Pre-clean camera inspection
Where access points exist (return-air grilles, AHU plenum, accessible junctions), we run a short borescope to confirm what we are dealing with — fine dust, biofilm, dropped-out insulation lining, or rodent activity. Photos shared before we start.
Section the system
Each supply branch is closed off with a foam plug while we work the others. Lets us pull a real negative pressure on one section at a time instead of wasting suction across an open network.
HEPA-filtered negative-pressure vacuum at the AHU
Industrial vacuum connected at the air-handling unit pulls dislodged dust through a HEPA filter. Critical: a non-HEPA vacuum just re-disperses fine particles back into the room. We use HEPA every time.
Branch-by-branch mechanical brushing
Powered rotating brush, sized to the duct diameter, run through each branch. Mechanical agitation is the only thing that actually lifts compacted dust off the duct walls — chemical-only "cleaning" doesn't.
Supply grille and register clean
Every supply diffuser is removed, washed, dried and re-installed. The visible black streaks around grilles disappear at this stage; for many homes it's the most visible win.
Return-air grilles and filter housing
Return-air side gets the same treatment. Filter housing inspected for slipped insulation lining or gaps that let dust bypass the filter.
Anti-bacterial fogging through the network
Once mechanically clean, the duct interior is fogged with an anti-bacterial agent suitable for HVAC use. Slows biofilm regrowth — useful in Dubai's humid summer months.
Reseal access points and gaskets
Any access points opened for the cleaning are properly resealed with foil tape and gaskets — leaky access points lose 5–10% cooling efficiency.
Insulation check on flexible-duct runs
Fibreglass insulation lining on flexible ducts can degrade and shed into the airstream. We flag any sections that need replacement; we don't paper over damage.
Final test and photo report
System restored, AC run for 15 minutes, supply velocity checked at one or two grilles. Before/after photos of grilles + report shared on WhatsApp before payment.

Duct cleaning
Cleans the network of metal and flexible runs that carry cooled air from the unit to each room. Less frequent than coil cleaning — every 2 to 4 years for most homes, sooner if you have allergies or recent construction nearby.
Rule of thumb: AC service every six months, coil cleaning every year, duct cleaning every 2–4 years. WhatsApp a photo and we will tell you which one(s) you actually need.
When the ducts are overdue for a clean
Dirty ducts rarely cause a complete failure. They quietly cycle dust and biological matter through every room until someone notices.
Black streaks around supply grilles
The classic visible sign. Fine dust deposits on the diffuser blades and the wall around them; cleaning only the grille won't fix it because the next dust comes from inside the duct.
Dust resettling fast after cleaning
You wipe a surface clean and an hour later it's dusty again. Often the AC is recirculating fine dust from the duct walls — cleaning the room won't solve it without cleaning what feeds it.
Allergy or asthma flare-ups indoors
House feels worse than outside for sneezing, congestion or eye irritation. Indoor air should be cleaner than Dubai street air — if it isn't, the duct network is often the reason.
Musty or stale smell at AC start-up
First minute of cooling brings a noticeable smell. Biofilm in the ducts plus settled organic matter — coil cleaning addresses the unit, duct cleaning addresses the rest of the path.
Uneven cooling room-to-room

Site survey
On arrival, technician walks the property, counts grilles, identifies access points, photographs current condition. Confirms scope before opening anything.
Setup and isolation
Drop sheets under each grille. Foam plugs in the branches we are not yet working on. HEPA-filtered vacuum connected at the AHU. AC powered down, fan-only mode used later for verification.
Clean — branch by branch
Rotating brush worked through each branch under negative pressure; dislodged dust pulled straight to the HEPA filter. Each grille removed, washed, refitted. We don't skip the awkward branches.
Sanitise + reseal
Anti-bacterial fog pulled through the cleaned ducts. Access panels and any opened seams resealed with HVAC-grade foil tape. Filter (if due) replaced.
Test and handover
AC run in cool mode for 15 minutes. Supply velocity sampled at a couple of grilles. Before/after photos compiled and shared on WhatsApp. Payment after handover, never before.

Duct cleaning is one of those services where the wrong method is worse than no cleaning — half the operators in Dubai blow compressed air through the ducts and call it done. Here is what is actually in our kit.
HEPA-filtered negative-pressure vacuum
Pulls dislodged dust through a HEPA filter (0.3-micron). Nothing returns to room air. Industrial-grade unit, sized for residential and small commercial duct networks.
Powered rotating brushes
Sized to the duct diameter — too small a brush leaves dust at the duct walls; too large damages the seams. We carry a range and pick per branch.
Borescope camera
For the before-and-after evidence and to find sections that need more attention. We don't guess; we look.
HVAC-grade anti-bacterial fogger
Approved for use in HVAC systems — leaves no residue at the supply grilles, no irritation. Applied as a fine fog after the mechanical clean, never as a substitute for it.
What we don't use: compressed air alone
Compressed air without proper extraction blows duct dust straight into your rooms. Cheaper for the operator, worse for you. We don't do it.
What we don't use: chemical fog without mechanical agitation
Spraying disinfectant into a dirty duct doesn't remove the dust — it just glues some of it to the walls. Mechanical brushing first, fog second.

Workmanship and material warranties
Two layers of warranty on every duct-cleaning visit. The workmanship warranty is ours; material warranties on cleaning agents and any replaced parts pass through directly from the manufacturer.

6-month workmanship warranty — if the same issue returns within 6 months due to our work, we'll fix it free of charge. Covers labour only.
For duct cleaning specifically: leaks at access points we resealed, dust drift from sections we cleaned, or grille re-installation issues are all covered for 6 months.
Material warranties
Material warranties depend on the products and systems we install. Many of the brands we work with — including 3M, Daikin, LG, Carrier, Mitsubishi, and others — carry manufacturer warranties ranging from 1 to 10 years depending on the product. We'll confirm exact warranty terms for the specific materials used on your project before work begins.

Does the workmanship warranty cover parts and equipment?
No. Parts, fixtures, and equipment are covered by their manufacturer warranties, which we pass through to you directly. The workmanship warranty covers only the quality of the installation or repair work itself.
How is duct cleaning different from coil cleaning?
Coil cleaning targets the AC unit's evaporator and condenser coils — the metal fins that actually do the cooling. Duct cleaning targets the duct network — the metal or flexible runs that carry the cooled air from the unit to each room. They're separate jobs with different equipment. Coil cleaning typically runs once a year; duct cleaning every 2–4 years for most homes.
How often should I clean my ducts in Dubai?
For most Dubai homes, every 2 to 4 years. Sooner if you have allergies, recent construction in the building, pets, or visible dust streaks around supply grilles. Sooner if the property is new and the construction phase left dust in the duct network — many brand-new villas benefit from a duct clean within 12 months of handover.
Will duct cleaning help with allergies?
Often, yes — if the ducts are genuinely the source. Settled dust, dust mites and biological matter in the duct network get aerosolised every time the AC starts. Removing them removes one common cause of indoor allergy flare-ups. We won't promise a clinical outcome — there are many sources of indoor allergens — but for a lot of Dubai homes the difference is noticeable within a week.
Do you clean both rigid metal and flexible ducts?
Yes. Rigid metal duct (galvanised sheet, common in older Dubai villas and offices) takes mechanical brushing well and is the most thorough clean. Flexible duct (insulated foil-lined flex, common in newer apartments) needs a gentler brush so we don't damage the inner liner. Different equipment, same outcome — we adjust per branch.
How long does duct cleaning take?
A 1-bedroom apartment with 4–5 supply grilles typically takes 2–3 hours. A 3-bedroom apartment runs 4–5 hours. Whole-villa duct cleaning is usually scheduled across most of a working day so the technician has time to do each branch properly rather than rush. Furniture is protected and the AC needs to be off during the clean.
