Central Air Conditioning Service in Dubai for Apartments and Villas

Central air conditioning in Dubai rarely means one single system. In most towers it is a chilled-water fan coil unit (FCU) fed by district cooling. In villas it is usually a ducted split with its outdoor unit on the roof or in the garden. In larger homes it can be a VRF system, with many indoor units on one or two outdoor units. We service and repair all three, with our own in-house technicians and a fixed-price written quote before any chargeable work.

This page covers concealed, ducted and chilled-water systems. If every room has its own wall-mounted unit, book an AC service instead. For everything else your home AC needs, see residential AC services.

What does "central AC" mean in a Dubai apartment or villa?

SystemWhere you find itWhat cools the airWhat we service
Chilled-water FCUTowers and communities on district cooling or a building chillerChilled water from a district cooling provider such as Empower or Emicool, or the building's own chillerFilter, coil, fan, drain pan, control valve and actuator, thermostat, ducts
Ducted split (ducted DX)Villas, townhouses, some apartmentsRefrigerant and a compressor in the outdoor unitCeiling unit, blower, drain, refrigerant pressures, outdoor coil, ducts
VRF / VRVLarger villas, penthouses, officesOne or two outdoor units serving many indoor unitsIndoor units, filters, drains, outdoor coils, error codes

No outdoor AC unit of your own, plus a cooling bill separate from DEWA, almost always means a chilled-water FCU. Not sure? WhatsApp a photo of the thermostat or a ceiling grille; please do not remove covers to get it. Our ducted AC installation page has a fuller identification table.

What happens on a chilled-water FCU service?

An FCU has no compressor. It cools only when chilled water reaches the coil and air passes cleanly over it, so a proper service checks both.

  • Filter and return grille: washed or replaced. A packed filter is the most common cause of weak airflow in towers.
  • Coil: brushed and chemically cleaned in place. Dust and biofilm cut heat transfer long before the unit fails.
  • Drain pan and condensate line: flushed, treated and checked for fall. Where a float switch is fitted, we test it.
  • Fan and blower wheel: blades cleaned, capacitor and every fan speed tested.
  • Chilled-water control valve and actuator: we check the valve opens on a call for cooling and closes when the room is satisfied. A seized valve or dead thermal actuator is the usual reason one room stays warm while the building is fine.
  • Strainer and air vent: cleared and vented where fitted, with the building's permission if isolation is needed.
  • Thermostat: calibrated against a probe.
  • Readings: supply-air temperature and the drop across the coil go on your job report.

A single FCU service costs AED 200–400. Building-wide FCU rotations are covered on AHU and FCU servicing.

How is a ducted split or VRF system serviced?

A ducted split runs the same refrigeration circuit as a wall split, but the indoor unit sits in the ceiling void and air travels through ducts to each room. Allow 90 minutes to 3 hours per system, depending on access and condition.

We open the access panel, clean the return filter and plenum, clean the blower and coil, flush the drain (and test the drain pump where fitted), check refrigerant pressures, measure compressor current and clean the outdoor coil. We also check duct connections: a flexible duct dropped off its collar above the ceiling explains a room that gets no air at all.

On VRF, each indoor unit is serviced like a cassette or ducted unit, then we read the controller's error history and service the outdoor units. Refrigerant work is quoted after diagnosis. New systems are on VRF and VRV systems.

What do you control, and what belongs to the building?

In a chilled-water tower, three parties share the system. Building rules and your tenancy contract set the exact line; this is the usual pattern.

Part of the systemUsually looked after by
FCU, filter, coil, fan and drain pan inside your unitUnit owner, or tenant where the tenancy contract says so
Thermostat and FCU control valve inside your unitUnit owner (replacement usually needs a building isolation permit)
Chilled-water risers, pumps and the building's water circuitBuilding owner / FM
Plant, street network, energy transfer station and meterDistrict cooling provider

Before we book a chilled-water repair in a tower, we ask for the building management contact. Changing a valve or actuator means isolating chilled water to your unit, which needs the FM team's permit and a shutdown window.

Why is my central AC not cooling?

These are the causes we find most often. You can check the first four yourself.

  1. Thermostat in the wrong mode: fan-only, a setpoint above room temperature, or flat batteries.
  2. Blocked filter or return grille: furniture or curtains over the return starve the unit of air.
  3. Building supply issue: if neighbours are also warm, the chilled-water supply may be down or under maintenance. Call the FM office first.
  4. Disconnected account: district cooling can be cut for unpaid bills. Check your provider account.
  5. Stuck control valve or actuator: your unit stays warm while others are fine, and the pipe to your FCU sits at room temperature.
  6. Air in the FCU coil: common after a building shutdown. Air blows but never gets properly cold.
  7. Blocked strainer: sediment restricts chilled-water flow to the coil.
  8. Fouled coil or blower: cooling fades over months, often with a musty smell.
  9. Fan motor or capacitor failure: no airflow, or only one fan speed works.
  10. Ducted split and VRF: low refrigerant from a leak, a clogged outdoor coil, or an outdoor unit boxed into a hot enclosure.

If the unit is dripping, switch it off and put a container under the leak before you book.

How does a central AC service visit run?

  1. WhatsApp us the building name and a thermostat photo.
  2. Access: for towers, we confirm any work permit or isolation window.
  3. Diagnosis and written quote: anything beyond the routine service is photographed and priced for your approval.
  4. Test and handover: a full cooling cycle and drain test, then a WhatsApp report with photos and the warranty start date.

Our labour carries a 6-month workmanship warranty: if the same issue returns within 6 months due to our work, we fix it free of charge. Parts keep the manufacturer's warranty. We typically respond within 2 hours, day or night.

Central AC questions

What is a central AC indoor unit?

It is the part hidden above your ceiling that moves air through the ducts. In a tower on district cooling it is a fan coil unit: a chilled-water coil, a fan, a drain pan and a control valve. In a villa it is usually the indoor half of a ducted split, piped to an outdoor unit. You normally see only the grilles and thermostat.

How do I know if my apartment has district cooling?

Look for three signs: no outdoor AC unit for your apartment, a cooling bill separate from DEWA, and a wall thermostat that sets temperature and fan speed. If all three apply, you almost certainly have a chilled-water FCU. Send a photo of the thermostat on WhatsApp and we will confirm before booking.

Why is one room warm when the rest of the apartment is cold?

If that room has its own FCU, the usual causes are a stuck control valve, a failed actuator, air in the coil or a blocked filter. If it shares a ducted unit with other rooms, look for a disconnected flexible duct above the ceiling or a closed damper. Both are diagnosed in one visit and quoted in writing.

Who pays to repair the FCU in a rented apartment?

Your tenancy contract decides. Many Dubai contracts put routine servicing on the tenant and major repairs or replacement on the landlord, but the wording varies. The building's risers, pumps and chilled-water supply are not your responsibility. Our written report, with photos and the fault stated clearly, can go straight to your landlord or agent.

How much does central AC maintenance cost in Dubai?

With Samra, a single chilled-water FCU service costs AED 200–400 and duct cleaning costs AED 100–250 per grille. Ducted split and VRF servicing is priced on system size and access once we see photos. Every job gets a fixed-price written quote first, and our apartment AMC covers two services a year from AED 1,500.

Can you fix it if the building's chilled water is the problem?

No, and we will say so. If neighbouring units are also warm, the fault sits with the building plant or the district cooling supply, and the building FM team has to raise it. We work on everything inside your apartment, from the FCU and valve to the thermostat, drain and ducts. Our report shows the FM office which side the fault is on.
