Painting a whole flat in one product is the shortcut that causes callbacks. Different rooms in a Dubai apartment face genuinely different conditions.

Bedroom painting

Matte or eggshell in most cases. Matte hides imperfection in older plaster and gives a soft, non-reflective finish. Low-odour products so the room is sleepable the same night.

Living room painting

The room that takes the most contact and the most light. Usually eggshell or a washable matte, because a flat matte in a high-traffic living space marks where furniture and hands touch it and will not clean up.

Kitchen painting

Degreased before anything else happens. Oily walls and ceilings reject paint no matter how good the product is, and skipping the degrease is the single most common reason kitchen paint peels within a year. Then a wipe-clean finish that survives cooking.

Bathroom painting

Anti-fungal primer first, then a moisture-resistant, easy-clean finish such as Jotun Lady Pure Color or Dulux Easycare. Cleaning mould off and painting straight over it buys about six months and then the spots come back through.

Ceilings

Ceilings yellow and mark at a different rate to walls, particularly in kitchens and around AC outlets. They can be done on their own if the walls are still sound.

Balconies

A balcony is an exterior surface even though it feels like part of the flat. It needs a UV-rated system, not the paint used on your living room wall. Balcony paint applied as interior paint is one of the most common failures we are called out to fix.

Which paint finish should you actually choose?

Most people are asked to pick a finish and have no basis for the decision. Here is the short version.

Matte

No sheen. Hides uneven plaster better than anything else, which matters in older Dubai buildings. Marks more easily and is harder to clean, so it suits bedrooms and ceilings more than hallways.

Eggshell and satin

A slight sheen, noticeably more washable. The usual right answer for living rooms, hallways and anywhere with children or pets. It shows wall imperfection more than matte, so preparation matters more.

Semi-gloss

Moisture resistant and wipeable. Kitchens, bathrooms, and woodwork. Too reflective for a whole living room in most Dubai flats, where the light is already strong.

Enamel

Hard-wearing and scratch resistant, used on doors, frames and skirtings rather than walls. Covered in more detail on our door and wood painting page.

We recommend a finish per room rather than one for the whole flat, and we tell you why. If you would rather keep it simple, one washable finish throughout is a defensible choice and costs less to specify.

Working inside a Dubai tower

Apartment painting is a different job to villa painting, and most of the difference has nothing to do with paint.

If you are painting because a tenancy is ending, read move-out and handover painting first. Dubai's Rental Disputes Centre describes end-of-tenancy painting as customarily the owner's responsibility rather than the tenant's, and it is worth knowing that before you agree to pay for one.

Buildings control when trades can work, which lift can be used and how it must be protected. Some require a deposit or an NOC before a contractor is allowed up. We handle that submission as part of the job and schedule inside the permitted hours, because a crew turned away at reception costs you a day.

Dust behaves differently in a sealed, air-conditioned flat than it does in a villa with open doors. Sanding dust travels through the AC return if nothing is covered, which is why we seal returns and vents before preparation starts rather than cleaning up afterwards.

Corridors and lift lobbies are shared space. We protect the route in and out, and we clear it at the end of every day rather than at the end of the job.

Moving in, or moving out

Two different jobs that get booked with the same phone call.

Moving in. An empty flat is the easiest and cheapest time to paint. No furniture to move, faster preparation, cleaner cutting in, and you never have to live around it. If you have keys before your move date, use that window.

Moving out. A defined scope aimed at passing a check-out inspection: scuffs removed, anchor holes filled, one uniform colour per room. We match the original developer paint code for Emaar, Nakheel, Damac and other developer buildings, so a single marked wall can often be repainted on its own rather than the whole room. You also get a stamped invoice to hand your landlord as proof the work was done professionally. Before you book any of it, read our move-out and handover painting page, because you may not be obliged to pay for it at all.

How an apartment repaint runs

Photos or a site visit

For a single room, photos and rough measurements on WhatsApp are usually enough to quote. For a whole flat we visit and measure.

Written line-item quote

Labour, paint, primer, filler, masking and any building access charges, itemised. Back with you quickly, and the figure is fixed.

Building access arranged

We submit the contractor paperwork and book the service lift for the agreed dates.

Protection and masking

Furniture moved to the centre and covered, floors sheeted, AC returns sealed, tape on skirtings, sockets and ceiling lines.

Preparation

Filling, sanding, degreasing, stain blocking and priming. Anti-fungal primer in wet rooms.

Two-coat finish

Cut in by brush, rolled for body, consistent across the whole room rather than patchy where a second tin started.

Walk-through and clean

We walk it with you, fix anything you point at, put the furniture back and take the waste with us.

Apartment painting questions

How long will my flat take?

A single bedroom is 1 to 2 days. A 2-BHK apartment is 3 to 5 days. A 3-BHK is 5 to 7 days. Heavy preparation, wallpaper removal or a colour change from dark to light adds time, and we tell you that in the quote rather than on the day.

What does apartment painting cost in Dubai?

It is driven by wall area in square metres, preparation condition, paint tier, and whether ceilings and woodwork are included. Bedroom count is a rough guide at best, because a large 1-BHK can carry more wall than a small 2-BHK. Send photos and rough measurements and we will quote the actual flat rather than a category.

Can I stay in the flat while you work?

Yes, in most cases. We work room by room and clean down daily, so finished rooms are usable overnight. For a studio, where there is no second room to retreat to, most people prefer to be out for the day.

Do I need permission from my building?

Most towers require contractor paperwork and a booked service lift, and some ask for a deposit. We handle that submission as part of the job. Tell us the building name when you enquire so it can start early.

Do you move the furniture?

Yes. We move it to the centre of the room, cover it, and put it back at the end. Very heavy or fragile items are agreed with you beforehand.

Can you paint just one wall?

Yes. Accent and feature walls are a defined small job and priced as one.

Which finish is best for a rented flat?

A washable eggshell in living areas and hallways, matte in bedrooms. It cleans up rather than marking permanently, which matters when the walls have to come back to standard at the end of a tenancy.

Is the balcony included?

Only if you ask for it, because it needs a different product. A balcony is an exterior surface and takes a UV-rated system. It is quoted as its own line.
