What we fix on a typical handover snag list
Most developer snag lists cross 4 to 7 trades — finishes, MEP, joinery, waterproofing. Rather than coordinating that many subcontractors with separate priority lists, you get one in-house team with one accountability line. The list below maps the common categories.
Tile and floor finishing defects
Cracked tiles, hollow tiles, grout failures, level mismatch at thresholds and skirting gaps. Cut-out and re-lay where the substrate has failed; grout repair where the tile is sound.
Paint and plaster defects
Touch-ups, full re-coats on failed walls, primer failure, peeling, plaster cracks at structural joints and wallpaper seam separation. Colour-matched to the developer specification.
Door, lock and hardware alignment
Internal door alignment, lock and latch adjustment, threshold gaps and ironmongery defects. Sound-seal stripping replaced where missing.
Kitchen and wardrobe carpentry
Cabinetry alignment, hinge adjustment, handle defects, wardrobe runner and soft-close failures, built-in closet shelving and drawer-front issues. Common across new-handover wardrobes that have been factory-fitted without final adjustment.
AC commissioning and balancing
Units not cooling to spec on handover usually trace to a gas charge issue, blocked drain or commissioning gap. Diagnosis and correction so the system delivers manufacturer-rated capacity from move-in.
Plumbing leaks and drainage
Concealed leaks, fixture joints, dishwasher and washing-machine connections, drain blockages from construction debris and visible-pipe-trap defects. Pressure-tested where needed.
Electrical commissioning gaps
Socket polarity, MCB tripping under normal load, lighting commissioning and DEWA-meter readings vs unit-metering discrepancies. Resolved without disturbing the cabling layout.
Bathroom and wet-area waterproofing
Leaks around shower trays, WC pans and basin connections; balcony, terrace and kitchen splash-zone waterproofing gaps. Critical to resolve before tile lifts or paint failure spreads downward into the unit below.
Move into an AMC for the first year
