An AHU (air handling unit) conditions air for a zone or floor, mostly by recirculating room air through filters and a cooling coil. A FAHU (fresh air handling unit) handles only outside air, which it filters, cools and dries before it goes into the building. Most Dubai towers, hotels, malls and clinics run both. They fail in different ways, so FAHU maintenance needs a different checklist from AHU maintenance.
This guide covers the difference between the two, why the fresh-air unit does the hardest work in Dubai, and what each one needs on a service. For our full service scope and prices, see AHU, FAHU and FCU servicing.
FAHU vs AHU at a glance
| AHU | FAHU | |
|---|---|---|
| Air it handles | Mostly return air from the space, plus some outside air | 100% outside air |
| Main job | Cooling a zone, floor or large room | Drying and pre-cooling ventilation air for the building or a wing |
| Moisture load | Moderate | Heavy: most of the building’s dehumidification |
| Coils | Usually one cooling coil | Often a pre-cooling coil and a deeper dehumidifying coil, sometimes with reheat |
| Energy recovery | Uncommon | Common: wheel, plate, heat pipe or run-around coil |
| Filters | One or two stages | Pre-filter plus a finer stage, because outside air carries more dust |
| Feeds | Ducts to the space | AHUs, FCUs, corridors or rooms |
| Other names | Air handler | 100% outdoor air unit, dedicated outdoor air system (DOAS) |
Why the fresh air unit carries Dubai’s humidity load
Outside air in a Dubai summer is wet as well as hot. The average dew point in July and August sits around 23°C and reaches the high 20s on humid days. To take moisture out of that air, a coil has to cool it below its dew point. The colder and deeper the coil, the more water it pulls out.
That is the FAHU’s job. The Dubai Health Authority’s Health Facility Guidelines say fan coil units should not be used to dehumidify Dubai’s outdoor air. Instead, dehumidified fresh air should come from a dedicated 100% outdoor air unit with energy recovery. The guidance is written for health facilities, but the same logic applies in offices, hotels and residential towers.
When a FAHU under-performs, the moisture doesn’t disappear. It passes to the AHUs and FCUs downstream, which aren’t sized for it. Rooms feel clammy at the right temperature, drain pans overflow in August and mould appears around diffusers.
How FAHUs and AHUs work together in a Dubai building
Three layouts are common:
- Residential tower on district cooling. A rooftop FAHU supplies treated fresh air to corridors and apartments, and each apartment has its own chilled-water FCUs.
- Office floor. A FAHU feeds dry fresh air to floor AHUs or FCUs. Toilet and general exhaust passes back through the FAHU’s heat-recovery section before it leaves the building.
- Clinic or hotel. A FAHU handles ventilation and humidity, while AHUs or FCUs handle room temperature. Clinics usually need finer filtration.
In all three, the FAHU sets the humidity and the other units set the temperature. If you only service the units people can see and complain about, the humidity problem stays.
Heat recovery: why most new FAHUs have a wheel or plate
Cooling and drying outside air takes a lot of energy, so newer FAHUs pre-treat the incoming air using the cool, dry exhaust air leaving the building. Dubai’s Al Sa’fat green building rules make this mandatory for new buildings that take in more than 1,000 L/s of treated outdoor air. The recovery system must handle at least 50% of the exhaust air at a minimum 70% sensible efficiency, with higher figures for the Golden and Platinum ratings.
| Type | How it works | Maintenance focus |
|---|---|---|
| Thermal (enthalpy) wheel | A rotating wheel picks up heat and moisture from incoming air and releases it into the exhaust | Media cleaning, drive belt and motor, seals, purge sector |
| Plate heat exchanger | Supply and exhaust air pass either side of thin plates without mixing | Plate cleaning, exhaust-side condensate drain, bypass damper |
| Heat pipe | Sealed tubes move heat from one airstream to the other | Coil cleaning on both sides |
| Run-around coil | Coils in each airstream, linked by a pumped water or glycol loop | Both coils, pump, fluid level and strength |
For health facilities, DHA guidance allows total energy recovery wheels everywhere except operating rooms. The wheel must have a purge section and cross-contamination below 0.04%. On any wheel, worn seals are one of the first things to check.
What AHU maintenance involves
- Filters changed when the measured pressure drop reaches the limit
- Cooling coil cleaned; on DX units, the evaporator’s superheat and suction pressure checked
- Drain pan flushed and disinfected, and the trap and condensate line cleared
- Fan, motor, belts and bearings checked, with belts re-tensioned or replaced
- Dampers and actuators stroked, and the control valve checked
- Static pressure across the unit measured against design
What FAHU maintenance adds
- Two filter stages, with the pre-filter changed more often in dusty months.
- Two coils, both cleaned, with off-coil temperature checked against design.
- The heat-recovery section, cleaned and checked as set out in the table above.
- Drains ready for summer. A FAHU coil pulls far more water out of the air in August than in January, so check traps and condensate lines before the humid months, not after the ceiling stains.
- Intake louvres and sand trap, cleared.
- The fresh-air rate, measured against design. A starved FAHU leaves the building under negative pressure, pulling hot, humid air in through doors and gaps.
Seasonal timing in Dubai
| Task | April to September | October to March |
|---|---|---|
| FAHU pre-filter check | Every two to four weeks | Monthly |
| Drain pan and trap | Monthly | Quarterly |
| Coil deep clean | Before the summer load (April or May) | After the summer (October or November) |
| Heat-recovery wheel or plate | Checked quarterly | Annual clean in the cooler months |
Signs your FAHU is not keeping up
- Rooms feel clammy even at the right temperature.
- Condensation forms on supply diffusers or windows.
- A musty smell builds up overnight.
- Doors whistle, or slam when opened.
- FCU drain pans overflow in July and August.
- Mould appears on ceiling tiles near diffusers.
If several of these show up together, start with the FAHU before chasing individual FCUs. Where smells and humidity persist after servicing, an indoor air quality audit shows what the air is actually doing.

FAHU and AHU questions
Q: Is a FAHU the same as a DOAS? A: In practice, yes. Dedicated outdoor air system (DOAS) is the general design term for a unit that treats 100% outside air separately from the units that cool each space. In Dubai specifications and on site, that unit is usually called a FAHU. Some drawings call it a fresh air unit or a 100% outdoor air handling unit.
Q: Can a building run without a FAHU? A: Smaller buildings sometimes bring in fresh air through AHUs that mix outside and return air, or through untreated ventilation fans. In Dubai’s humidity, that puts a heavy moisture load on the cooling units. DHA guidance for health facilities says FCUs should not dehumidify outdoor air, and larger buildings are normally designed with a FAHU for that reason.
Q: How often should FAHU filters be changed in Dubai? A: Change them when the measured pressure drop reaches the limit set for the filter, not on a fixed date. In practice, pre-filters on a Dubai FAHU often need checking every two to four weeks between April and September, and monthly in the cooler months. The finer filters downstream usually last longer, because the pre-filter protects them.
Q: Do heat recovery wheels need cleaning? A: Yes. The wheel media collects dust and can build up biofilm, which cuts recovery and can carry smells between airstreams. We check the drive belt, motor, seals and purge sector quarterly, and clean the media once a year, or sooner if the pressure drop rises. A stopped wheel still passes air, so failures often go unnoticed until energy costs rise.
Q: Who maintains the FAHU in a residential tower? A: The FAHU is common-area plant, so it is usually maintained by the building owner or owners association through the building’s facilities management contractor. Apartment FCUs are separate, and the tenancy contract usually says whether the landlord or tenant pays for their servicing. On district-cooled towers, the cooling provider maintains its own plant, not the FAHU.

# 4. Flags for Sal
- No prices are used in this post. The AHU/FCU price list stays on the service page.
- The seasonal filter interval (every two to four weeks, April to September) is practical guidance rather than a published standard. It is framed as “often need checking” and tied to measured pressure drop. It matches the “more often in dusty months” line on the upgraded service page.
- DHA guidance is quoted only as guidance for health facilities, and the post says so.
- The FAQ “Who maintains the FAHU in a residential tower?” uses “usually” for the owner / owners association position. No Dubai law is cited.
- Nothing in this post claims coverage outside Dubai.
