Gym Fit-Out in Dubai, plus Cafe, Salon and Warehouse
Four kinds of space a general fit-out specification does not cover. A gym drops weight onto a floor someone else designed. A cafe pushes grease-laden air out of the building and fat into the drain. A salon runs hot water and chemicals all day in a small area. A warehouse puts point loads on a slab with no records. The shell looks the same in each case. The engineering behind the finishes does not.

What we deliver
All four verticals run the same stages, priced up front so nothing arrives later as a variation.
Survey, design and approvals
Measured space, slab-to-soffit height, base-build services, spare ways in the existing board and drainage falls, then drawings by our in-house designer, then the submissions, followed through comments and resubmission.
Civil, MEP, joinery and finishes
Demolition, screeds and floor build-ups, partitions, ceilings and tanking, air conditioning and ductwork from our own workshop, extract, boards, circuits and drainage, then counters, lockers, flooring, tiling and painting, with services set out against your equipment supplier's drawings.
Handover
Snag closure, building management closure documentation, as-built drawings and the warranty start date.
Gym fit-out in Dubai: floor loading, ventilation and power
A gym is a structural and acoustic project wearing a flooring finish.
Floor loading
A loaded barbell pushes weight into small footprints, and a dropped deadlift delivers an impulse no slab was designed around. On a ground-floor slab the answer is usually a build-up that spreads the drop. Above ground floor it is structural first: the design imposed load for that floor, the point load under each rack leg, and whether platforms can sit over supporting structure. Tell us the heaviest loaded bar and the number of platforms and we check it at survey.
Impact flooring and isolation from the tenancy below
Thick rubber takes the wear but does not stop a dropped weight being heard two floors down, because that energy travels through the structure rather than the air. Keeping it in your unit means platforms built as a floating deck on a resilient layer, isolated from the floor around them and from any wall they touch. Get this wrong in a tower and the first sign is a letter from building management.
Ventilation and cooling
A unit air conditioned for office occupancy has cooling sized for people sitting still. Fill that floor with people working hard and the heat and humidity rise sharply, studio rooms need enough air changes to reset between classes, and changing rooms need their own extract. What can be added depends on the base-build system. See commercial HVAC and indoor air quality.
Power
Treadmills are the reason gyms run out of board capacity. A bank of cardio machines is a set of dedicated circuits with sockets at the machine, not general small power added later, and once reception, laundry and water heaters are added the existing board often has no spare ways left. Where total demand changes it goes through DEWA. See board upgrade and commercial electrical.
Mirrors and changing rooms
The wall behind a mirror run has to be flat and plumb or the reflection bends, and glass near free weights takes safety backing. Changing rooms are wet rooms: tanked, falls set to the gullies, flood tested before tiling, extract sized for showers, hot water sized on recovery rate. See waterproofing and custom furniture for lockers.
Cafe fit-out and restaurant fit-out: extract, drainage and cold storage
Food premises carry an approval layer no other fit-out has, and most of the cost sits behind the walls. For premises already trading, see restaurant services.
Kitchen extract and make-up air
The Dubai Municipality Food Code, at clause 2.11, calls for adequate mechanical or mixed mode ventilation and for exhaust hood systems to be equipped with make-up air systems installed to the requirements of the Public Health and Safety Department. It also sets the airflow direction, from the clean area to the contaminated area. Make-up air is the part most often left out, and the symptoms are a kitchen pulling air backwards through the dining room and a hood that stops capturing. Filters should also be removable for cleaning or cleanable in place, so a hood whose filters cannot be taken out is a defect worth finding on survey.
Grease duct
The route from hood to discharge is fire rated, sealed, pitched back to the hood, and fitted with access doors so the whole run can be cleaned, not just the filters. The Food Code names hood, fans, guards and ducting together as parts that should prevent grease or condensation from dripping onto food or surfaces. Where it discharges is settled by the building as much as the code: riser availability, roof access, and distance from air intakes. See duct manufacturing.
Drainage and grease trap
Kitchen drainage is floor gullies, continuous falls, and an interceptor sized against the fixtures it serves and sited where a tanker can reach it. The constraint is nearly always the fall available in an existing slab, and where there is none the answer is a raised floor build-up or a pumped station. Both belong in the budget before the layout is fixed.
Cold room
Panel build, insulated floor, a condensing unit sited where it can reject heat, and condensate drainage that will not freeze at the door. A cold room that runs well in February and trips in August is usually a plant-siting problem. See cold room repair.
Front of house
Counter, bar, servery and banquette joinery from our own workshop, washable hard-wearing finishes, and acoustic treatment so a full room stays workable. Prep and wash areas get food-grade surfaces and coved junctions. See commercial carpentry and retail display joinery.
Salon fit-out and spa fit-out: wash points, ventilation and wet areas
Small floor area, heavy services: a salon puts more plumbing, extract and small power into a shop unit than almost anything its size.
Plumbing to multiple wash points
Every backwash needs hot and cold at working pressure and a drain with a fall. Drainage is the binding constraint, not the supply: wash points end up where the drain can reach, or the floor is built up, or the waste is pumped. Hot water is sized on recovery rate rather than tank capacity, because three backwashes running together will empty an undersized heater. Settle the positions before the joinery is drawn. See plumbing services.
Ventilation and odour extract
Colour bars, nail stations and treatment rooms need dedicated extract taken out of the tenancy rather than recirculated, with make-up air so the unit is not left in negative pressure. Discharge position matters as much as the fan, and in a mall it is the complaint from next door that brings building management to your unit. See duct installation.
Power density
Dryers, styling tools and treatment equipment concentrate load into a small area: sockets at every station, dedicated circuits for the heavy items, and board capacity checked before the layout is fixed. See lighting installation.
Wet-area waterproofing
Backwash zones, treatment rooms, steam rooms and showers are tanked, with upstands, falls to the gullies and a flood test signed off before any tile is laid. Waterproofing that fails here shows up in someone else's ceiling, and the cost is never limited to your unit. See tile fixing.
Warehouse fit-out and supermarket fit-out: racking, mezzanine and high bay
Industrial and grocery units are decided by the floor, the height and the way goods move. For the shop side see retail services and shop fit-outs.
Floor slab condition
Racking legs concentrate load into small baseplates, and slab thickness, reinforcement and joint detail in a leased unit are often undocumented. Where records are unavailable the answer is to prove the slab or design around it with spreader plates or pad foundations. Surface condition is separate: dusting, cracked joints and spalled edges under forklift traffic get repaired and sealed before racking goes in, because doing it later means unloading it again. See epoxy flooring.
Racking and mezzanine
Aisle widths follow the truck you actually run, and the layout keeps escape routes, sprinkler coverage and shutter openings clear. A mezzanine is a structural alteration: engineer-designed against the load you declare, consented in writing by the landlord, and approved before steel is ordered. Under-declaring that load cannot be put right later.
High-bay lighting
Mounting height and fitting choice set the light at the floor and at the rack face. A grid laid out for an empty shed leaves dark canyons once racking is up, so lighting is drawn against the racking layout, and emergency lighting and signage move with the aisles.
Loading, doors and shutters
Shutter width and height are matched to the vehicle and the pallet, not to the existing opening, and motorised shutters need power, safety edges and a maintainable position for the motor. Dock levellers, thresholds and door seals decide whether loading works in rain.
Cold storage and supermarket back of house
Cold rooms, freezer rooms and refrigeration cases bring plant location, heat rejection, case power and drainage into the fit-out, plus floor heating under freezer rooms where the design calls for it. A supermarket adds shopfitting, checkout power and data, and a prep area carrying the same Dubai Municipality food requirements as a cafe kitchen. See commercial refrigeration.
Why owners choose Samra for this
One team across the trades that decide a specialist fit-out, and one point of accountability from survey to handover.
In-house MEP, duct workshop, joinery and interior design
Extract, drainage, board, ceiling and counters set out by one team, with duct fabricated in our own workshop rather than by a sub-contractor.
A women-owned Dubai contractor since 2015
Working across maintenance, fit-out and renovation rather than a single trade, so a unit can be worked on while it stays open.
Approvals coordinated as part of the contract
One project manager through construction, snagging and any warranty callback, with escalation by WhatsApp.
Fixed-price BOQ within 7 working days
Priced trade by trade, and a commercial AMC at handover if you want one, charged as an annual fee billed quarterly.
Authority approval pathway
Specialist units almost always need submissions, because they change layout, load, drainage or fire strategy. Samra coordinates them and produces the drawings.
Building management approval
The first submission in any tower, mall or managed estate. It sets working hours, service lift booking, insurance and waste disposal, and nothing starts before it is issued.
Dubai Municipality
Layout, occupancy and building modification. For cafes, restaurants and supermarket prep areas this is where the food requirements bite: kitchen ventilation and make-up air, food-grade finishes, and the separation of clean and contaminated areas.
Dubai Civil Defence
Fire strategy, escape routes, detection and sprinkler alteration. Racking layouts, mezzanines, grease duct routes and any change to a ceiling or partition line come through here.
DEWA, free zone and developer authorities
DEWA covers load, metering and cabling wherever the fit-out changes electrical demand, which on gyms, salons and cold storage it usually does. Free zone and developer submissions run alongside the others.
Approval fees are passed through at cost on their own line, never buried inside a rate.
How we price a specialist fit-out
We price from the space and the drawings, never from a phone description. The sequence is fixed: free site visit, drawings reviewed by our own MEP and design team, then a trade-by-trade BOQ within 7 working days. Materials are line-itemised by make and model, so a change of specification shows its own cost instead of disappearing into a lump sum. Once signed, the price holds unless the scope changes.
What moves the number on these four verticals
- Structural work: slab checks, load spreading, platform build-ups and any steel.
- Acoustic isolation, and whether the tenancy below is an office, a home or an empty shell.
- Cooling and fresh air, and how far the base-build system has to be extended or added to.
- Extract: hood and grease duct route, riser availability, discharge position and make-up air.
- Drainage falls, waterproofing extent, and where refrigeration plant can be sited.
- Electrical: spare ways in the existing board, and whether the supply itself has to change.
- Approval complexity, and restrictions on an occupied unit such as night work and phased handover.
Every enquiry ends at a written quotation
For how fit-out costs are structured, see the fit-out cost guide.
Workmanship and material warranties
Two layers. Our workmanship warranty runs for 6 months from handover across civil, MEP, joinery and finishes as one warranty rather than one per sub-contractor, so a defect goes to one project manager and is put right at no cost. Material and equipment warranties pass through from each manufacturer, and the exact terms for your specification are confirmed in the quotation.
Workmanship warranty
6 months from handover across civil, MEP, joinery and finishes as one warranty. If the same defect returns in that window and it is our workmanship, we put it right at no cost.
One project manager, one accountability line for the whole fit-out.
Material warranties
Manufacturer warranties on flooring, AC and duct equipment, extract fans, lighting, sanitaryware, refrigeration and joinery pass through from each maker. Exact terms for your specification are confirmed in the quotation.
Frequently asked questions
The questions gym, cafe, salon and warehouse owners actually ask at survey.
Can I put a gym on an upper floor?
Sometimes, and it is a structural question before it is a flooring question: the design imposed load for that floor, the point loads under your racks, and whether platforms can sit over supporting structure. A cardio and studio format is far easier to place upstairs than a lifting gym.
Will rubber flooring stop the noise reaching the unit below?
Not on its own. Rubber takes the wear, but the thump from a dropped weight travels through the structure, which is a different problem from airborne sound. Keeping it in your unit means platforms built as a floating deck on a resilient layer, isolated from the floor and walls around them.
Do I need approval to open a cafe kitchen in an existing shell?
Yes. Building management first, then Dubai Municipality for the food side and the layout, Civil Defence where the fire strategy or grease duct route is affected, and DEWA where the load changes. Extract, make-up air, drainage and food-grade finishes are all assessed.
How often does a kitchen extract system need cleaning?
The Dubai Municipality Food Code sets no interval of its own. Clause 2.11 calls for cleaning in accordance with the requirements stipulated by the concerned department, so the interval follows your licence conditions and your own food-safety scheme rather than a figure quoted by a contractor. See duct cleaning.
Can you work while the unit stays open?
Usually yes, and it changes the programme rather than the scope. We screen the work area, run noisy and wet trades out of hours where the building allows, and phase handover. Tell us at survey which stations, aisles or shutters cannot be blocked.
Glazed frontages and mirror walls need cleaning at height once the gym is trading, which is facade cleaning.
Areas we cover
These fit-outs cluster by what the district is zoned for.
Downtown Dubai, Business Bay and Dubai Marina are boutique studios, cafes and salons in tower podiums. Dubai Hills Estate, Arabian Ranches and Meydan are private villa gyms and community units. Jumeirah Lakes Towers is mixed commercial. Working somewhere else? Tell us the unit type. Coverage on our areas page.
Areas we cover
Same-day reach across Dubai. Tap your area for landmarks, communities and the services we deliver there — or tell us your building on WhatsApp.
Send us the space
Send us the space and we will tell you what it can take before anyone talks about finishes. To start we need the floor plan, the building name and floor, the intended use, and whether the unit sits under Dubai Municipality or a free zone. For a gym, add the heaviest loaded bar and the number of platforms. For a cafe, your equipment schedule. Send your floor plan for a BOQ on WhatsApp, a direct route to our estimating team, or through the contact page. We survey before we price, so what comes back is the honest answer on structure, extract and drainage.
