Do you have an FCU?
If your building supplies chilled water and your apartment has no outdoor AC unit of its own, you may have a chilled-water fan coil unit. The unit label, building information and a site inspection can confirm the system. A thermostat or district-cooling bill can be a useful clue, but it does not identify the equipment on its own.
Signs that usually go with an FCU:
- A unit above the ceiling connected to two insulated water pipes with valves, not copper refrigerant lines
- A wall thermostat that sets the temperature and the fan speed
- A chilled water or district cooling charge on your bills
If you have wall splits or an outdoor unit on the balcony, see New AC installation or Ducted & central AC installation instead.
FCU vs AHU: what is the difference?
An FCU is a small unit that cools one room or zone by passing room air over a chilled water coil. An AHU is a larger unit that conditions and moves air for a whole floor or building through a duct network, usually including fresh air. Many buildings use both: a fresh air handling unit (FAHU) brings in and conditions outside air, and the FCUs cool each space. This page covers FCU installation. For servicing either unit, see AHU & FCU servicing.
What FCU installation includes
- Survey. We check the unit capacity, the ceiling access, and the condition of the valves, the drain and any ducts or grilles connected to the unit.
- Shutdown window. The chilled water to your unit has to be isolated. In a tower, the building management team usually controls that isolation, so we book the work window with them.
- Removal, for replacement jobs. Once the approved isolation is confirmed, we drain and remove the existing unit.
- Installation. We mount the new unit in the orientation required by its manufacturer, connect the chilled-water supply and return, and install the condensate drainage specified for that unit, including a pump or trap where required. Pipework and valves are insulated, with service access retained.
- Controls. The thermostat and the electrical supply are connected.
- Commissioning. Air is vented from the coil, the water flow and airflow are checked, the drain is tested and the off-coil temperature is recorded on the handover sheet.
Replacing an old FCU
When we replace an FCU we also check the control valve, the isolation valves and the drain line. A seized valve can restrict cooling, and a blocked drain can cause ceiling leaks. Any valve or drain work is listed on the quote before we start.
FCUs in concealed ceilings often feed short ducts and grilles. If those are damaged or poorly insulated, the quote says so and lists the fix.
FCU installation price
FCU supply and installation is priced after a site survey, because the capacity, the unit type, the valves and the ceiling access all change the job. The price depends on:
- The unit capacity and type, concealed ducted or exposed
- Whether the control valve, the isolation valves or the thermostat are replaced too
- Ceiling access around the unit
- Any duct or grille work connected to the unit
Send the building name, the floor, and a photo of the thermostat and the ceiling access panel on WhatsApp for an indicative price before the survey. Please do not remove covers or enter the ceiling void to take a photo. The survey is chargeable, with the fee confirmed before booking and credited against the installation if you proceed. The written quote lists every item.
Who does the work, and the warranty
Samra's own teams install every FCU, on our payroll and not subcontracted. Our installation work carries a 6-month workmanship warranty. Manufacturer warranty terms vary by the selected unit and brand; the applicable coverage and conditions are stated in your written quote. We can supply the unit, including a brand or model your building management specifies once we confirm compatibility, availability and lead time, or install one you have already bought.
FCU installation questions
How much does a fan coil unit cost to install in Dubai?
We price FCU supply and installation after a site survey, because capacity, unit type, valve condition and ceiling access change the job. Send the building name and a photo of the thermostat on WhatsApp and we give you an indicative price before the visit.
Do fan coil units use chilled water?
Chilled water FCUs do. The coil is fed with chilled water from the building's chiller or a district cooling plant. It has no compressor and no outdoor unit of its own. Some buildings use direct-expansion (DX) fan coil units that run on refrigerant instead. This page covers chilled water units.
Should I replace the FCU or service it?
Weak cooling may be caused by a filter, coil, valve, fan or water-flow problem that can be repaired. We inspect the fault, the unit's condition and parts availability before recommending repair or replacement. A leaking coil or badly corroded drain pan or casing can make replacement appropriate; the decision depends on repair cost, parts availability and the rest of the unit. Our AHU & FCU servicing team can inspect the unit and tell you which applies.
Can one FCU be replaced without draining the whole building?
Usually, if the local isolation valves work and building management permits the shutdown. If the valves do not hold or the building layout requires it, a larger section may need to be isolated. We agree the shutdown plan with building management before work starts.
