Why door paint fails early
Doors take more physical contact than any wall in the property, and they are the surface most often painted with the wrong product.
Wall paint is formulated to sit on a porous, static surface that nobody touches. A door is none of those things. It is a sealed substrate, it flexes every time it swings, it gets handled dozens of times a day, and in Dubai it moves between an air-conditioned interior and a hot corridor or courtyard. Wall paint on that surface stays soft, marks under fingernails and peels at the leading edge within months.
The fix is not a better topcoat, it is the layer underneath. Bare or previously varnished wood needs sanding back and a wood primer. Metal needs a corrosion check and, where there is any rust, a converter or a rust-inhibiting primer before anything else. MDF needs a sealing primer or the edges swell. uPVC and fiberglass need a specific adhesion primer, because nothing else grips them reliably.
Every door type, and what each one needs
Solid wood, panel and flush doors
Sanded back to a sound surface, knots sealed, then a wood primer and finish. Panel doors are cut in by hand at the mouldings, which is where a rushed job always shows first.
MDF and moulded doors
MDF drinks paint at the cut edges and swells if water gets in. A sealing primer on the edges is not optional, and it is the step most commonly skipped.
Fiberglass doors
Common on Dubai villa entrances. They need an adhesion primer and a flexible topcoat that will not crack as the panel expands in direct sun. Standard wood paint on fiberglass fails at the panel joints.
uPVC and composite doors
Non-porous and designed not to be painted, which means adhesion primer or nothing. Done properly they hold colour well; done with ordinary primer they peel in sheets.
Steel, iron and aluminium doors and gates
Corrosion check first. Surface rust is treated back to sound metal and given a rust-inhibiting primer. For villas near the coast we specify a marine-grade system, because salt air attacks the substrate long before the colour goes.
Frames, skirtings and architraves
Usually done alongside a wall repaint, because fresh walls make tired skirtings obvious. Enamel or a hard-wearing satin rather than wall paint.
Wardrobe fronts and built-in joinery
Fitted wardrobe doors and built-in cupboard fronts, prepared and finished in place. Large flat panels are where a sprayed finish earns its cost.
Railings, balustrades and window frames
Stair railings, balcony balustrades, timber and metal window frames, coated to handle the temperature swing across the glass line.
Repair before paint
Paint does not hide damage, it highlights it. Anything raised or open gets dealt with first.
Dents, gouges, screw holes from old hardware and small splits are filled, sanded flush and spot-primed before any topcoat. Peeling from a previous bad job is scraped back to a sound edge and feathered, because painting over a lifting edge just moves the problem along by a few months.
What we will not do is paint over structural failure. A door that has swollen from water ingress, delaminated, or dropped on its hinges needs fixing or replacing, and we will tell you that at the site visit rather than take the job and hand back something that looks fine for a season. Paint, stain or varnish
Three different outcomes, and the choice is usually made for you by what is already on the door.
Paint gives you any colour and covers the grain completely. It is the right answer when the timber is unremarkable, when the existing finish is already paint, or when you want doors to match joinery and skirtings.
Stain and varnish keep the grain visible. This suits solid hardwood doors worth showing, and Dubai villa entrances in particular. It is less forgiving than paint, because stain shows every repair and every sanding scratch, so the preparation has to be better rather than faster.
Going from a stained and varnished door to a painted one is straightforward. Going the other way means stripping back to bare timber, which is a much bigger job, and we will price it honestly rather than pretending otherwise.
Brush finish or spray painting
Both are offered, and they suit different jobs.
A brushed and rolled finish is done in place. There is minimal masking, the door stays hung, and the job is quick. Under close inspection you can see brush texture, which on a painted interior door most people never notice.
Spray painting gives a smoother finish with no brush marks, and it is the better choice on a main entrance door or on wardrobe fronts where the surface is large and flat. It needs far more masking, or the door taken off and finished elsewhere, so it costs more and takes longer. We tell you which one a job actually warrants rather than defaulting to whichever is easier for us.
Door and wood painting questions
Why did my doors peel after being painted last year?
Almost always the primer, or the absence of one. Wall paint applied over a sealed or varnished door has nothing to grip, so it lifts at the edges and anywhere that gets handled. Fixing it properly means sanding back to a sound surface and priming for the substrate, not adding another coat on top.
Do you need to take the doors off?
Usually no. We paint them hung, with hardware removed and the floor, frame and surrounding wall protected. Doors come off only when you have asked for a sprayed finish that needs a controlled space, and we agree that with you before the day rather than turning up and removing them.
How long before I can close the door again?
Touch-dry and fully cured are not the same thing. A door closed against its frame before the film has hardened will stick and tear when it is next opened. We tell you the wait for the specific product used, and where a job is tight on time we choose a product with a faster cure rather than rushing the one we would normally pick.
Can you repair damaged doors as well as paint them?
Yes for dents, gouges, old screw holes, small splits and peeling from a previous job, all filled and made good before painting. No for structural failure such as water swelling, delamination or a dropped door, where painting would only hide it. We say which one you have at the site visit.
My entrance door is fiberglass. Can it be painted?
Yes, with an adhesion primer and a flexible topcoat rated for direct sun. Fiberglass panels expand in Dubai heat, and a rigid wood paint cracks at the joints. It is a different specification to a timber door and priced separately.
My gate is rusting. Can it be saved?
Usually. Surface rust is treated back to sound metal and given a rust-inhibiting primer before the topcoat, and coastal properties get a marine-grade system. Where corrosion has gone through the section, painting it only hides the problem, and we will tell you that rather than take the job.
Do you paint kitchen cabinets?
No. We paint doors, frames, skirtings, railings, gates and fitted wardrobe fronts. Kitchen cabinet respraying is a different trade with different equipment.
Do you paint furniture?
No. Furniture spraying is a separate specialism and not something we take on.
Can you do the doors without repainting the walls?
Yes. Doors, frames and skirtings are quoted as their own job and are a common standalone booking.
