What a proper tank clean covers
Most Dubai homes draw water through a tank-and-pump set-up before it reaches your taps. Over a year that tank picks up sediment, biofilm on the walls, and stale water in dead zones. Real cleaning means draining, manual scrubbing, vacuuming, and disinfecting — not a hose-down through the lid.
Pre-clean inspection
Tank type, size, material (FRP / GRP / concrete / stainless), inlet and outlet positions, pump set-up, last-cleaning date if known. Photos taken so we can show you the before state.
Drain and isolate
Tank isolated from supply, full drain through low-point valve or vacuum pump-out where there is no drain. Pump and lines protected from running dry during the empty phase.
Sediment vacuum-out
Wet/dry industrial vacuum pulls all settled silt, scale, and any biofilm fragments off the floor. This is the step most cheap services skip — it's also the step that decides whether you taste sediment in the next month.
Manual wall and floor scrubbing
Soft brushes plus food-safe detergent on every internal surface. We do not use abrasives that score the tank lining or chemicals not approved for potable storage.
Chlorination dose and contact time
Sodium hypochlorite at the correct ppm for the tank volume, held for the contact time recommended for disinfection (typically 60 minutes). Calculated to volume — not "a capful in the corner".
Rinse and refill
Chlorinated water drained out; tank rinsed twice with clean municipal supply; refill begins. Float-valve and inlet checked for proper shut-off so the tank doesn't overfill onto a roof or floor.
Pump-side check while access is open
Strainer cleaned, pressure switch tested, low-water cut-off verified. Most tank issues come back as pump issues 6 weeks later — solving both at once saves a separate call-out.
Outlet flush and tap clearance
After refill we run every outlet in the property for 60–90 seconds to flush residual chlorine and any disturbed sediment from the lines. Each tap aerator checked for grit caught during flush.
Basic potability check
Free-chlorine residual measured; pH and visual clarity recorded on the job sheet. Not a full lab analysis — but enough to confirm the tank is back to drinking-water standard before we leave.

Before / during / after photos shared the same day. Job sheet records tank volume, dose used, contact time, residuals, anything we noticed worth flagging (small cracks, gasket wear, missing lid seal). Useful for landlords and DM compliance.
When to clean your tank
Some signs are obvious. Some are not — and tanks rarely advertise that they need attention until the water already tastes off.
12 months since last clean
The straightforward case. Annual cleaning is the recommended baseline for villa private tanks; bi-annual makes sense for tanks above 2,000L or in dustier areas (Mirdif, Al Furjan, parts of JVC).
Water looks cloudy or yellow-tinged
Disturbed sediment in the tank. Often follows a maintenance visit elsewhere in the building or a sudden inflow surge. Resolves with a proper clean — not a filter swap.
Off-taste or chlorine smell from taps
Either too little chlorine (biofilm growing in the tank) or too much (residual from upstream over-chlorination). A clean plus a free-chlorine test tells us which.
New occupancy / move-in
Standard practice between tenancies, especially if the property has been empty more than 60 days. Stagnant water encourages biofilm even in a clean tank.
After a leak, contamination, or repair
Anything that opened the tank to outside contact — repair work, lid removal, debris ingress — warrants a re-clean and re-disinfection before normal use.

Schedule timed for low-use window
Tank is offline during the clean. We schedule for a 4-hour window when the property's water demand is lowest — typically morning. You can use stored boiled water for cooking during the gap; we can also bring a buffer container for elderly or infant occupants.
Drain, vacuum, scrub
Tank fully drained and vacuumed of all sediment. Walls and floor manually scrubbed. Photographs at this point show the actual state of the tank — not just before-and-after marketing shots.
Chlorinate + contact time
Calculated dose of food-grade sodium hypochlorite, held for the disinfection contact time. Float-valve isolated so fresh inflow does not dilute the dose. Pump-side accessories cleaned during this window.
Rinse, refill, flush
Chlorinated water drained, tank rinsed twice, refill from municipal supply, every property outlet run for 60–90 seconds to flush residual chlorine and any disturbed pipe sediment. Aerators checked.
Free-chlorine test + handover
Free-chlorine and pH measured at a kitchen tap, recorded on the job sheet. Photos and job sheet shared on WhatsApp. Workmanship warranty start date logged. Payment after handover.

We offer two layers of warranty. First, a 6-month workmanship warranty on the labour we perform — if the same issue returns within 6 months due to our work, we re-do it at no cost. Second, material warranties pass through directly from manufacturers — some systems we install carry warranties of up to 10 years. We'll share exact warranty terms for your specific project before we start.
Does the workmanship warranty cover parts and equipment?
No. Parts, fixtures, and equipment are covered by their manufacturer warranties, which we pass through to you directly. The workmanship warranty covers only the quality of the installation or repair work itself.
How often should a tank be cleaned in Dubai?
Annually for most villa private tanks. Bi-annually for tanks above 2,000L, in dustier areas, or where the property has high occupancy. After any contamination event (leak, repair, debris ingress) the tank should be re-cleaned regardless of the schedule. Most issues caught in time are caught by sticking to the annual rhythm.
Will the property have water during the clean?

Do you do underground tanks and rooftop tanks?

Is the chlorination safe for drinking water?
Yes — we use food-grade sodium hypochlorite at calculated potable-water disinfection doses, with the standard contact time, followed by a double rinse and an outlet flush. Free-chlorine residual is measured at a kitchen tap before we leave to confirm the water is safe to use immediately. The on-site test is recorded on the job sheet.
Do you provide a service certificate for landlords / DM?
Yes — every visit closes with a job sheet that records tank volume, dose, contact time, free-chlorine residual, and photo evidence. This satisfies most landlord and owners-association requirements for annual tank-cleaning records. Where a stamped certificate on letterhead is required, we issue that on request.
