What we cover
A typical quarterly visit on an active chiller plant. Numbers are logged so the trend tells you what is degrading before it fails.
Refrigerant pressure & charge check
High and low-side pressures, superheat and subcooling measured against the manufacturer plate. Charge corrected by weight where needed. related page.
Compressor health log
Amp draw, oil level, oil acid test. Acid in the oil is the early indicator of compressor winding stress — we catch it before it kills the unit.
Condenser servicing
Air-cooled coils inspected and cleaned; water-cooled condenser tubes inspected for scale, fouling and corrosion. Tube brushing where required. related page.
Evaporator inspection
Approach temperature measured against design; tube fouling, refrigerant distribution and oil migration assessed.
Control board & safety devices
Board diagnostic; high-pressure, low-pressure and freeze-stat safeties tested under simulated trip conditions. Failed sensors replaced.
Refrigerant leak detection
Electronic detection across joints and service ports. Nitrogen pressure testing on suspect sections of the circuit.
Vibration & alignment
Motor and compressor bearings, coupling alignment, pump alignment. Catches mechanical wear long before it shows in operation.
Water-side chemistry (water-cooled)
Condenser water chemistry testing, scale and biological control review, dosing system check. Coordinated with the cooling tower service programme.
Chiller types and clients we serve
We service stand-alone chiller plants. Buildings on district cooling (Empower, Tabreed, Emicool) are operated by the provider — we handle the in-unit FCU side under Commercial HVAC.
Air-cooled chillers
Scroll (10–200 TR) and screw (80–500 TR). Common on stand-alone commercial buildings, warehouses and logistics across Dubai.
Water-cooled chillers
Centrifugal (200+ TR) and screw (100–500 TR). Common in larger towers, hotels and hospitals where chiller plus tower deliver higher efficiency.

How we price chiller work
Fixed-price written quote after a proper audit. Capital work is run as a milestone-payment project with a line-item BOQ.
Initial chiller audit
Site visit, current condition assessment, performance log review, written report with recommended scope. AED 1,500–4,500 depending on chiller size and complexity. Credited against any contract we sign.
Annual maintenance contract
Quarterly visits, all routine work, priority response on breakdowns. Quoted per chiller capacity and number of units — not per square foot. See Commercial AMC.
Repair & capital work
One-off repair: fixed-price quote after diagnosis. Major overhaul or replacement: milestone-payment project with BOQ, line-item parts and labour, and an extended workmanship warranty option quoted per scope.
Workmanship and material warranties
Two layers of cover on every chiller engagement. The workmanship warranty is ours; manufacturer warranties on parts pass through to you directly.
Workmanship warranty
6-month workmanship warranty — if a repair or service item we performed fails within 6 months due to our work, we re-do the labour at no cost.
For project-based capital work (compressor replacement, full overhaul) an extended workmanship warranty is available, quoted per scope and written into the BOQ.
Material warranties
Manufacturer warranties on parts (compressors, control boards, motors, expansion valves) pass through directly. Ranges run from 0 to 10 years depending on the component and brand. Exact terms are documented on the handover sheet.
