What an indoor air quality test measures
Our IAQ survey records the parameters that decide whether a space is safe and comfortable to occupy.
CO2
Whether fresh-air ventilation is keeping up with the people in the room.
VOCs
Off-gassing from paint, adhesives, furniture and cleaning products.
PM2.5 and PM10
Fine and coarse dust, including sand carried in during the sandstorm season.
Formaldehyde
A specific VOC common after a new fit-out or new joinery.
Mould spores
Biological contamination, usually from a hidden leak or a wet duct.
Temperature and relative humidity
The condition that lets mould and dust mites grow if it is left uncontrolled.
You receive a documented report with a reading against each parameter and a prioritised list of what to fix first. Testing pricing is quoted per space after a short scoping call, and the full job is confirmed as a fixed-price written quote before any work begins.
Dubai Municipality indoor air quality limits
Two Dubai Municipality documents set the numbers an IAQ reading is judged against. Al Sa'fat, the Dubai Green Building System, sets pre-occupancy limits for new buildings (Regulation 401.06) and limits for existing hotels, malls, educational, government, healthcare and worship buildings, theatres and cinemas (Regulation 401.07). DM's Technical Guidelines for Indoor Air Quality for Healthy Life (DM-HSD-GU119-IAQ, version 4, December 2024) add more parameters and thermal comfort ranges.

Three things to know when you read this table:
- The documents don't always agree. GU119 lists a much lower long-term formaldehyde figure and a higher TVOC figure for existing buildings than Al Sa'fat. Our report states which benchmark each reading is compared against, so nobody has to guess.
- Most limits are 8-hour averages. A one-off reading on a handheld meter can't pass or fail a space against them. GU119 accepts 8-hour continuous logging, or four half-hour readings spread across the working day.
- Formal compliance testing has its own rules. GU119 says testing to show compliance must be done by a company or laboratory accredited by the Emirates International Accreditation Centre (EIAC), using instruments calibrated at least annually. If you need a result to submit to Dubai Municipality, tell us at scoping so the testing is set up for that from the start.
For buildings within its scope, GU119 also recommends an IAQ audit within six months of the HVAC system starting up, and at least every two years after that.
How our IAQ testing works, step by step
- Scoping. Send us the space type, floor area, headcount, what people are noticing, any recent works (painting, joinery, flooring) and the AC type: split, ducted, FCUs on chilled water or district cooling. A floor plan helps. We confirm which parameters matter and give you a fixed price for the survey.
- Walkthrough. We inspect the AHUs or FCUs, filters, coils, drain pans, fresh-air intake, duct condition, damp patches, visible mould and new materials, and note printers, cleaning products and anything else that emits.
- Sampling plan. Measurement points sit in the breathing zone, 1–2 m above the floor, away from supply diffusers, walls and doors, following the positioning in DM's IAQ guideline. That means at least one point per floor or per air-handling zone, and one point per 500 m² on floors under 3,000 m², plus outdoor reference readings at the entrance or fresh-air intake.
- Measurement. CO2, TVOC, formaldehyde, PM2.5, PM10, CO, temperature and humidity are logged across the occupied day, so the results can be compared with 8-hour limits.
- Biological sampling. Air samples for mould and bacteria, plus swabs where we see growth on coils, drain pans or duct linings.
- Analysis. Each reading is compared with the DM benchmarks above. Indoor CO2 is compared with the outdoor reading, because the rise over outdoor air shows whether ventilation is keeping up.
- Report and quote. You get the written report and a fixed-price written quote for any fixes.
- Re-test. After remediation we re-test the failed parameters, so you have proof the problem is fixed.
What the report contains
- Site details, test date, occupancy during the test and how the HVAC was running
- A floor plan with every sampling point marked
- The instruments used and their calibration dates
- A results table: each parameter at each point, the benchmark it's compared against, and pass or fail
- CO2 and humidity graphs across the day, showing when ventilation falls behind
- Photos of what we found: filters, coils, drain pans, duct interiors, damp or mould
- The likely cause of each failed reading, in plain language
- A prioritised fix list with a fixed-price quote, and a re-test recommendation
Why IAQ matters in Dubai
Indoor air in Dubai is typically more polluted than outdoor air — driven by tightly-sealed AC environments, off-gassing from new furnishings, and inadequate fresh-air ventilation in older buildings.

Frequently asked questions
How can I test my indoor air quality?
A phone or consumer sensor gives a rough live reading, but not a defensible result. For a decision or an audit you need a survey that samples CO2, VOCs, PM2.5, PM10, formaldehyde, mould spores and humidity, then documents each reading in a written report. We run that survey across your offices, clinic or home in Dubai and hand back a prioritised action list.
Is indoor air quality testing worth it?
It is worth it when a decision rides on the result: sizing filtration for a fit-out, confirming a mould remediation actually worked, or resolving a tenant complaint. If nothing has changed and no one has symptoms, a routine duct clean and filter change is the cheaper first step.
Can poor air quality cause headaches or tiredness?
Occupants often report headaches, tiredness and irritated eyes in spaces with high CO2, high VOCs or a mould problem, and the symptoms usually ease outside the building. A test identifies which parameter is driving it so the fix is targeted rather than a guess.

What are Dubai Municipality's indoor air quality limits?
Al Sa'fat sets 8-hour limits of formaldehyde below 0.08 ppm, TVOC below 300 µg/m³ and PM10 below 150 µg/m³ for new buildings before occupancy. For listed existing buildings it adds CO2 below 800 ppm, carbon monoxide below 9 ppm, ozone below 0.06 ppm, and bacteria and fungi below 500 CFU/m³ each. DM's IAQ guideline adds PM2.5, temperature and humidity ranges.
Should I test the air in a new villa or apartment before moving in?
It's worth it if the home has just been built, repainted or fitted with new joinery, flooring or furniture, because formaldehyde and VOCs are highest in the first weeks. Clean the AC and ducts first, flush the home with ventilation for several days, then test against the Al Sa'fat pre-occupancy limits. If a reading fails, extend the flush-out and re-test.
How long does an indoor air quality test take?
DM's IAQ guideline measures most parameters on an 8-hour basis, or four half-hour readings spread across the working day, so plan for the testing to run through a normal occupied day. A walkthrough for a single complaint, such as a smell or damp patch, can be shorter. The written report follows once any laboratory results for mould and bacteria are back.
What is a safe CO2 level in an office?
Dubai's green building rules use 800 ppm as the limit for existing buildings and as the set-point for demand-controlled ventilation, with an alarm required above 1,000 ppm. Outdoor air is around 420 ppm, so a meeting room climbing past 1,000 ppm is telling you the fresh-air supply can't keep up with the number of people in it.
