room varies widely depending on whether drainage moves, what the substrate turns out to be, what the building demands in deposits and protection, and what the sanitaryware and tile are.

What we do instead:

  1. Survey the bathroom. Measure it, check the falls and the extract route, and read your building's rules.
  2. Fix the scope in writing, element by element, with the specification named. Where you have not chosen a tile or a fitting yet, we carry a provisional sum and say so plainly instead of burying it.
  3. Price it as a bill of quantities, so you can move money between elements rather than accept or reject a single number.
  4. Name what is excluded. Anything conditional on what the strip-out reveals, plus building deposits and any authority fee your scope triggers, listed rather than assumed.

If you are researching what a bathroom renovation costs in Dubai, the honest answer is that a number quoted before a survey is a guess, and on bathroom work the guess is usually low, because the two things that move the price most, the substrate and the drainage, are the two things nobody can see until the room is stripped.

Warranties

Our labour carries a six-month workmanship warranty. Manufacturer warranties on sanitaryware, fittings and membrane are passed through and written into the quotation, so you see each term before committing rather than after. The flood test result, with its date and duration, goes into the handover file.

Frequently asked questions

How long does a bathroom renovation take in Dubai?

For a single bathroom of typical scope, around two to three weeks on site once approvals are in hand. The two stages that cannot be shortened are the waterproofing cure and the flood test. In an apartment the limiting factor is often the service lift booking and the building's permitted working hours rather than the trades themselves.

Do I need building approval to renovate my bathroom?

Almost always something, even for a like for like swap, because your building's Management Entity controls contractor access, working hours and the lift. A second layer exists for substantial structural change, which we explain in full on the apartment renovation page. Swapping a bathroom where it stands rarely reaches it. Relocating or enlarging one often does.

Can I move my WC or shower to a different wall?

Sometimes, and the limit is drainage rather than design. Sewer pipes serving more than one unit are Common Parts of the building under Article 7 of Law No. (6) of 2019, and the fall available under an apartment floor is fixed by the slab. We check both before the layout is agreed, because discovering it afterwards means redesigning around a fitting that has already been bought.

Is my bathroom ceiling mine?

Not entirely. Article 7 of Law No. (6) of 2019 lists ceilings and ceiling joists among the structural components that make up the Common Parts of a building. You can still have a new ceiling. It means the work is treated as affecting an area the building has an interest in, so it goes through the building.

Can you fix the extract, it never clears the steam?

Usually yes, but not by fitting a bigger fan on its own. In a Dubai apartment the bathroom extract discharges into a shared riser, and ventilation fans, ducts and mechanical ventilation systems are named as Common Parts. We check what the duct actually does before specifying a fan, because a powerful fan on a blocked or overloaded riser moves noise rather than air.

What is a flood test and why does it add days?

The finished waterproofing is sealed and the floor is filled with water, held long enough to show whether it leaks, and the unit below is inspected before anything covers it. It adds days because holding it briefly proves nothing. It is the only stage that tests the work you can no longer see once the tiles are on.

Do you do villa bathrooms as well as apartments?

Yes, and we price them differently, because a villa bathroom usually has an external wall for extract and more room for drainage falls, while an apartment bathroom is internal, shares its extract riser and depends on a booked service lift for every delivery.

Do you supply the tiles and sanitaryware or do I?

Either. Most owners choose the fittings themselves and we install them, which is why the quotation carries a provisional sum until the selection is made. If you would rather we specified, we will propose options that suit Dubai water and the space, and you approve them before anything is ordered.

Areas we cover

Most of our bathroom work is in the villa communities and the higher-spec towers. Emirates Hills and Dubai Hills Estate, Arabian Ranches, Meydan and Damac Hills are villas, where there is usually fall available under the floor and access is your own front door. Palm Jumeirah, Downtown Dubai and Dubai Marina are towers, where the neighbour below and the service lift set the programme. Elsewhere in Dubai is on our areas page.

Send us the bathroom

Send a few photographs, the approximate size, and the name of your building or community. WhatsApp them across or use the contact page. We will tell you what your building is likely to require, whether your scope crosses into the approvals in Article 39, and what we need to see on site before we can put a number to it.
