Low Water Pressure in Dubai: Causes and Fixes

Low water pressure in Dubai nearly always has a cause inside the property: a clogged aerator, a tired booster pump, a half-closed valve or a leak. A genuine DEWA supply fault is the exception, and it usually shows as no water at all, or a whole street affected at once. The fastest way to the cause is to work out how far the problem reaches: one tap, the hot side only, one floor, or the whole property.

This guide goes through each case, what you can safely check yourself, how to report a supply fault to DEWA, and when to call our plumbing services team.

How far does the low pressure reach?

One tap or shower: aerators, shower heads and cartridges

The mesh aerator on a tap and the nozzles on a shower head catch scale and fine grit, much of it sediment carried from storage tanks. Unscrew them, soak them in white vinegar for an hour, rinse and refit. If flow comes back, that was the whole job.

If not, look behind the fitting. A worn or scaled mixer cartridge restricts flow even with the handle fully open. Thermostatic showers have inlet filters that block after building works. Under the basin, check the angle valve is fully open and the flexible hose is not kinked.

Hot water only: the water heater side

If the cold runs well and the hot is weak at every outlet, the fault sits on the heater side: a partly closed inlet valve, a sticking non-return valve, or scale in the heater and its outlet pipe. If the geyser’s pressure-relief valve drips constantly, mention it when you book. Do not open the heater yourself.

Whole villa: tanks, transfer pumps and booster pumps

Most Dubai villas do not run straight off the mains. A typical set-up has the DEWA supply filling an underground or ground-level tank through a float valve, a transfer pump lifting water to a rooftop tank, and gravity or a booster pump feeding the house. Set-ups vary, so trace yours before assuming.

The faults we find most often:

  1. Low tank. A stuck float valve or slow inflow leaves the tank low, and the pump’s low-water cut-off stops it to protect the motor.
  2. Short-cycling pump. The pump clicks on and off every few seconds, usually because the pressure vessel has lost its air charge or the pressure switch is failing.
  3. Pump runs, no pressure. Air in the pump, a blocked suction strainer, a worn impeller, or a non-return valve letting the pump lose its prime.
  4. Weak top-floor showers on gravity feed. A roof tank a metre or two above the shower head gives little pressure by design. That needs a booster pump, not a repair.

Whole apartment in a tower

Towers use booster pump sets to lift water, and pressure-reducing valves (PRVs) on risers or floor branches so lower floors are not over-pressurised. A failed or wrongly set PRV will starve every tap in an apartment. So will an isolation valve left half-closed after maintenance, or a strainer clogged after work on the building supply.

If other apartments on your floor have the same problem, the FM office needs to act. If it is only yours, the fault is usually on your side of the apartment isolation valve. Risers and shafts are building property and need the FM team’s permit.

Pressure that drops slowly: hidden leaks and dirty tanks

Pressure that fades over weeks, with a DEWA bill creeping up, points to a hidden leak. Run the meter test: close every tap and appliance, note the meter reading, and check it again two hours later. In a villa, the DEWA meter is usually in a chamber near the boundary wall; in an apartment, ask the management office for your sub-meter reading. If the reading moved, book leak detection before anything is opened up.

A dirty storage tank causes a different pattern. Sediment settles in strainers, aerators and cartridges, so flow drops again a few weeks after you clean them. If grit keeps returning, book water tank cleaning. Once a year suits most villa and building tanks.

When is it a DEWA supply problem, and how do you report it?

DEWA’s responsibility covers its connections and maintenance up to the meter. Everything after the meter, including tanks, pumps and pipes, is the owner’s or customer’s responsibility.

It is more likely a DEWA issue when there is no water at all, when neighbours are affected, or when the fault is at the meter. DEWA lists these reasons for a water interruption: a bill due, a Dubai Municipality violation, an internal fault, a planned outage, or a forced outage for repair.

To report it, use DEWA’s Smart Response service:

  1. Channel: the DEWA website or app, the Dubai Now app, or DEWA’s emergency line, 991, which runs 24/7.
  2. Details: your DEWA account number, the location and the type of problem.
  3. Self-check: the system first looks for known causes such as an outage or a billing issue.
  4. Outcome: if the fault is on DEWA’s side, you request a site visit and get a reference number. If it looks internal, DEWA advises you to contact your maintenance provider or a specialist company.

DEWA’s published service time for water notifications is within 3 hours for minor faults and 6 hours for major ones. In a tower, start with the FM office, because your water arrives through the building’s own tanks and pumps.

What can you safely check yourself?

Clean the aerators. Make sure every isolation valve you can reach is fully open, without forcing a seized one. Compare hot with cold, and ask the neighbours. In a villa, check the tank level from the hatch (never climb in) and the pump’s breaker. Leave the pressure switch, pressure vessel and any PRV alone: the switch runs at mains voltage, and a wrongly set PRV can over-pressurise fittings downstream.

When should you call a plumber?

Call when the pump short-cycles, runs constantly, hums without pumping or trips its breaker; when pressure is weak across the property and DEWA’s supply is fine; when the meter moves with every tap closed; or when grit keeps returning.

Our plumbers test before recommending a part, so you do not pay for a new pump when a pressure switch would do. The call-out fee is confirmed at booking, and you get a fixed-price written quote, itemised line by line, before work starts. Labour carries our 6-month workmanship warranty, and any pump or part we supply keeps its manufacturer’s warranty.

Low water pressure questions

Why is the water pressure low in only one bathroom?

When one bathroom is weak and the rest of the property is fine, the cause is almost always local: a scaled aerator or shower head, a worn mixer cartridge, a blocked filter in a thermostatic shower, or a half-closed angle valve. Clean the aerators first. If that does not work, a plumber can test the fitting and its supply in one visit.

Why did my water pressure drop after the water was shut off?

When a supply is shut off and turned back on, air and loosened debris travel through the pipes. The debris settles in aerators, mixer filters and strainers, and air collects in pumps. Clean the aerators and run each tap for a minute. If a booster pump is involved and pressure stays low, it may need bleeding.

How do I report low water pressure to DEWA?

Use Smart Response on the DEWA website or app, the Dubai Now app, or call 991, which runs 24/7. Have your account number and location ready. DEWA covers its network up to the meter. If the system finds the fault is inside your property, it will advise you to contact your maintenance provider or a specialist company.

Why does my villa pump keep switching on and off?

Rapid on-off cycling, called short-cycling, usually means the pressure vessel has lost its air charge or the pressure switch is failing. A leak or a running cistern bleeding pressure away can cause it too. Left alone, short-cycling burns out the pump motor. Switch it off at the breaker if it will not stop, and book a plumber.

Who pays to fix low water pressure in a rented apartment?

It depends where the fault is. DEWA covers its network up to the meter, and the building’s tanks, pumps, risers and pressure-reducing valves are the building’s responsibility. Inside your apartment, your tenancy contract sets the landlord and tenant split. A written report showing where the fault sits settles most disputes.

Book a plumber

WhatsApp a short video of the weak tap, a photo of the pump or your building name, and your area to +971 52 423 0419. We typically respond within 2 hours, day or night. Our plumbing services cover pumps, leaks, tanks and water heaters.
