Filter clean or replace
Washable filters are cleaned with a non-degrading rinse; cartridge filters are replaced. We never just blow dust off and put them back.
Evaporator coil inspection
Visual and contact check of the indoor coil for dust packing, biofilm or corrosion. Light cleaning is included; deep coil cleaning is quoted separately if needed.
Condenser coil check (outdoor unit)
Fin straightening where bent, debris removal, and an anti-corrosion check on Dubai's salt-air coast where it matters most.
Drain pan and condensate line clearing
The single most common source of water leaks in Dubai apartments. The pan is flushed, the drain line is cleared, and both are disinfected.
Refrigerant pressure check
Gauges are connected to verify system charge against the manufacturer specification for R-22, R-410A or R-32 systems. Top-up is only done after a leak check rules one out.
Thermostat calibration
Thermostat accuracy is verified against a calibrated probe; offsets are corrected so the unit cools to the actual setpoint.
Contactor and capacitor check
Pitted contactors and swollen or under-spec capacitors are flagged for replacement. These are the parts that fail silently before a compressor does.
Compressor amperage draw

Air-flow measurement at the supply

Refrigerant lines and insulation

When your AC needs servicing

Cooling lags behind the thermostat

Musty or chemical odours from vents

Water dripping inside the room

We give a one-hour arrival window, not a four-hour one. The technician arrives in branded uniform with documented company ID.
Visual diagnosis
A quick walk-through of the system and the rooms it serves. Anything beyond a routine service is identified, photographed and quoted in writing before any work begins.
Service work
The 12-step checklist is executed on every indoor and outdoor unit. Furniture is protected with drop sheets where the indoor unit sits over carpet, wood or upholstered finishes.
Testing and verification
A full cycle test, refrigerant pressure verification, supply-air temperature differential, and a drain test are all run before the technician packs up. Numbers are recorded.
Handover
Photos before and after, a written job report, the workmanship warranty start date, and any flagged items for follow-up. Payment after handover, never before.
