Condenser cleaning and fan motor swap
Fouled condensers are one of the most common refrigeration faults in Dubai dust. Chemical clean, fan-motor replacement and airflow verification to restore efficiency.
Restaurant Services and Commercial AMC bundle
Most F&B operators bundle cold room repair into a Commercial AMC — one contract across refrigeration, AC, kitchen exhaust and plumbing with priority after-hours dispatch.
Commercial Refrigeration scope
For display chillers, ice machines, undercounter units and bar wells, see our broader Commercial Refrigeration service — same team, same warranty, same dispatch line.
Common cold room failures we fix on the same visit
Eight symptom patterns cover the majority of cold room call-outs in Dubai. Most are diagnosable inside 30 minutes and fixable on the first visit because we carry common compressors, fan motors and refrigerants on the van.
Cold room not holding temperature
Most common F&B emergency call. Causes range from refrigerant loss to fouled condenser to failed thermostat. Diagnosed on site and most fixes carried on the van.
Compressor short-cycling or not running
Compressor cuts in and out, overheats or refuses to start. Electrical diagnosis, capacitor and contactor check, gas-recover and compressor swap where needed.
Ice and frost build-up on evaporator
Failed defrost cycle is the usual cause — heater elements, timers or sensors. Cleared and corrected so the unit returns to normal cooling and drainage.
Warm spots or ice ring around the door
Door seal failure. Gasket replacement, hinge alignment and door-frame heater check — important on walk-in freezers where seals fail first.
Water pooling on the floor or freezing in drain
Drain line freeze-up or blocked condensate path. Drain heater repair or replacement and drain-line clearance.
Condenser fan noisy or stopped
Failed condenser fan motor — replacement carried on the van for common sizes. Restores airflow and stops the compressor overheating.
Refrigerant leak suspected
Frequent gas top-ups, oil staining at joints or a slow loss of cooling. Electronic leak detection plus UV dye, then proper repair and recharge to spec.
Display board frozen, blank or showing error
Control-board or thermostat failure. Model-specific replacement and re-commissioning.
What to do while you wait for the technician
The first hour decides how much stock you keep. These steps protect the food and give us what we need to diagnose the fault quickly once we're on site.
- Keep the door shut. Every opening dumps warm, humid air onto the evaporator and speeds up icing. Put a sign on the door and let one person go in. Dubai Municipality's Food Code gives the same advice for power cuts: don't open chillers and freezers unnecessarily.
- Start a temperature log now. Every 30 minutes, write down the time, the controller reading and a probe thermometer reading taken from the core of a product. The display shows air temperature at one sensor; the probe tells you what the food is actually at. Photograph the display and any alarm code.
- Move high-risk food first. Cooked meats, dairy, sauces, cut fruit and other ready-to-eat items go to a working chiller or freezer before raw produce and drinks. Keep raw and ready-to-eat food apart in the backup unit.
- Stop loading the box. No deliveries, no hot trays and no restocking until it's back in range. Hot food raises the temperature of everything around it.
- Check the easy things, once. Is the isolator on? Has a breaker tripped? Is the condenser fan turning, and is anything stacked against the condenser? Reset a tripped breaker one time only. If it trips again, leave it off and tell us, because repeated resets can burn out a compressor.
- Leave the ice alone. If the evaporator coil is a solid block of ice, don't chip at it. A knife through a copper tube turns a defrost fault into a refrigerant leak. If your controller has a manual defrost function and your staff know how to use it, one manual defrost is fine.
- Apply the 2-hour rule to stock. The Food Code's power-outage guidance says high-risk and perishable food that has been above 5°C for more than 2 hours should be discarded, and frozen food showing signs of thawing should be discarded or used immediately. Your person in charge makes that decision; the log gives them the facts.
- Send us the details on WhatsApp. Photos of the controller, the condensing unit's data plate and your temperature log. We typically respond within 2 hours, day or night, and the data plate tells us which compressor, fan motor or refrigerant to load on the van.
A simple temperature log
| Time | Controller display | Product probe (core) | Door opened since last check? | Action taken |
|---|---|---|---|---|
| 14:00 | 7.5°C | 6.1°C | Yes, once | Dairy moved to reach-in chiller |
| 14:30 | ||||
| 15:00 |

Cold storage repair for warehouses and larger cold stores
A cold store is not just a bigger walk-in. Once a room is served by several evaporators, a remote condenser on the roof or a compressor rack feeding more than one room, faults start to interact. One iced coil drags the whole room's temperature up, one leaking circuit hides behind the others, and a defrost schedule set for a kitchen walk-in can't keep up with a loading door that opens every few minutes.
We repair direct-expansion (DX) cold stores for food distribution, catering and logistics sites across Dubai, including the warehouse clusters in Al Quoz and Jebel Ali.
| Area | Kitchen walk-in | Cold store or warehouse room | What we check |
|---|---|---|---|
| Refrigeration plant | One condensing unit, one evaporator | Several evaporators on one or more condensing units, sometimes a parallel compressor rack | Each circuit on its own: pressures, superheat, subcooling and compressor amps, so one fault isn't masked by the others |
| Defrost | Electric defrost on a timer | Staggered defrosts across several coils, sometimes hot-gas defrost | Heaters, termination sensors, drain-line heaters, and whether the defrost schedule suits the door traffic |
| Doors | Hinged door and strip curtain | Large hinged or sliding doors, ante-rooms, dock openings | Door heaters, seals, pressure-relief ports and the door switches that stop evaporator fans |
| Floor | Insulated floor panel or none | Freezer slab, often with underfloor heating | Underfloor heating circuit, and the floor for signs of frost heave |
| Controls | One standalone controller | Several controllers, sometimes with networked alarms | Probe accuracy against a calibrated reference thermometer, set-points and alarm limits |
Keeping the store cold while we work
- Where the pipework has service valves, we isolate the faulty evaporator or circuit so the remaining coils keep the room in range.
- We agree with your team which zone stock moves to, and log temperatures during the repair.
- Semi-hermetic compressors on larger stores (Bitzer, Copeland) are not always a same-visit swap. If the part has to be ordered, you get a fixed-price quote and a realistic lead time before we leave, plus interim steps to hold temperature.
Large industrial ammonia (R-717) plants and CO2 (R-744) transcritical racks are specialist systems. Tell us the refrigerant when you call and we'll tell you straight away whether it's a job for us.
Multi-evaporator and rack repairs are quoted after diagnosis. The walk-in brackets in the pricing section below are a guide for single-circuit work.
Cold room door repair: seals, heaters, hinges and sliding doors
On most walk-in freezers the door fails before the refrigeration does. A door that doesn't seal lets in warm, wet air, which freezes on the frame, the gasket and the evaporator coil. The unit then runs longer, defrosts more often and still loses temperature. Fixing the door is usually the cheapest repair on this page.
| Part | What you'll notice | What we do |
|---|---|---|
| Door gasket (magnetic or compression seal) | Ice ring round the frame, torn or flattened seal, light showing round the edge with the room light on and the door shut | Replace the gasket to the door's profile, then check the door hangs square so the new seal compresses evenly |
| Frame heater wire (anti-sweat heater) | Freezer door freezes shut, frost or water on the jamb, gasket tearing when the door is pulled | Test heater continuity and resistance, replace the heater cable, check the supply and fuse |
| Hinges and door closers | Door doesn't swing shut on its own, sags, or catches the threshold | Adjust or replace self-closing (rising-cam) hinges and closers; realign the door leaf |
| Sliding door track, rollers and wedges | Door drags or jumps the track, or doesn't pull tight against the frame at the end of its travel | Clean and realign the track, replace rollers, adjust the closing wedges so the door presses onto its seal |
| Latch, handle and inside safety release | Latch doesn't catch, handle is loose, inside release is stiff | Replace latch and handle; confirm the inside release opens freely so nobody can be locked in |
| Strip curtain | Split, missing or yellowed strips; strips stiff and curling in a freezer | Replace strips; freezers need low-temperature (polar-grade) PVC that stays flexible below zero |
| Pressure-relief port (freezers) | Door hard to pull open just after closing; ice plugging the vent | Clear the port, test its heater, replace the valve if it's stuck |
| Threshold and bottom sweep | Gap under the door, ice on the floor at the threshold | Replace the sweep or threshold seal; check the threshold heater on freezers |
| Door switch | Evaporator fans keep running with the door open; light stays on | Replace the switch so the fans stop when the door opens |
Why a freezer door is hard to open
Warm air that gets in while the door is open cools and contracts once the door shuts, pulling a slight vacuum inside the room. A heated pressure-relief port lets the pressure equalise within seconds. When the port's heater fails, the port ices up and the vacuum stays, so staff heave on the handle and the gasket and hinges take the damage. On a freezer that "sucks the door shut", check the relief port before replacing the seal.
Walk-in door seal replacement is AED 600–2,000 depending on door size and gasket profile. Heater wires, hinges, rollers and relief ports on cold room and cold store doors are quoted on site once we've checked the door.

Cold room preventive maintenance schedule
Many cold room breakdowns trace back to something a routine check would have caught: a condenser packed with dust, a split gasket, or a defrost heater that failed weeks before the room finally warmed up. This is the schedule we recommend for a walk-in chiller or freezer in a working kitchen.
| Task | Who | How often |
|---|---|---|
| Record room temperature (controller) and product temperature (probe) | Site staff | Every shift |
| Check the door closes on its own and the gasket is intact; check strip curtains | Site staff | Daily |
| Look for ice on the evaporator coil and water under the unit | Site staff | Weekly |
| Wipe door gaskets and strip curtains | Site staff | Weekly |
| Clean the air-cooled condenser coil | Technician | Every 3 months; monthly for condensers in dusty yards or hot plant rooms |
| Check refrigerant pressures, superheat and subcooling; leak check joints | Technician | Every 3 months |
| Electrical check: contactors, terminals, capacitors, compressor amps | Technician | Every 3 months |
| Test defrost heaters, drain-line heater and defrost termination sensor | Technician | Every 6 months |
| Test door frame heaters and the pressure-relief port heater | Technician | Every 6 months |
| Check the controller probe against a calibrated reference thermometer | Technician | Every 6 months |
| Clean the evaporator coil and drain pan; check fan motors | Technician | Every 6 months |
| Inspect panel joints, floor and ceiling for damage or frost heave | Technician | Once a year |
Dubai Municipality's Food Code asks for accurate, reliable temperature monitoring devices calibrated at a set interval, which is why probe checks are on this list. We use calibrated thermometers on every visit.
Your staff handle the daily and weekly checks. The technician tasks can sit inside a commercial AMC alongside your AC, so one contract covers the whole kitchen. A commercial AMC includes two planned visits a year per unit, a 24/7 priority line and no call-out fee on emergency visits; kitchens that work their cold rooms hard often add quarterly condenser cleans. For the wider kitchen, see restaurant and F&B maintenance.

Cold room repair FAQ
What cold room and walk-in chiller faults do you repair?
We repair compressor failure and short-cycling, refrigerant leaks and regas, iced-up or blocked evaporators, failed defrost cycles, door gasket and door heater faults, condenser fan-motor faults, controller and thermostat errors, and cold rooms that will not hold temperature. Most faults are diagnosed and fixed on the same visit.
How fast can you respond to a cold room breakdown in Dubai?
We offer same-day response for commercial refrigeration across Dubai, and 24/7 emergency dispatch when a cold room or walk-in freezer is losing temperature. Send us the site and the fault on WhatsApp or call +971 52 423 0419 and we schedule the visit.
Which Dubai areas do you cover for cold room repair near me?
We cover cold room and walk-in chiller repair across Dubai, including the commercial kitchen and cold-store clusters in Al Quoz, Jebel Ali, Business Bay, Deira and Bur Dubai, and the wider 27 communities we serve.
How much does cold room repair cost in Dubai?
After a diagnostic visit we give a fixed-price written quote before any work begins. The cost depends on the fault, so a refrigerant top-up is priced differently from a compressor replacement. The pricing section above shows indicative brackets.
Do you repair walk-in freezers, cold storage rooms and warehouse cold stores?
Yes. We repair walk-in chillers and freezers, and direct-expansion cold stores with several evaporators, remote condensers or a compressor rack. On larger stores we isolate the faulty evaporator or circuit where the pipework allows, so the rest of the room stays in range while we work. Tell us the refrigerant and number of evaporators when you call, and we'll confirm it's a job for us before anyone travels.
Can you repair a cold room door, or does it need replacing?
Most cold room doors can be repaired. Worn gaskets, failed frame heater wires, sagging hinges, broken closers, worn sliding-door rollers and iced-up pressure-relief ports are all replaceable parts. Walk-in door seal replacement is AED 600–2,000. We only recommend a new door leaf when the panel itself is damaged or waterlogged and can no longer hold its shape or insulate properly.
What temperature should a walk-in chiller and walk-in freezer hold?
Dubai Municipality's Food Code requires chilled high-risk and perishable food to be kept at or below 5°C, and frozen food at -18°C. Most kitchens run walk-in chillers at around 1–4°C so product stays under 5°C through door openings and defrost cycles. Check product temperature with a probe thermometer as well as reading the controller display.
How often should a cold room be serviced?
Staff should record temperatures every shift and check door seals daily. A technician should clean the condenser and check refrigerant pressures and electrics every three months, and test defrost heaters, door heaters and controller probes every six months. Sites with dusty condenser locations or heavy door traffic may need more. The schedule on this page can run inside a commercial AMC.
