Water Leak Detection in Dubai
Water leak detection in Dubai starts from a problem that rarely announces itself. A damp patch creeping across a wall, a stain spreading on a false ceiling, a skirting that is soft when you press it, or a bill that climbed with nothing changed in the household. By the time any of that is visible, the water has usually been running for weeks and the wet spot is often nowhere near the pipe that failed. The wrong answer is to start opening walls. We locate the leak first with acoustic equipment and an infrared thermal camera, and open only the patch that has to come out.
Have a damp patch or a bill that climbed? Send the symptoms and we will tell you what we will be looking for: contact us.
How leak detection actually works
Non-invasive detection means finding the source through the surface rather than by demolition. Four methods, used together, because no single one is reliable on its own.
Acoustic leak detection
Pressurised water escaping through a small opening makes a sound, and that sound carries along the pipe and through the surrounding material. We listen along the run with ground microphones and contact probes, working the signal to its loudest point. On a clean job this locates the source within centimetres. It is the primary method for a concealed leak behind tile or under screed.
Infrared thermal imaging
An infrared camera reads surface temperature rather than seeing through anything, which is a distinction most sales copy gets wrong. Escaping water changes the temperature of the material around it, and that shows on the camera as a pattern the eye cannot see. It is decisive on hot water lines and on chilled water pipework, and it maps the extent of damp behind a finish so you know how much of a ceiling is actually affected rather than guessing.
Pressure testing and isolation
Section by section, we isolate and pressurise to prove which run is losing and which is sound. This is the step that turns a suspicion into a fact, and it is the one most often skipped because it takes time and produces nothing photogenic.
Camera inspection
For drainage rather than supply, a camera on a flexible rod goes into the line to show a crack, a displaced joint or a collapsed section directly. You see the footage too.
Used together these cross-check each other. Acoustic says roughly here, infrared confirms the thermal signature, the pressure test proves the run, and only then does anything get opened.
Precision is the service. The equipment is just how we get there.
The question every caller actually asks is some version of the same thing: how much of my home are you going to open up. The answer is a number, and it is the whole point of what we do.
Located to centimetres, marked before anything is opened
Not "somewhere along this wall", not "under the bathroom". A marked spot on the floor or the wall, with the reason we believe it. You see the mark, you agree the opening, and then the tile comes off. Nothing is opened on a hunch and nothing is opened to look around.
The difference between a repair and a renovation
A leak located to a metre means a metre of finish comes off. A leak located to a room means the room comes off. In a Dubai apartment with large-format tile, matched grout and a building that will not let you store rubble in the corridor, that gap is measured in weeks and in whether your tile is still available to match.
We work through finishes we did not choose
Marble, large-format porcelain, timber, microcement, tanked wet rooms. Sensitivity matters most where the finish is least forgiving, which in this city is most of the time.
We tell you when we cannot hear it
A pipe that is not under pressure makes very little noise, so a gravity drain, a slow weep or a leak that has already found a path away from the pipe can be silent. Heavy ambient noise or a running pump can mask it. When that happens the answer is pressure testing, tracer gas or a camera, and we will say which we are switching to and why, rather than spending your money listening to nothing.
You get the evidence, not just the verdict
We record the signal at the point we mark and we take the meter reading that confirms water is present. When the leak turns out to be in a common wall or on the building's side of the meter, that file is what you hand to the owners association. Without it you are describing a noise to somebody who never heard it.
Slab leaks, and why they are different
A slab leak is a failure in pipework running within or beneath the concrete floor slab, and it is the hardest category to find and the most expensive to ignore.
The symptoms are specific. A patch of floor that is warm underfoot when the hot line is the one leaking. Tiles that sound hollow or lift at a corner. A skirting that stays damp on one wall. The sound of running water when every tap in the property is closed. In a villa it can show as a damp band along the base of a wall on the ground floor.
Slab leaks matter because the water has nowhere to go but into the structure, and because the instinct to break out floor until the pipe appears is expensive and often wrong. Acoustic detection and infrared scanning exist precisely for this case: locate the point, break out one patch, repair, reinstate. Where the run is badly placed or has failed more than once, re-routing the pipe outside the slab is sometimes the cheaper answer over the life of the property, and we will say so when it is.
The meter test you can run yourself tonight
Before you call anybody, this takes ten minutes and tells you whether you have a leak at all.
1. Close everything
Close every tap in the property. Switch off the washing machine and dishwasher. Switch off the geyser isolator so the water heater is not drawing while you test.
2. Note the meter reading
Find your meter and note the reading, including the smallest dial. In a villa that is the DEWA meter in the chamber near the boundary wall, not inside the house. In an apartment you usually cannot reach it, so ask the management office for your sub-meter reading instead.
3. Wait two hours
Leave it two hours with nobody using water.
4. Read it again
If the reading moved, water is leaving the system somewhere it should not. If it did not move and you still have a damp patch, the source is more likely condensation, a chilled water line, a drainage fault or something coming from outside your unit, which is a different investigation.
Bring us the two readings and the times. It saves an hour on site and it tells us before we arrive whether we are looking for a supply leak or something else.
Whose pipe is it, and who pays
This is the question nobody answers in advance, and in an apartment it decides who carries the cost.
Dubai's Law No. (6) of 2019 Concerning Ownership of Jointly Owned Real Property lists, among the Common Parts of a building, "water mains; sewer pipes; gas pipes and chimneys; and electrical and telecommunications towers, wiring, and conduits serving the Owners of more than one (1) Unit". It also includes "any other parts outside the boundaries of Units which are necessary or required for the existence, maintenance, sustainability, safety, or operation of the Jointly Owned Real Property".
The quoted provision covers shared service pipes. Whether a particular leak is a Common Part, and who is responsible for the repair, depends on the pipe location and the building's governing documents. Use a documented detection report to ask the building or community management to confirm responsibility before authorising repair.
The practical difficulty is that you cannot tell which side of that line you are on until somebody has actually located the leak. A riser passing through a service duct in your apartment is not your pipe. The branch running from that riser to your kitchen sink is. They can be a metre apart and the damp patch looks identical.
So the detection is worth doing before the argument starts, not after. We locate it, photograph it, record the method and the readings, and give you a report you can put in front of your building's management. Where it turns out to be theirs, that report is the whole case. Where it turns out to be yours, you at least know what you are paying for. For the wider picture on what belongs to a building rather than to you, see apartment renovation.
Apartment leaks and the neighbour below
In a tower, a leak is rarely a private matter for long. Water finds the slab, travels, and appears on somebody else's ceiling, and that ceiling is itself part of the building rather than part of their apartment.
Two things follow. The first is urgency: an unresolved leak in an apartment turns into a claim from the unit below, and the longer it runs the larger the reinstatement. The second is access. Confirming a leak often means getting into the apartment below or into a service duct, and that runs through the building's management office. We deal with that office directly rather than leaving you to negotiate it.
Chilled water pipework deserves a separate mention. In buildings on district cooling, the chilled lines and their insulation are a common source of what looks like a leak and is often condensation from failed insulation. Infrared makes that distinction quickly, and it matters because the two have completely different repairs.
Villa leaks: irrigation, pools and the buried run
A villa gives the water more places to hide and more ways to waste it quietly.
Irrigation is the most common culprit
And the least suspected, because a buried irrigation line loses water into soil that dries in this climate before anybody sees it. If consumption climbed and the house is dry, the garden is where we look first.
Pool and water feature losses
Need separating from ordinary evaporation before anybody starts excavating, which is a measurement rather than an opinion.
Buried supply runs
Between the meter and the house, and between the house and outbuildings, fail at joints and at points where they were damaged during landscaping years earlier. Acoustic detection over the run is the fast way to find those without trenching the whole line.
What happens once we find it
Detection is only useful if somebody repairs what was found. We do both, so there is no handover and nobody to blame.
We open the smallest patch that gives access, replace the failed section rather than patching over it, pressure test the repaired run before anything is closed up, and reinstate the finish. Where the leak has soaked a ceiling, insulation or joinery, we tell you what has to be replaced rather than dried and hoped over, because trapped damp behind a new finish comes back.
Where the repair sits inside a bathroom that was going to be renovated anyway, it is usually cheaper to do both at once. See bathroom renovations and plumbing services.
Why owners choose Samra
The equipment is ours
Acoustic detection kit and an infrared thermal camera in our own vans, not hired in when a job needs them.
Detection and repair from one company
Nobody hands you a report and leaves you to find a plumber.
A written report you can use
Method, readings, photographs and location. If the pipe turns out to be the building's, that document is what makes the case.
Dubai-based, women-owned, trading since 2015
Nine trades in house, so a leak that turns out to be an AC condensate line or a failed waterproofing detail does not need a different contractor.
How we price leak detection
Detection is quoted as its own visit, separately from any repair, and we tell you what it covers before we come.
What moves the detection quote
- The size of the property.
- How many runs have to be isolated and tested.
- Whether access needs a neighbour or the building's management.
- Whether the suspected run is buried, in slab or behind a finish.
- A villa with an irrigation system and a pool is a longer job than a two-bedroom apartment with one damp wall.
Detection first, repair quoted after
The repair is quoted after detection, because quoting a repair before anyone knows what failed is guesswork. You get the detection result first and decide from there, and you are free to take that report elsewhere.
Warranties
What is covered on a leak detection and repair job.
Workmanship warranty
6-month workmanship warranty on repairs. If the same issue returns within 6 months due to our repair work, we come back and fix it. Covers labour only.
Material warranties and your detection report
Materials and fittings carry the manufacturer's term, stated in the quotation before you commit. The detection report itself, with its readings and photographs, is yours to keep and to use with your building or your insurer.
Frequently asked questions
How do you find a leak without breaking the wall?
Acoustic equipment listens for the sound pressurised water makes as it escapes and traces it to the loudest point along the run. An infrared thermal camera reads the temperature change that escaping water causes in the surrounding material. A pressure test then proves which section is losing. Only after all three agree does anything get opened, and then only the patch that has to.
What is a slab leak?
A failure in pipework running inside or under the concrete floor slab. Typical signs are a warm patch of floor, tiles that sound hollow, a skirting that stays damp, or the sound of running water with every tap closed. It is the hardest leak to locate by eye, which is exactly the case acoustic and infrared detection exist for.
My DEWA bill jumped but I cannot see anything. Is that a leak?
Often, yes. Run the meter test on this page first: close everything, note the meter, wait two hours, read it again. If the reading moved with no water being used, something is losing water. In villas the most common hidden cause is buried irrigation pipework rather than anything inside the house.
The leak is in my apartment. Do I have to pay for it?
Responsibility depends on the pipe location and the building's governing documents. We locate and document the leak so you can ask building or community management to confirm who is responsible before authorising a repair.
Can you tell the difference between a leak and condensation?
Yes, and it is a common call in Dubai towers on district cooling. Failed insulation on chilled water pipework produces damp that looks exactly like a leak. Infrared reads the thermal pattern and tells the two apart quickly, which matters because the repairs are completely different.
Do you repair what you find, or only locate it?
Both. We open the smallest access needed, replace the failed section, pressure test before closing up, and reinstate the finish. You are also free to take our report to somebody else.
How long does leak detection take?
An apartment with one suspected area is usually a single visit. A villa with irrigation, a pool and buried supply runs takes longer because more runs have to be isolated and tested individually. We will tell you which one you are before we come.
Do you work with the building's management company?
Yes. Access to a service duct or to the apartment below usually goes through them, and the detection report is written so it can be handed straight over.
Areas we cover
Same-day reach across Dubai. Tap your area for landmarks, communities and the services we deliver there — or tell us your building on WhatsApp.
Send us the symptoms
Tell us what you can see, when it started, and what the meter did over two hours with everything closed. WhatsApp us or use the contact page. Say whether it is a villa or an apartment, and whether anyone below has complained. That is usually enough for us to tell you what we will be looking for and how long it should take.
