Facility Management (FM)

Multi-site or whole-building — typically managed by FM majors (Imdaad, EFS, Farnek). Bundles cleaning, security, housekeeping, landscaping alongside MEP. Suited for towers, hotels, hospital and commercial portfolios. Typical contract: AED 100,000+/year.

What warranty do you provide?

We offer two layers of warranty. First, a 6-month workmanship warranty on the labour we perform — if the same issue returns within 6 months due to our work, we re-do it at no cost. Second, material warranties pass through directly from manufacturers — some systems we install carry warranties of up to 10 years. We'll share exact warranty terms for your specific project before we start.

Does the workmanship warranty cover parts and equipment?

No. Parts, fixtures, and equipment are covered by their manufacturer warranties, which we pass through to you directly. The workmanship warranty covers only the quality of the installation or repair work itself.

How much does an AMC cost?

Depends on property type, size, and what's included. Apartment AMCs typically start in the AED 1,500/year range for basic AC + plumbing + electrical inspection scope. Villa AMCs and small office AMCs are higher (AED 3,000–10,000+ depending on scope). Clinic and F&B premises are quoted custom. Can I cancel my AMC mid-term?

Yes — with notice as defined in your contract (typically 30 days written notice). We provide a written summary of services delivered to date and any pro-rated refund. We don't use lock-in penalty clauses.

How fast will Samra respond to an AMC emergency?

Day or night — that's the priority you're paying for. AMC clients call a dedicated line and move ahead of standard bookings. We aim for 1–3 hours dispatch in emergencies wherever possible across Dubai. While we dispatch we walk you through any safety steps (shutting off main isolators, etc.) on WhatsApp.

Does the AMC cover spare parts?

Standard AMCs cover labour for routine maintenance and minor repairs. Major parts (compressor, motor, large fixtures) are quoted at AMC discount rates — typically 15–25% below our standard pricing. Higher-tier plans bundle parts up to a value cap, which we discuss when scoping your contract.

Do you offer AMCs for new properties under developer warranty?

Yes. We coordinate with your developer's warranty terms — handling routine maintenance not covered by the warranty while ensuring warranty-covered items are flagged for the developer to address. Useful in the handover period when you want professional eyes on the property without voiding anything.
