What an office repaint costs in Dubai

Office painting starts from AED 5,000 for up to about 139 sqm (1,500 sq ft). After the survey you get a written quote, and what you are quoted is what you pay. From-prices for homes, single rooms, doors and decorative finishes sit in one table on our home and office painting prices in Dubai page.

Larger offices, shops, clinics and warehouses are quoted per square meter of surface, by surface type. The figure moves with the preparation, the working hours, access at height, building deposits and lift bookings, and the number of zones. Labour, paint system, preparation, access and after-hours work each sit on their own line of the quote at a fixed price, so after-hours work is never added later as a variation.

What do commercial painters paint in Dubai?

Our commercial painters paint the walls, doors, frames and steelwork of offices, retail shops and showrooms, clinics, restaurants and cafes, warehouses, building common areas and exterior facades. Warehouse and car park floors are the exception: they take an epoxy floor system rather than paint.

SpaceWhat the job needsTypical specification
OfficesEvening and weekend shifts, IT protection, floor-by-floor phasingLow-odour washable emulsion, enamel on doors and frames
Retail shops and showroomsOvernight mall windows, exact brand coloursScrubbable finishes matched to the brand guideline
ClinicsNo dust into rooms that are in useAntibacterial wipe-clean systems
Restaurants and cafesGrease and steam in back-of-houseDegreasing, anti-fungal primer, wipe-clean finish
WarehousesHeight, steelwork, stock and forkliftsHigh-level walls and primed steel, floors in epoxy
Building common areasLobbies, corridors, stairwells and car parks that never closeHard-wearing washable systems, painted in sections
Exteriors and facadesUV, render movement, access at heightUV-stable systems, crack-bridging primer where render moves

Common areas are painted in sections, with signage and wet-paint barriers, so there is always a clear route. A clinic that needs more than paint goes to our clinic fit-out and renovation in Dubai team.

Office painting services in Dubai without closing the office

Our office repaints mostly run in the evening, overnight or at weekends, one floor or zone at a time. We agree the working hours with building management before we quote, and the zones that go back each morning with you before the first shift. Desks and IT are covered, AC returns stay sealed while we sand so dust stays out of the ducts, and smoke detectors get covers or zone isolation agreed with building management, removed at the end of each shift. Every zone is clean and dry before staff arrive.

In malls we work to the mall's hours, usually overnight. How long a repaint takes depends on the square meters, the preparation condition and the hours the building allows. After the survey you get a written schedule showing which zones are painted on which nights and when each is handed back; an overnight-only programme takes longer than a daytime one.

Does low-VOC paint smell?

Low-VOC paint gives off far less smell than solvent-based paint but is not odour-free, so we ventilate during and after painting. Offices, clinics and other spaces with staff back the next morning get water-based, low-VOC systems, and solvent-based products go on metalwork only, when the space is empty. For documented air quality after a repaint, our indoor air quality testing team tests for VOCs and formaldehyde and issues a written report.

Commercial interior painting services: paint systems by surface

Gypsum, plaster, concrete, steel and render each take a different paint system, and each needs its own preparation first. We apply Jotun, Dulux or the brand you choose, and your quote names the product, the tier and the number of coats.

Doors, frames and skirtings get more detail on our door painting in Dubai page. If the job is one feature wall in a reception or a single room, see wall painting services in Dubai.

Warehouse painting in Dubai

Warehouse painting means working at height while the warehouse keeps running. We paint walls and roof steel aisle by aisle, with racking and stock sheeted and forklift routes left open. Columns and portal frames get the anti-corrosive steel system from the paint systems table. Floors come last, as a diamond-ground epoxy system with line marking, so nothing drips onto a new floor; that work is on our epoxy flooring in Dubai page.

Commercial building and facade painting in Dubai

Commercial exterior painting services depend on preparation and access. Before any coating we wash the facade, block old water stains and check for live water ingress; paint will not hold on a wall that is wet from behind, so leaks go to waterproofing first, and a facade that only needs cleaning goes to facade cleaning in Dubai.

The exterior system is heaviest on the south and west faces. We schedule by surface temperature, with early starts, because paint applied to a surface that is too hot ruins the film. Low-rise buildings and podiums are painted from towers or fixed scaffold; on high-rise facades the access method is agreed at survey and priced as its own line.

Which approvals does commercial painting need in Dubai?

Every commercial repaint we take on needs a building management NOC; some also involve Dubai Municipality, the Dubai Development Authority or RTA:

  • Building management: we submit the building's NOC, covering working hours, lift bookings, insurance certificates and a method statement, and we book the service lift.
  • Dubai Municipality: Administrative Resolution No. (109) of 2022 lists interior and exterior painting as Basic Maintenance Works, which need no DM permit or certificate of completion. Its Article (2) sets the conditions: the works must be implemented by a contractor who is pre-qualified by the DM; no architectural or structural alteration that may compromise the safety of the building or any of its facades may be made; DM planning and construction legislation, DM public safety requirements and any Civil Defence or other government department conditions that apply must be met; and exterior facades must be painted in colours that blend in with the surroundings and adjacent buildings, as authorised by the DM.
  • Structural repairs: the same resolution classes repairing cracks in the main structure of a building, or repairing defects in its external facades, as Structural Maintenance Works. These need a self-issued permit and certificate of completion through the Dubai Building Permit System; the permit application is submitted by a consulting engineer or contractor pre-qualified by the DM, with photographs of the defects, the proposed repair process and materials, and the permit fee.
  • Dubai Development Authority: DDA lists a Maintenance Permit for completed buildings, giving painting and cracks as examples, listed at 5 working days for a new permit and valid for 1 year.
  • RTA: if the job needs scaffold, a hoist or a drop zone on a public footpath or parking, check with RTA whether its permit to utilise part of the Right-of-Way is needed; RTA lists that permit for a specified number of hours or days of construction or maintenance works on a footpath, parking, sikka or hard shoulder.

Painting contractor in Dubai: sample area, handover and warranty

Samra Facilities is a licensed and insured Dubai maintenance, renovation and fit-out contractor with 10,000+ jobs completed and a 4.8 rating on Google. Before the first coat we paint a sample area of the colour and finish for your sign-off, and at handover we walk the space with you, fix snags on the spot and record product names, colour codes and batch numbers for future touch-ups.

Under the 6-month workmanship warranty, if the same issue returns within 6 months due to our work, we fix it, and that warranty covers labour only. Paint makers set their own warranty terms, and we work to the maker's specification. New water ingress, a moving structural crack or impact damage are not workmanship failures.

Commercial painting services Dubai FAQ

Does Samra use subcontractor painters?

Samra does not use subcontractor painters: the crew that surveys your commercial job paints it, and the painters on your site are Samra employees.

Which approvals does the painting in a Dubai fit-out project need?

Every painting job we take on in a Dubai fit-out needs a building management NOC. Dubai Municipality, the Dubai Development Authority (in its own areas) and RTA (where scaffold or a hoist takes up a public footpath or parking) can also be involved, depending on the building and the work. Fit-out work beyond painting can need other approvals, so check them with your building management and the authority for your area before you sign; our office fit-out in Dubai page covers that work.

Send the building name, the type of space and its size in sqm or sq ft on WhatsApp to +971 52 423 0419.
