Facade Cleaning in Dubai
Facade cleaning for towers, low-rise buildings, villas, shops and commercial units across Dubai. Glass, aluminium, cladding, stone, signage and the frames between them. Two things decide whether the job goes well, and neither is the square metre count: how the crew reaches the elevation, and what comes out of the hose. We survey the building, confirm the access method and its permits before the work is booked, and quote in writing.
Facade cleaning we deliver
Glass, cladding, shopfronts, villas, post-construction cleans and scheduled cycles. One in-house maintenance contractor across every finish and access method.
Glass and glazed elevations
Vision glass, spandrel panels, curtain wall, atrium glazing, balcony glass and balustrades. Frames and the drainage slots at their base are cleaned with the glass, because a channel packed with dust puts a dirty run back down the pane after the next rain.
Cladding, panels, louvres and soffits
Aluminium composite and solid sheet, powder-coated and anodised sections, terracotta panels, stone, precast, render and paint, plus the louvre blades, canopies and soffits that hold more dust than any flat surface. Each finish takes its own agent and its own pressure.
Shopfronts, entrances and signage
Ground-floor glazing, entrance doors, canopy fascias and sign faces. Trading frontages carry hand marks and delivery scuffs, so they run on a shorter cycle than the elevation above.
Villas and low-rise
Windows, glazed doors, terrace balustrades, rendered walls, boundary walls and gate frames, mostly reachable from ground level.
Post-construction and post-fit-out cleaning
Cement and grout splash, plaster, paint overspray, silicone smears, tape marks, and protective film left on the glass past its life with its adhesive baked in. Sparks from cutting or grinding near unprotected glass embed and pit it permanently, so where we find that we record it against the works. The clean belongs after the access equipment comes down and before the snagging list.
Scheduled cleaning under contract
A fixed cycle with access booked in advance, under an annual maintenance contract or a commercial maintenance contract, an annual fee billed quarterly.
Access decides the price, not the area
The area of glass is one of the smaller variables in the quote. Once a cleaner is in front of it, the working rate is much the same on the third floor as the thirtieth. What moves the number is everything before the first pane is touched.
Pole-fed water from ground level
A telescopic pole with a brush head and purified water fed up the shaft, worked from the pavement. It reaches the lower storeys, how many depending on the pole system, and needs no height permit, no rigging and no lift booking. Where a building can be cleaned this way, the survey starts with the height and reach required.
Mobile towers and powered platforms
Scissor lifts, boom lifts and mobile towers for low-rise elevations, atria and car park facades. The limit is rarely the machine. It is whether the ground can take it and whether the building will release the space.
The building's own cradle or maintenance unit
For a high elevation, check whether the building has an in-service cradle with current inspection records. The conditions are that the unit works, the records are valid, and the building releases it with roof access and an operator on the days booked.
Mast climbing platforms
A powered platform climbing a mast tied to the building, suited to long uninterrupted elevations. Erecting and dismantling the mast is a job in itself, so it pays only over long runs.
Rope access
Abseil work from certified anchor points at roof level, for facades with no cradle, awkward geometry, or areas the building's own unit cannot reach. It is fast to mobilise and light on the ground below, and it is a controlled activity with its own training, supervision and permits, covered below.
Why the method moves the price more than the area does
Mobilisation, rigging and de-rigging can take longer than the cleaning. A cradle drop covers a fixed width, so an elevation is priced in drops rather than square metres, and a facade broken by fins and balconies needs more drops for the same area. Crew size and qualification differ by method, wind stops high-level work, and out-of-hours restrictions change the rate again.
Water, cleaning agents and how often to clean
The water on the pane matters as much as the agent in the bucket. Hard water and the wrong chemistry leave a facade worse off than one never touched.
Hard water leaves a worse facade than no clean at all
Water carries dissolved minerals, and when it evaporates off glass those minerals stay behind as white spotting. In Dubai heat a wet pane on a sunny elevation dries before anyone reaches it with a squeegee, so the deposit sets on warm glass and builds with every wash. Left long enough it etches the surface and stops being a cleaning problem at all. A building washed repeatedly with untreated hose water and dried in the sun ends up cloudier than one never touched, which is why we work elevations to the shade.
Purified water, and why pole-fed work depends on it
Pole-fed cleaning has no squeegee and no cloth. The brush agitates, the water rinses, and the pane dries on its own, so the water has to leave nothing behind: filtered and deionised or reverse-osmosis water at close to zero dissolved solids, with the output checked rather than assumed. A pole fed straight from a tap is not the same service, and the difference shows only once the facade dries.
The agent has to match the finish
Anodised aluminium is attacked by strongly alkaline and acidic cleaners, which dull and streak the anodic layer permanently. Powder coat and factory-coated composite panels take a pH-neutral detergent and a soft brush, never an abrasive pad, because a scoured panel stays visibly duller than those beside it. Limestone and marble are damaged by acidic products, and coated glass follows the manufacturer's own method. Abrasives scratch glass, and a scratch is permanent. Solvents degrade sealant beads and gaskets, which turns a cleaning job into a leaking window a year later. We identify the finishes at survey, test a small area, and name the products on the method statement.
Sand, dust and salt
Airborne dust settles on every ledge, transom and louvre and is driven onto glass by wind. Nearby construction adds cement dust, which is alkaline and far more aggressive on glass and coatings. Coastal buildings carry salt around fixings and cut edges. Winter rain washes none of it off, it drags the deposits down the elevation and dries them there.
A realistic frequency. There is no single correct interval, and anyone quoting one without seeing the building is guessing. Exposure sets it, along with the distance to open sand or a live site. Entrances and shopfronts need the shortest cycle, and high-level elevations run far longer between visits. The case for keeping to a cycle is that heavy soiling left to bond takes longer to remove than a facade cleaned before it sets. We set the cycle after the first clean, once we know how the building loads.
Why owners choose Samra for this work
A maintenance contractor with the follow-on trades already in house, not a cleaning round that hands defects back to the building.
A contractor, not a cleaning round
Samra is a maintenance, fit-out and renovation contractor. A facade crew is the only crew that gets close to the elevation all year, so ours report what they find: perished gaskets, blocked frame drainage, cracked sealant, corrosion at fixings and loose panels. You get photographs and locations, and any repair is quoted by our own trades under the same contract.
The trades that follow the clean are in house
Painting, waterproofing and electrical teams are ours, so external redecoration, a leak traced to the facade, or entrance lighting needs no second contractor and no second mobilisation.

Safety, permits and building approval
Working at height in Dubai is controlled work, and rope access and suspended access each carry their own operative training, supervision and permit conditions. Building management, the owners association and, on many developments, the master developer all have a say before a rope or a cradle goes over the parapet, and each keeps its own paperwork. This is not paperwork that follows the booking. It decides whether the job can be booked. Sandstorms, rain and wind also stop high-level work, so the programme allows for lost days.
The building's records come first
Rope access needs anchor points with valid test and inspection records, and a cradle or maintenance unit needs a current inspection certificate and a competent operator. Where a building cannot produce current records, the honest answer is that the method is unavailable until it can.
Permit to work, method statement and risk assessment
Building management or the owners association issues a permit to work against a written method statement and risk assessment naming the access method, the crew, the products, the exclusion zone and the rescue arrangement. Insurance evidence goes with it, and free zone properties run their own route.
The ground below matters as much as the facade
Overhead work needs an exclusion zone, barriers, signage and a marshal, which usually means closing a walkway, an entrance canopy or a parking bay. Where a lane or public area has to be occupied, that approval is a separate application with its own lead time. Tenants are told before a crew appears outside their glass.
Nothing is booked until the method and its permits are confirmed
We name the access method, confirm the operatives are trained and permitted for it, confirm the records and permit to work are in place, then agree dates.
How we price facade cleaning
Every facade is quoted in writing after a site survey. We do not price one over the phone, because the access method sets most of the cost and cannot be read off a photograph.
The sequence
Survey the elevations, agree the access method against what the building will permit, then a written quote, or a BOQ on larger scopes with each elevation and access item as its own line. Then your approval, permits and scheduling, then the work. Once signed the price is fixed unless the scope changes, and any change is priced and agreed in writing first.
What drives the cost
- Access method, and whether the building's own cradle is available and certified.
- Number of drops and the shape of the elevation. Fins and balconies add drops without adding area.
- Height, and how many elevations are reachable at all, and the working hours the building allows.
- Condition. A first clean on a neglected facade, or a post-construction clean with cement splash and baked-on film, is a different task from one already on a cycle.
- Finishes present, and the products and precautions each one needs, including water production and where the crew can draw and discharge on site.
- Permits, exclusion zones and pedestrian management.
- Frequency. A scheduled cycle prices differently from a single visit, because mobilisation is shared and the facade never gets as heavy.
What we will not do
We do not quote a rate per square metre for a building we have not seen, or a cheap first visit knowing the access will have to change.
Workmanship and material warranties
The clean is judged on the day and signed off with you. Any repair carried out alongside the clean carries a workmanship warranty from us, and manufacturer warranties on products used pass through directly to you.
The clean is signed off with you
Facade cleaning is judged on the day, so the result is walked and agreed at handover, and anything missed is put right before the access comes down.
Six-month workmanship warranty
Repairs and reinstatement done alongside the clean, such as sealant renewal, gasket replacement, fixing and panel work or coating touch-up, carry our six-month workmanship warranty. If the same fault returns within six months and it is down to our work, we fix it at no cost.
Material warranties pass through
Sealants, gaskets, coatings and any product supplied as part of a repair carry their own manufacturer warranties, passed directly to you. Durations vary, and the terms are confirmed in the quotation before you sign.
What a clean cannot cover
Re-soiling is not a defect. Damage already in the surface, such as etched or scratched glass, weld spatter, failed coatings or corrosion, is recorded with photographs at survey and does not become a cleaning result.
Frequently asked questions
What owners and building managers ask us most often about facade cleaning in Dubai.
Why is facade cleaning priced per building rather than per square metre?
Because access is most of the cost and it does not scale with area. An elevation is worked in drops, and a facade broken up by balconies and fins needs more drops for the same glass. Rigging, permits and days lost to wind sit on top.
Will cleaning damage powder-coated or anodised aluminium?
Not when the product matches the finish. Anodised aluminium is damaged by strongly alkaline and acidic cleaners, and powder coat and composite panels are dulled permanently by abrasive pads. Both are fine with a pH-neutral detergent and a soft brush.
Why did the glass still look spotted after the last clean, and can that be removed?
Almost always the water. Mineral-bearing water left to dry on hot glass deposits exactly what it was carrying, and repeated washes build that up rather than remove it. Deposits still sitting on the surface usually come off with the right treatment. Once the minerals have etched the glass, no clean brings it back. We test a panel first and tell you which you have.
Can you clean the outside of apartment windows in a tower?
Where the building permits it and there is a compliant way to reach the glass, yes: the building's cradle, rope access from certified anchors, or a platform for the lower floors, with the permit and records in place. Apartments are usually cleaned as part of a building-wide arrangement, because the access cost does not divide.
How soon after a fit-out should the facade be cleaned?
As soon as the access equipment is coming down and before handover snagging. Cement splash, silicone and protective film get harder to remove the longer they sit, and film left through a Dubai summer bakes its adhesive on. Cleaning also exposes scratching caused during the works while it can still be raised against the right party.
Areas we cover
Same-day reach across Dubai. Tap your area for landmarks, communities and the services we deliver there — or tell us your building on WhatsApp.
Send us the elevation for a BOQ
Send us the space on WhatsApp: the building name, how many floors, a photograph of each elevation from the ground, and whether the building has its own cradle. For a full building, send your floor plan and elevations for a BOQ and we will survey. You get a site survey, the access method checked against what the building will permit, a written quote with each elevation and access item priced, the products for your finishes in writing, and a defect report on what the crew finds up there.
