What a proper tank clean covers
Most Dubai homes draw water through a tank-and-pump set-up before it reaches your taps. Over a year that tank picks up sediment, biofilm on the walls, and stale water in dead zones. Real cleaning means draining, manual scrubbing, vacuuming, and disinfecting — not a hose-down through the lid.
Pre-clean inspection
Tank type, size, material (FRP / GRP / concrete / stainless), inlet and outlet positions, pump set-up, last-cleaning date if known. Photos taken so we can show you the before state.
Drain and isolate
Tank isolated from supply, full drain through low-point valve or vacuum pump-out where there is no drain. Pump and lines protected from running dry during the empty phase.
Sediment vacuum-out
Wet/dry industrial vacuum pulls all settled silt, scale, and any biofilm fragments off the floor. This is the step most cheap services skip — it's also the step that decides whether you taste sediment in the next month.
Manual wall and floor scrubbing
Soft brushes plus food-safe detergent on every internal surface. We do not use abrasives that score the tank lining or chemicals not approved for potable storage.
Chlorination dose and contact time
Sodium hypochlorite at the correct ppm for the tank volume, held for the contact time recommended for disinfection (typically 60 minutes). Calculated to volume — not "a capful in the corner".
Rinse and refill
Chlorinated water drained out; tank rinsed twice with clean municipal supply; refill begins. Float-valve and inlet checked for proper shut-off so the tank doesn't overfill onto a roof or floor.
Pump-side check while access is open
Strainer cleaned, pressure switch tested, low-water cut-off verified. If the pump needs repair or replacement rather than a clean and test, our plumbing team handles it.
Outlet flush and tap clearance
After refill we run every outlet in the property for 60–90 seconds to flush residual chlorine and any disturbed sediment from the lines. Each tap aerator checked for grit caught during flush.
Basic potability check
Free-chlorine residual measured; pH and visual clarity recorded on the job sheet. Not a full lab analysis — but enough to confirm the tank is back to drinking-water standard before we leave.

Underground water tank cleaning
Ground-level and underground tanks have no low-point valve to gravity-drain, so the residual water and settled sediment are pumped out before anyone enters. The crew isolates the pump, works the confined space to a safe-entry routine, then scrubs the walls and floor, vacuums the sludge, chlorinates at a potable-water dose, refills and flushes the outlets. A free-chlorine reading is taken at a tap before handover. An underground tank takes longer than a rooftop tank because of the pump-out step, so we confirm the kit from your photos first.
Rooftop water tank cleaning
Rooftop and roof-top tanks are reached through a narrow hatch, so ladder positioning and a clear water-disposal route are planned before the visit. The tank is drained, scrubbed, vacuumed, chlorinated, refilled and flushed, with the same free-chlorine test at a tap on completion. Commercial and building water tank cleaning
For buildings and commercial premises we schedule around a low-use window, size the crew to the larger volumes, and close the job with a dated record for the building's compliance file. Owners associations, facilities managers and landlords get the tank volume, chlorine dose, contact time and free-chlorine residual on the job sheet, with a stamped certificate on request. Underground water tank cleaning: how the job is done safely
An underground tank is a confined space: one way in through a small hatch, little natural ventilation, and a floor of sludge that can release gas when it's disturbed. It also collects more sediment than a rooftop tank, because nothing stirs the base between cleans. That's why underground tanks take longer, need more kit, and should never be entered by one person working alone.
1. Isolate the tank and pump
We close the inlet from the DEWA supply, switch off the transfer or booster pump at its isolator and tag it, so nobody restarts it while someone is inside. The pump is also protected from running dry once the tank is empty.
2. Pump down
Underground tanks rarely have a low-point drain valve, so a submersible pump empties the tank to a designated drain point. The last layer of water and loose sludge is left for the vacuum.
3. Confined-space entry
Before anyone goes in:
- The air is tested at the hatch and at depth for oxygen, hydrogen sulphide and flammable gas, and monitored for as long as someone is inside.
- A blower pushes fresh air into the tank throughout the job.
- The person entering wears a harness on a retrieval line. A second crew member stays at the hatch the whole time and does not go in to attempt a rescue alone.
- Lighting is low-voltage or battery powered, and no petrol pump or generator runs near the hatch.
Dubai Municipality's drinking-water guideline requires tank cleaning companies to hold confined-space training certificates for this work.
4. Sludge removal and scrubbing
Sludge is vacuumed out with a wet-dry vacuum and disposed of at a designated point, not washed into the garden. The walls, floor, underside of the roof slab, inlet pipe, float valve and overflow are scrubbed with brushes that don't damage the tank's lining or coating.
5. Inspection while it's empty
With the tank empty, we photograph cracks, spalling concrete, exposed reinforcement, failed coating, the hatch seal, the vent mesh and the overflow. A poor hatch seal or a missing vent mesh is the usual way dust, insects and small animals get in. Any repair is priced in writing before we touch it.
6. Disinfection and contact time
The tank is refilled and dosed with chlorine at 50 mg/L, the level DM's guidelines set for tank disinfection. The concentration is checked with a test kit, held for the contact period and checked again at the end. If it has dropped, it's topped up and the contact time starts again.
7. Drain, rinse, refill and flush
The disinfection water is drained, neutralised first where the discharge point needs it, and the tank is rinsed and refilled from the mains. The pump is restarted and every outlet in the property is run until the water is clear.
8. Test before we leave
Free chlorine and pH are measured at a tap and recorded on the job sheet. DM's guideline sets 0.2–0.5 ppm free chlorine for drinking water. For a bacteriological result, DM's guideline has samples taken by a laboratory accredited by the Emirates International Accreditation Centre, including one about a week after a routine clean, tested against the UAE drinking water standard (UAE.S GSO 149:2021).

Dubai Municipality rules for water tank cleaning
Two Dubai Municipality technical guidelines cover building water tanks: the Technical Guidelines for Quality of Unbottled Drinking Water (DM-HSD-GU17-DW2, issued September 2024) and the Technical Guidelines for Legionella Control in Water Systems (DM-HSD-GU44-LCWS2). Both apply to water systems across the built environment, including residential, commercial and government buildings, hotels, schools and labour accommodation.

What the building owner is responsible for
The owner or their representative must keep a water safety plan for the building, contract an accredited laboratory for six-monthly sampling, keep the cleaning and test records, and notify the authorities if results fail. For a private villa, twice a year is still the sensible standard even when nobody will ask to see the paperwork.
When to clean your tank
Some signs are obvious. Some are not — and tanks rarely advertise that they need attention until the water already tastes off.
Six months since last clean
Dubai Municipality guidelines GU17 and GU44 require tanks to be emptied, cleaned and disinfected at least twice a year. Dustier areas and tanks above 2,000L may need shorter intervals.
Water looks cloudy or yellow-tinged
Disturbed sediment in the tank. Often follows a maintenance visit elsewhere in the building or a sudden inflow surge. Resolves with a proper clean — not a filter swap.
Off-taste or chlorine smell from taps
Either too little chlorine (biofilm growing in the tank) or too much (residual from upstream over-chlorination). A clean plus a free-chlorine test tells us which.
New occupancy / move-in
Standard practice between tenancies, especially if the property has been empty more than 60 days. Stagnant water encourages biofilm even in a clean tank.
After a leak, contamination, or repair
Anything that opened the tank to outside contact — repair work, lid removal, debris ingress — warrants a re-clean and re-disinfection before normal use.
DM / landlord compliance request
