A useful rule of thumb: book the standard service every six months; book a coil cleaning once a year, or sooner if you spot any of the symptoms below.

When the coil is overdue for a clean

A fouled coil rarely fails in a dramatic way. It just quietly drains efficiency and inflates your DEWA bill until something else gives.

Cooling output drops over time

Same setpoint, same room, but it now takes 30–40 minutes to reach temperature instead of 10. That is the coil losing surface area to dust packing.

Non-acidic foam coil cleaner

Manufacturer-approved foam that lifts dust and biofilm without etching the aluminium fins. Safe for indoor evaporators and dwell-rinsed cleanly.

Controlled-pressure rinse

Pump pressure tuned for fin geometry — high enough to clear dust, low enough to leave fins straight. The most common DIY mistake is using a domestic pressure washer at full bore; we never do that.

Mechanical fin comb

For previously-damaged outdoor coils where fins are folded over. The fin comb pitch matches the coil; restores spacing without snapping the metal.

Anti-bacterial fogging

Light fog over the indoor coil and pan after rinsing — slows biofilm regrowth through the humid months. Applied thinly, no dripping or runoff.

What we don't use: acidic chemical cleaners on indoor coils

Acidic cleaners shorten coil life by attacking aluminium. Some operators use them indoors because they look fast — we keep them strictly outdoor and only on heavily-corroded condensers where the alternative is replacement.

What we don't use: domestic pressure washers

A 100-bar consumer pressure washer flattens AC fins on first contact. We use lower-pressure, higher-volume pumps designed for HVAC coils.
