False Ceilings and Partitions in Dubai
A false ceiling and the partitions beneath it decide how a space works long after the paint is dry. They set where sound stops, where the fire compartment line runs, how air reaches each room, and how easily the next tenant can change the layout. Samra Facilities installs gypsum and glass partitions, demountable systems, and false and suspended ceilings across offices, clinics, shops, restaurants and villas in Dubai. In-house MEP, joinery and interior design means the grid, the lighting, the diffusers and the access panels are set out by one team instead of by three sub-contractors working from three drawings. Free site visit, fixed-price BOQ within 7 working days, six-month workmanship warranty.
False ceilings and partitions we install
Framing, boarding, glazing, grid, plaster and making good, all under one contract.
Gypsum board and blockwork partitions
Metal stud and track frame, boarded both sides, insulation in the cavity, joints taped and skimmed ready for paint. The board changes with the room: moisture-resistant in wet areas, fire-rated where the drawings call for a compartment line, impact-resistant in corridors. A wall taking a basin, a mounted screen or heavy joinery needs pattressing built into the frame before boarding. Typical uses are meeting rooms, cellular offices, clinic treatment rooms and villa room subdivision.
Glass partitions
Framed and frameless. Single-glazed frameless partitions in toughened safety glass, on a slim top and bottom track with silicone butt joints, give the cleanest line and suit meeting rooms and manager offices. Double-glazed twin-wall partitions carry two panes with a cavity between them, which is what a room holding a private conversation needs, and the cavity takes integral blinds. Doors run hinged, pivot or sliding on patch fittings, floor springs or top-hung gear. Manifestation film at eye height is set out with the glazing.
Demountable and relocatable systems
Modular partitions that unclip and move. Worth specifying in a leased office with a make-good clause, or where the landlord will not accept fixings into the slab. Frames, glazing and doors are stripped, stored and re-erected on the new line.
Blockwork partitions
Where mass matters more than speed. Block laid, plastered both sides, cured, then finished. We use it in villas, in wet areas carrying heavy tiling loads, and on walls between units. It is slower and heavier than a gypsum partition, so slab loading gets checked first.
False and suspended ceilings
- Gypsum board on concealed framing. A flat, jointless plane for receptions, corridors and villas, where the ceiling should read as a plastered soffit. Access is by hatch.
- Mineral fibre tile on an exposed grid. The working ceiling of most offices: every tile lifts, so it is the fastest to maintain.
- Metal ceilings. Clip-in and lay-in tiles, linear strip, open-cell and baffle, where the ceiling has to be washed down.
- Bulkheads and drops. Gypsum boxes that frame a zone, hide the AC drop and the curtain track, and give the lighting somewhere to sit.
- Shadow gap perimeters. A recessed reveal where ceiling meets wall instead of a gypsum cornice. It absorbs movement and is set out before boarding starts.
- Stretch ceilings. A tensioned membrane on a perimeter track, for backlit panels and a flat finish over a poor soffit.
Plastering, finish and making good
Our plasterers tape, fill and skim gypsum board, plaster blockwork, run corner and stop beads, and hand over a surface flat enough to paint without joints telegraphing under the downlights. Where the lighting grazes a wall we agree the finish level before boarding. Decoration runs on the same contract through painting services.
Taking a partition out is the other half of the job: patching the screed under the old track, infilling the grid or re-boarding the ceiling, re-running skirting, then skimming back to one plane rather than to a visible patch. We close our own snag list before handover and take on other contractors' lists through snag repair and handover.
Acoustics and the ceiling plenum
The complaint we are most often called to fix in an existing office is that the meeting rooms leak, and the cause is almost always the same: the partition was built up to the underside of the suspended ceiling and stopped there. Above the tiles sits an open plenum running the length of the floor plate, so sound goes up through the tile, across the plenum and back down into the next room. The partition can be perfectly built and it will still fail, because the sound is not going through it.
Three ways to deal with it:
- Take the partition to the soffit. Studs run past the ceiling line to the underside of the slab, boarded and sealed. Best result, most disruption, coordinated with everything already in the plenum.
- Build a plenum barrier. The partition stops at the ceiling and a separate barrier runs above it on the same line, back to the slab. Cheaper, and it lives or dies on the sealing where ducts and trays cross the line.
- Accept the crossover. Right for open collaboration zones. Never right for an HR room, a consultation room or a director's office.
Sealing separates a quiet room from a nearly quiet one. Cavity insulation does nothing if the head track is open, if sockets sit back to back in the same stud bay, or if a duct carries the conversation over the wall. Flanking counts too: a raised floor, a continuous window mullion and a continuous sill will each carry sound past a perfect partition.
Glass works on the same logic. A single frameless pane is a glass partition, not an acoustic one. A confidential room needs double-glazed twin-wall glass with an acoustic laminate, a sealed head and base, an acoustic door seal, and the plenum closed off above the line.
Above the ceiling: services and access
A ceiling is the lid on a services zone. Everything above it was set out for the open floor plate the landlord handed over: sprinkler heads, supply and return air, smoke detection, lighting on base-build circuits. Draw a partition on that plate and all four layouts are wrong.
- Sprinklers. Each enclosed room needs its own head coverage, and a partition that cuts a head's coverage in half leaves part of the room unprotected. Sprinkler modification is fire-system work: we set the partition line and the ceiling grid, and head relocation runs through the building's approved fire contractor with drawings submitted for sign-off.
- Smoke detection. Subdividing a space changes detector coverage the same way: detectors get added or relocated and the panel re-addressed.
- Air conditioning. An enclosed room needs supply air and a return path. A room with a diffuser and no return will not cool, because the air has nowhere to go: the return is a door grille, an acoustically lined transfer duct, or a ducted return to the unit. Our duct team handles the drops and the modification work through duct modification, duct insulation and AHU and FCU servicing.
- Lighting and power. New rooms need their own circuits, switching and emergency lighting on the escape route, run by our in-house electricians through lighting installation and commercial electrical.
- Cabling. Data, AV and speaker cabling belongs on tray, supported off the soffit. Cable resting on the grid is a snag on every handover inspection.
Anything needing a hand on it later needs an access panel: filters and valves, terminal boxes, dampers and isolators. On a tile ceiling the tile is the panel. On a flush gypsum ceiling it is not, so panels are marked on the reflected ceiling plan and built in as the ceiling goes up, sized for the item and placed where a ladder can reach. Cutting one into a finished ceiling costs more and never looks the same.
The approved drawings show a sprinkler layout, a detection layout and an air layout. If the site build drifts from them, the building management NOC and the authority sign-off are both exposed, and the fix at handover is a re-submission and a delay nobody budgeted for. We build to the approved set and issue as-builts.
Why owners choose Samra
In-house MEP, joinery and interior design
Ceilings fail at the interfaces: grid against light fitting, bulkhead against AC drop, partition head against duct. One team sets all of them out.
Women-owned, working in Dubai since 2015
The same contractor across fit-out, renovation and maintenance, so the team that installs the ceiling is the team that comes back to it.
Approvals coordinated
Building management NOC, Dubai Municipality, Dubai Civil Defence and DEWA are handled inside the contract.
One warranty
A six-month workmanship warranty across partition, ceiling, plaster and the services within them.
Fixed-price BOQ within 7 working days
From the site visit, priced trade by trade.
Occupied buildings
After-hours windows, dust screening and phased zoning, so part of a floor stays in use while the rest is under construction.
Fire rating and approvals
Not every partition needs a fire rating, and it costs money to give one to a wall that does not. Where a rating applies it is set by the approved drawings, and it usually lands on the same lines: corridors and escape routes, stair and lift lobbies, riser and plant enclosures, walls between tenancies, kitchens and stores.
A rated partition is a tested system, not a rated board. Board type, layer count, stud spacing, insulation, fixings and joint treatment all have to match the system as it was tested; change one on site and the rating is gone. Every cable, duct and pipe penetration is fire-stopped with the correct collar, batt or mastic, and an access panel in a rated ceiling has to be a rated panel. Fire-stopping is the item most often missed, because by the time anyone looks for it the ceiling is closed.
Where approvals apply:
- Building management NOC. The first submission in any tower. Working hours, service-lift booking, insurance and waste disposal are set here, and partition work is noisy enough that the permitted window drives the programme.
- Dubai Civil Defence. Compartmentation, escape routes, sprinkler and detection modification. We coordinate the submission.
- Dubai Municipality. Layout and occupancy where the change goes beyond cosmetic.
- DEWA. Where electrical load or metering changes with the new layout.
- Free zone and developer NOC. Each authority and each developer runs its own portal, drawing format and review period.
- Clinics. We supply the drawings and coordinate the municipal and civil defence side. The clinic handles its own health authority approval. See clinic refurbishment.
A partition inside a villa or an apartment usually needs none of this; a partition on a leased office floor needs most of it. We tell you which at the site visit.
How we price it
We quote from a site visit and a floor plan, never from a phone call. The BOQ comes back within 7 working days, priced trade by trade, with materials line-itemised so a change of specification shows its own cost instead of disappearing into a lump sum.
What moves the number:
- Quantity and height. Linear metres of partition, square metres of ceiling, and whether the partition stops at the ceiling or runs to the soffit. The second is a different job: more studs, more board, more insulation, and work above the ceiling line.
- Board specification. Standard against moisture-resistant, fire-rated or impact-resistant, single layer against double, and the insulation grade.
- Glazing. Frameless single glazing against double-glazed twin-wall, door type and ironmongery, integral blinds and film.
- Ceiling type. Tile on a grid is the lowest rate per square metre. Flush gypsum costs more because it is framed, jointed, skimmed and painted. Metal, open-cell and stretch sit higher again, and bulkheads and shadow gaps price on the running metre of detail.
- Services in the ceiling. Access panel count, diffuser and light fitting cut-outs, sprinkler drops and any relocation work above, plus fire-rated systems and the penetration sealing that goes with them.
- Drawings and approvals. Authority fees pass through at cost, and drawing production is priced separately where a submission calls for it.
- Access and hours. Night shifts, occupied floors, service-lift bookings and dust screening.
- Making good. Stripping out existing partitions and ceilings, disposal, and bringing the surfaces back to one plane.
Once signed, the price holds unless the scope changes, and any variation is quoted in writing first. For how a full fit-out budget is built up, see the fit-out cost guide.
Warranties
Workmanship warranty
A six-month workmanship warranty covers partition framing, boarding, glazing installation, ceiling framing, plaster and finish, as one warranty from us rather than a stack from each sub-contractor.
If a joint cracks, a tile sags, a door drops or a grid line drifts within the workmanship period, we come back and put it right. Samra is a licensed and insured Dubai contractor.
Material warranties
Material warranties pass through directly from the manufacturer: board, glass, tile, grid, ironmongery and proprietary systems each carry their own terms, confirmed in the quotation rather than quoted as a duration on a web page.
Frequently asked questions
What is the difference between a false ceiling and a suspended ceiling?
In practice, none. Both describe a second ceiling hung below the structural soffit to conceal services and carry lighting. In Dubai, "false ceiling" usually means flush gypsum board on concealed framing and "suspended ceiling" means tile on an exposed grid, but the terms are interchangeable.
Do partitions have to run all the way to the slab?
Not always. Stopping at the ceiling line is fine for open-plan zoning and stores. It is not fine for meeting rooms, HR, clinics or directors' offices, because sound travels over the top through the ceiling plenum. Where the budget will not carry every wall to the slab, we take the rooms that need it to the soffit and build a plenum barrier over the rest.
Do I need Civil Defence approval for a partition?
It depends on what the partition does. Subdividing a leased floor, changing an escape route, crossing a sprinkler zone or building a compartment wall all go through Dubai Civil Defence. A partition inside a villa or an apartment usually does not. We tell you which category the job falls into at the site visit.
Do you take on plastering or ceiling repair on its own?
Yes. Our plasterers handle gypsum board taping and skimming, blockwork plastering, corner beads, water-damaged ceiling repair and making good after another contractor, as a standalone job.
Where a partition is glazed rather than boarded, that is aluminium and glass works.
Areas we cover
Ceilings and partitions follow whoever is fitting out. The DIFC district, Downtown Dubai and Business Bay are the steadiest, because tower offices there reconfigure constantly. Dubai Marina and Jumeirah Lakes Towers bring residential and mixed-use. Dubai Hills Estate and Meydan are villa work, usually gypsum ceilings and bulkheads around services. We cover well beyond those; the rest are on our areas page.
Send us the floor plan
Send us the space and we will price it. WhatsApp the floor plan or a marked-up sketch with the building name, the floor and the area in square feet, plus a note on which rooms need to be quiet and which need a fire rating. If there is no plan, a few photos are enough to start.
