Villa painting in Dubai
Villa and townhouse repaints, interior and exterior. Exterior is the harder half: south and west elevations take UV all year, and salt air reaches further inland than most people expect. We use Jotun Jotashield or Dulux Weathershield Max systems, with crack-bridging primer where the substrate is moving rather than just cosmetically cracked. Interior villa work runs room by room so you can stay in the property. Access is priced honestly: a two-storey exterior may need scaffold or a bosun's chair, and that sits as its own line on the quote rather than appearing as a surprise later.
Apartment and flat painting
One-bedroom through four-bedroom apartments, whole-flat repaints, single rooms and accent walls. Dust control matters more in a tower than a villa: shared corridors, lift bookings, building rules on working hours. We handle the building's access paperwork and work inside the hours your owners association allows. Two coats as standard, primer where the surface needs it, and daily cleanup so you can use the room overnight.
Move-out and handover repaint
Ending a tenancy, or handing a unit back to a landlord, and the walls need to come back to a clean neutral. This is a defined scope: scuff and mark removal, nail and anchor holes filled, one uniform colour across each room, and a finish that reads as fresh at inspection. We match original developer paint codes for Emaar, Nakheel and Damac communities, so one damaged wall does not always mean repainting the room, and you get a stamped invoice to give your landlord. Tell us your handover date on WhatsApp and we will work backwards from it so the paint has time to cure.
Wall painting services in Dubai, interior walls and ceilings
Fresh-coat refresh, full repaint with a colour change, or post-renovation finishing. Ceilings included, cut in by brush and rolled for body, with whole-room consistency rather than one wall a shade off because a second tin went on. Kitchens and bathrooms take a different specification: anti-fungal primer first in moisture-prone rooms, then an easy-clean or anti-bacterial finish such as Jotun Lady Pure Color or Dulux Easycare. Cleaning mould off and painting straight over it buys about six months.
Exterior and building painting
Villa facades, boundary walls, building exteriors and common areas. Faded or chalking exterior paint is UV degradation, and repainting it with a standard interior product puts you back in the same position inside 18 months. UV-stable exterior systems only. Where the render has moved we fill and skim before coating. Where past water ingress has stained, stain-blocking primer goes on first, otherwise the mark bleeds back through the new paint. If water is still getting in, paint will not hold over it and the waterproofing needs doing first.
Doors, wood and metal painting
Doors, frames, skirtings, balcony railings, gates and panels. Wood and metal take a different primer system to wall paint, and that is the whole reason door paint fails early. Office, retail and commercial painting
Offices, showrooms, clinics, restaurants, warehouses and building common areas. Commercial work is scheduled around your trading hours, including nights and weekends, so the space is usable the next working morning. Ongoing sites are often better handled under an annual maintenance contract. Clinics and food premises get the specification their environment requires: wipe-clean, anti-bacterial finishes and low-odour systems where the space cannot be vented for long.
Surface preparation, which is where the job is won
Most painting failures in Dubai are not paint failures. They are preparation failures: glue residue left after wallpaper came off, oily kitchen ceilings coated without degreasing, hairline plaster cracks painted over so the new film tracks them within months, balcony paint that never had a UV-rated primer under it.
Our preparation stage covers sanding, crack filling, skim repair where the plaster needs it, degreasing, stain blocking, anti-fungal priming in wet rooms, and full masking of switches, skirtings and ceiling lines. It is the day where it looks like nothing is happening. It is the day that decides how long the finish lasts.
What a paint job costs in Dubai, and what moves the number
We do not publish a from-price. A from-price is written for the cheapest possible room and stops describing your job the moment anyone measures it.
Area in square metres, not bedroom count
A large 1-bedroom can carry more wall than a small 2-bedroom.
Preparation condition
Fresh plaster, heavy crack repair and a wallpaper strip are three different jobs on the same wall.
Paint system tier
Standard, premium, or a specialist system such as anti-bacterial or a UV-stable exterior line.
Interior or exterior
UV-stable exterior systems cost more per litre and per square metre.
Access
Ladder, tower, scaffold or bosun's chair for high exterior work.
Ceilings and woodwork
Often quoted separately from wall area.
Why two quotes for the same flat can differ by a factor of two: they are usually not describing the same work. One includes primer, filling and stain blocking; the other treats all three as extras. One counts ceilings, skirtings and door frames; the other quietly leaves them out. One is two coats; the other is one coat that will need doing again. The cheapest number on the table is often the one with the most missing from it, and the gap turns up later as variations or as a finish that fails inside a year.
Our quote names the product and tier, states the number of coats, and lists preparation, ceilings and woodwork as their own lines, so you can hold it against anyone else's and see what is actually different.

Warranty
Workmanship: 6 months
If the same issue returns within 6 months because of our work, we return and fix it at no charge. That covers labour: missed holidays, drips, and fish-eyes from inadequate preparation on our side. Paint film failing from an outside cause, such as new water ingress, a structural crack that keeps moving, or impact damage, is not a workmanship failure. We will quote a touch-up at a fair rate.
Materials: from the manufacturer
Jotun, Dulux, Berger, Asian Paints and the other systems we install carry their own manufacturer warranties, up to 10 years depending on the product, and we pass those through to you in full. They only hold if the system is applied the way the manufacturer specifies: the right primer, the stated number of coats, the stated recoat interval and the stated surface conditions. We work to those specifications and name the product on your quote, so the warranty you are handed is one that will actually be honoured.
When your walls are due a repaint
Some signs are obvious, some are slow. Here is what tells you the existing paint has hit its limit.
Bubbling or peeling near windows
Condensation cycling has lifted the film, usually after a heavy AC summer. Needs scraping back and priming, not another coat over the bubbles.
Hairline cracks across plaster
Plaster movement. Cosmetic in most cases, but fill and skim during the repaint or the new paint tracks the same lines within months.
Faded or washed-out exterior colour
UV degradation on south and west elevations. Repaint with a UV-stable system.
Brown patches on ceilings
An old leak. Even a fully repaired one bleeds through fresh paint without a stain-blocking primer.
Mould spots in bathrooms or kitchens
Moisture plus standard paint. Anti-fungal primer first, then an anti-bacterial finish.
Wallpaper coming down
Glue residue is one of the most common reasons paint will not adhere on Dubai walls. Strip, wash, prime, skim, then paint. Bigger changes are covered under villa renovation.
Frequently asked questions
How long does painting take?
A single bedroom is 1 to 2 days. A 2-bedroom apartment is 3 to 5 days. A 3-bedroom apartment is 5 to 7 days. Villas are quoted after the site visit, because preparation condition and access drive the schedule more than floor area does.
Can I stay in the apartment while you paint?
Yes, in most cases. We work room by room and clean down daily so the finished rooms stay usable overnight.
Do you supply the paint or do I buy it?
We supply it, and the exact product and tier is named on your quote. If you would rather buy your own paint, we will quote the job labour-only and tell you exactly what to buy. It is still a fixed written price with the same workmanship warranty, priced by the job rather than by the day.
Do you paint furniture?
No. We paint walls, ceilings, doors, frames, railings, gates and panels. Furniture spraying is a different trade.
How do you handle exterior painting in summer?
Surface temperature, not air temperature, decides the window. We work the shaded elevations through the hottest part of the day and schedule early starts, because applying to a surface that is too hot ruins the film.
Do you do anti-bacterial paint for clinics or kids' rooms?
Yes. Anti-fungal primer plus a wipe-clean anti-bacterial finish, specified for the room's use.
