What a Samra bathroom renovation includes
A full bathroom renovation in Dubai usually means coordinating five trades — demolition, plumbing, waterproofing, tiling, electrical, sometimes carpentry. Most people end up project-managing it themselves through three different contractors. We handle all of it under one contract, one schedule, one warranty.
Strip-out and demolition
Existing tile, sanitaryware, mirrors, accessories removed cleanly. Debris bagged and disposed at proper facility (DM-compliant). Adjacent rooms protected with dust sheeting and floor coverings.
Plumbing reroute and replacement
Hot/cold supply lines re-positioned for new fixture layout, drains repositioned where the layout changes, isolation valves added at every fixture. Old galvanised pipework upgraded to PEX where we find it.
Waterproofing — proper system, proper test
Liquid-applied membrane on the floor and wet walls, taped at corners and pipe penetrations, 24-hour cure, flood-test before any tile goes down. The single highest-leverage step in the whole renovation.
Wall and floor tiling
Substrate-prepped, levelled, laid against laser line. Plumb-checked verticals on the wet walls. Joint width consistent, large-format slabs handled with proper spacers.
Sanitaryware install
WC, basin, vanity, bath or shower tray, taps, mixer, shower head and arm, accessories. Premium brands available — Geberit, Grohe, Hansgrohe, Kohler, Roca, Toto, Duravit. We supply at trade pricing or you supply.
Concealed-cistern wall-hung installations
Geberit / Grohe / Roca concealed frames, properly braced, coordinated with the tiling layout so the actuator plate sits where it should. Flush mechanism tested before the wall closes.
Bathroom electrical
IP-rated lighting, shaver socket, extractor fan with humidity sensor, mirror-light or LED-strip wiring, underfloor heating where specified. Water-zone-rated fixtures only.
Glass shower screens and mirror install
Tempered glass shower screens (frame-less or framed), demisting mirrors, mirror cabinets. Drilled at low speed with porcelain bits to avoid tile cracking.
Carpentry and joinery
Fitted vanity cabinets, custom mirror frames, niche shelving, towel-rail mounting. In-house carpentry team coordinates with the tiling team for scope alignment.
Snag list, walk-through and warranty
Final clean, fixture functional test (every tap, every drain, the flush, the shower head, the extractor fan), photo report, snag list closure on the spot. Workmanship-warranty start date logged at handover.
Project phases — what happens when
Most bathroom renovations run 10 to 14 working days. The cure windows on plumbing-pressure-test, waterproofing, and tile-grout are non-negotiable; rushing them is the #1 cause of post-renovation failures.
Site visit and BOQ
Free initial visit, measurements taken, scope discussed, fixture spec confirmed (or recommendations made). Detailed Bill of Quantities issued within 3–5 working days.
Days 1–2 — Strip-out + plumbing rough
Demolition and debris removal day 1. Plumbing reroute and pressure test on day 2. New supply lines and drains in place by end of day 2.
Days 3–5 — Waterproofing + cure
Membrane application across day 3 and 4. Cure window day 5 (flood test starts evening of day 5). Genuinely no work happens during cure — that's the point.
Days 6–9 — Tiling
Floor tile day 6 (with screed pre-levelling if needed), wall tile days 7–8, grout and silicone day 9. Cure overnight before fixture install.
Days 10–12 — Fixtures + electrical
WC, basin, vanity, mixer, shower fittings installed. Electrical second-fix for lighting and accessories. Glass screens and mirrors fitted. Functional tests on each fixture as it goes in.
Days 13–14 — Final clean + handover
Deep clean, walk-through with you, snag-list closure, photo report. Workmanship warranty start logged. Bathroom usable from day 14 onwards.
How we price bathroom renovations
Quoted as a fixed-price BOQ once we've seen the bathroom. Tile spec and sanitaryware spec are the two biggest drivers; labour scope is secondary.
Fixed-price written BOQ
Site visit first, scope discussed, measurements verified, fixture spec confirmed. Detailed BOQ within 3–5 working days — labour by trade, materials line-itemised, fixtures supplied at trade pricing or you-supplied. Once accepted, the price is fixed for the duration of the project unless YOU change scope.

Many of the brands we work with — including Geberit, Grohe, Hansgrohe, Kohler, Roca, Sika, Mapei, and others — carry manufacturer warranties ranging from 1 to 10 years depending on the product. We'll confirm exact warranty terms for the specific materials used on your project before work begins.

What warranty do you provide?
We offer two layers of warranty. First, a 6-month workmanship warranty on the labour we perform — if the same issue returns within 6 months due to our work, we re-do it at no cost. Second, material warranties pass through directly from manufacturers — some systems we install carry warranties of up to 10 years. We'll share exact warranty terms for your specific project before we start.
Does the workmanship warranty cover parts and equipment?
No. Parts, fixtures, and equipment are covered by their manufacturer warranties, which we pass through to you directly. The workmanship warranty covers only the quality of the installation or repair work itself.
How long does a bathroom renovation take?
Powder room: 6–8 working days. Standard 1-bathroom apartment renovation: 10–12 working days. Master en-suite with custom joinery and premium fixtures: 12–14 working days. Larger or luxury bathrooms with multiple wet zones: 3–4 weeks. The cure windows for waterproofing and tile grout are non-negotiable.
Can I stay in the apartment during a bathroom renovation?
Yes, in apartments with a second bathroom. We'll dust-protect the rest of the apartment and limit demolition noise to working hours per building rules. For single-bathroom homes you'll want to arrange alternative accommodation for the demolition + plumbing days at minimum.
Do you supply fixtures, or do I bring my own?
Both work. We can supply at trade pricing — usually competitive with retail by the time delivery and warranty handling are factored in. Or you supply, we install. We just need the spec confirmed early so the plumbing rough-in is sized right (different mixers have different supply-line spacings).
Do you handle DM approval for layout changes?
For most apartment bathroom renovations the layout stays within the existing wet-zone footprint and no formal DM approval is required. For villa renovations, layout changes that affect drainage runs or move wet zones often need approval — we coordinate with the building NOC or your community management. Big rule of thumb: if you're moving the soil stack you're probably needing approval.
What's the typical price range?
Wide range — depends almost entirely on tile and sanitaryware spec. Mid-market 1-bathroom refresh: AED 12,000–25,000. Premium master en-suite with marble + premium fixtures: AED 35,000–80,000+. We give you a fixed-price written BOQ once we've seen the bathroom and confirmed your spec — no vague ranges in the contract.
