Painters in Dubai prices: from a single room to an office

Each figure below is a "from" price, the starting point for that job. Once we have measured, your written quote sets the price you pay. What moves a home's price, from wall area to access, is set out in our guide to painting cost in Dubai.

• Apartments: studio from AED 600, 1BHK (one-bedroom) from AED 850, 2BHK from AED 1,200, 3BHK from AED 1,800, 4BHK from AED 2,200.
• Single room: from AED 299.
• Villas: interior of a 3 to 4 bedroom villa from AED 3,500; exterior of a small villa from AED 2,500.
• Doors and cabinets: from AED 399 per door; kitchen cabinet painting from AED 150 per cabinet door.
• Finishes: texture or decorative paint from AED 120 per sqm (AED 11.15 per sq ft); limewash on interior walls from AED 180 per sqm (AED 16.72 per sq ft); wallpaper installation from AED 18 per sqm (AED 1.67 per sq ft).
• Offices: up to about 139 sqm (1,500 sq ft) from AED 5,000.
• Move-out repaint: the same flat-size prices, studio from AED 600 to 4BHK from AED 2,200.
• Days on site: a single bedroom repaint 1 to 2 working days, a studio, 1BHK or 2BHK apartment 1 to 2 days, a 3BHK apartment 2 to 3 days; a villa is quoted after the site visit, with the day count in writing before work starts.

How a Samra paint job runs, step by step

Steps 1 to 3 and 5 to 8 apply to home and commercial jobs alike; step 4 applies to offices, shops and clinics only:

1. Photos or a site visit. For a single room, photos and rough measurements on WhatsApp are usually enough to quote. For anything larger we visit, measure the surfaces, identify the preparation work and record access constraints such as lift bookings, building working hours or scaffold.
2. Written line-item quote. Labour, paint, primer, fillers, masking and access are itemised, the product and the number of coats are named, and the figure is fixed before the work goes in the diary.
3. Colour sampling. Where the choice is not obvious, sample boards are painted in your own space, because Dubai light is harsh and mid-tones read very differently at 7am and at noon.
4. Scheduling. Offices, shops and clinics are painted around trading hours, including nights and weekends, with water-based, low-VOC systems, so staff walk back into a usable space the next working morning.
5. Protection and masking. Drop sheets, plastic over fixtures, and tape on skirtings, sockets and ceiling lines go down before any tin opens.
6. Preparation. Sanding, filling plaster cracks, skim repair where the plaster needs it, degreasing, stain block and primer, with anti-fungal primer in wet rooms.
7. Two-coat finish. Cut in by brush and rolled for body, consistent across the whole room.
8. Walk-through and snag. We walk the job with you, fix holidays (missed spots) and drips on the spot, then log the start of your warranty and hand over.

The 6-month workmanship warranty covers labour: if the same issue returns within that time because of our work, we come back and fix it with no charge for the labour. Paint film failing from an outside cause, such as new water ingress, a structural crack that keeps moving or impact damage, is not a workmanship failure, and we will quote a touch-up at a fair rate.

Texture paint in Dubai: decorative finishes from AED 120 per sqm

Which is better, Jotun or Dulux?

Both brands are sold in the UAE, and each lists several interior and exterior lines on its UAE or Middle East site, so the line you pick for each surface counts for more than the brand name. An exterior wall needs an exterior line, such as Jotun's Jotashield range or Dulux Weathershield; whichever you pick, we apply it as a UV-stable exterior system, with crack-bridging primer where the substrate is moving. The brand is your choice: we paint with Jotun, Dulux or the brand you choose.

Paint makers set their own warranty terms. We work to the maker's specification and name the product on your quote.

What are common painting mistakes in Dubai homes?

Each of these mistakes skips a step we take on our own jobs, and each leaves a sign you can see:

• Glue residue left after wallpaper came off: a fresh coat will not adhere. The wall needs stripping, washing, priming and skimming before paint.
• Oily kitchen ceilings coated without degreasing.
• Hairline plaster cracks painted over: the new film tracks the same lines within months unless they are filled and skimmed during the repaint.
• Bubbling or peeling near windows painted over: condensation cycling has lifted the film, usually after a heavy AC summer, and it needs scraping back and priming.
• Brown ceiling patches painted straight over: an old leak, even a fully repaired one, bleeds through fresh paint without a stain-blocking primer.
• Balcony paint that never had a UV-rated primer under it.
• Paint over a wall that is still taking water: paint will not hold, and the waterproofing needs doing first.
