Villa AMC in Dubai for every AC unit, pump and board on the plot

A villa AMC in Dubai covers far more equipment than an apartment contract, and most of it sits where nobody looks until it fails: condensers on the roof, a transfer pump beside the underground tank, a booster set in the utility room, a water heater in every bathroom, and a DB board sized for the villa's first AC system. Samra runs villa contracts on the Home and Estate plans, priced after a free site survey, with a 24/7 priority line for AMC clients.

What a villa AMC in Dubai covers

Split and ducted AC, and the condensers on the roof

A 3-bed villa usually runs four to six AC units and a 4–5 bed villa six to ten, typically a mix of wall splits and ducted units above the ceiling, with condensers grouped on the roof or in a side yard. Every unit gets the same visit: filters, indoor coil, condensate tray and drain, the secondary drain tray under ducted units in the ceiling void, refrigerant pressure, contactor and capacitor. On the roof we rinse condenser coils (the deep coil clean is annual), check fan motors, clear sand from around the bases and look for sun-damaged insulation on the refrigerant lines. Larger villas on ducted or VRF systems are scoped per system, and central AC service covers chilled-water set-ups.

Tanks, transfer pumps and booster pumps

Most villas draw water through a tank-and-pump set-up: an underground or ground-level tank, a transfer pump lifting water to a rooftop tank, and often a booster set for pressure on the upper floor. On plumbing visits we check pump cycling and noise, the pressure switch and strainer, the float valves on both tanks, and the low-water cut-off that stops a pump running dry. Tank cleaning runs on its own twice-yearly cycle and is quoted separately at contract rates. See water tank cleaning.

Water heaters

Villas often have a heater in every bathroom and another for the kitchen. Each visit covers the thermostat, element, pressure and temperature relief valve and the isolator, plus corrosion at the connections. A failed element is quoted as a part.

DB boards, external lighting and outdoor sockets

The main DB and any sub-boards get a thermal scan, an RCD trip test and an MCB inspection. Outside, garden and facade lighting, timers, photocells and outdoor sockets are where water gets in, so an RCD that trips after irrigation or the first rain usually leads back there. Bigger faults go to villa rewiring or a DB board upgrade.

Roof, waterproofing and wet areas

On the post-summer visit, before the winter rain, we walk the roof: membrane condition, drain outlets, parapet joints, and the penetrations around condenser plinths and pipe sleeves, where most villa roof leaks start. Inside, we check sealant at showers, baths and worktops, and balcony tiles. This is an inspection only. Membrane repairs are quoted under waterproofing.

Pools, gardens and pest control

The standard villa plans do not cover landscaping, irrigation, pest control, cleaning or housekeeping. Villas with pools and external plant are scoped on a site visit.

AC maintenance for older villas

Age changes what a visit is for. On a newer villa the AMC keeps equipment clean and catches installation snags. Past ten years, each visit also records how the equipment is declining, so the repair-or-replace decision rests on readings rather than on the day a compressor fails in August.

On older villas we log compressor amp draw against its rating, refrigerant pressures, fin condition on rooftop condensers, drain pan corrosion and duct leakage into the ceiling void. When a system is heading for failure we quote both repair and replacement, and you decide. An AC major overhaul often costs 30–50% of replacement when the rest of the system is sound. The community pattern matters too:

  • Arabian Ranches: older Phase 1 systems often reach overhaul age at 10–12 years.
  • Jumeirah: villas on their second or third AC generation, older copper or galvanised pipe runs that fail at joints, and DB boards sized for 1990s loads.
  • Damac Hills: multi-split and ducted systems, with older Akoya stock occasionally needing a full overhaul.
  • Dubai Hills Estate: newer stock, so year one is usually snags and AC commissioning checks rather than ageing plant.

Home and Estate plans for villas

PlanPrice (from)Visits a yearWhat it includes
HomeAED 625 a quarter (AED 2,500 a year)Up to fourAC, plumbing and electrical visits, annual AC coil cleaning, annual property condition report, faster priority dispatch
EstateAED 1,000 a quarter (AED 4,000 a year)More than HomeEverything in Home, plus painting touch-ups through the year and first priority on emergency dispatch

Unit count drives the price. Ten AC units serviced twice a year is twenty service events before any plumbing or electrical work. Equipment type (ducted units need ceiling access), the scope tier and access to the plot move it further. We price every villa after a free site survey and put a fixed annual fee in writing, billed quarterly.

To test any villa quote, ours included, price the same year on pay-per-service. Five split units serviced twice and coil-cleaned once cost AED 3,000–5,500 at our standard rates (AED 150–300 per unit service, AED 300–500 per unit coil clean). That is before a single call-out, plumbing visit or electrical check.

24/7 villa maintenance for AMC clients

Samra is open 24/7. AMC clients call a priority line, move ahead of standard bookings and pay no call-out fee on emergency visits. We typically respond within 2 hours, day or night, and while the technician is on the way we talk you through safety steps on WhatsApp, such as isolating the water main or a tripping circuit.

The calls that justify the line: a bedroom zone with no cooling on a summer night, an active leak, no water because a pump or float valve has failed, or a main RCD that won't reset. Anything that can wait goes into the next scheduled visit. Non-AMC callers use our emergency services line at standard rates.

Frequently asked questions

What does a villa AMC in Dubai include?

Samra's villa AMC covers scheduled servicing of every split and ducted AC unit and its rooftop condenser, plumbing checks on tanks, pumps, water heaters and fixtures, and an electrical safety check on the DB boards. The Home plan includes an annual coil clean and a property condition report, and Estate adds painting touch-ups. Both include the 24/7 priority line, a service log after each visit and reduced rates on repairs.

How much does a villa AMC cost in Dubai?

Samra's Home plan starts from AED 2,500 a year (AED 625 a quarter) and Estate from AED 4,000 a year (AED 1,000 a quarter). The final price depends mainly on how many AC units the villa has, plus the equipment type, scope and location. We survey the villa free of charge and confirm a fixed annual fee in writing before you sign.

Is an AMC worth it for an older villa?

Usually yes, especially for a villa over ten years old with four or more AC units. Servicing four units twice a year costs AED 1,200–2,400 at standard rates before any coil clean or call-out, and older systems fail more often in summer. The service log also tracks compressor readings, so you can plan an overhaul or replacement instead of paying for an emergency one in August.

Does the villa AMC cover the pool, garden or pest control?

Not as standard. Landscaping, irrigation, pest control, cleaning and housekeeping sit outside Samra's villa AMC, because we deliver maintenance contracts rather than general facility management. The contract covers the AC, plumbing, water heaters, pumps and electrics. Villas with pools and external plant are scoped on a site visit, so tell us what is on the plot and we will confirm what we can include.

Are water tank cleaning and duct cleaning part of the contract?

They run on their own cycles, so they are quoted separately at contract rates rather than built into the annual fee. Villa water tanks are usually cleaned twice a year and ducts every 2–4 years. We schedule both alongside your AMC visits where possible, so you deal with one point of contact and one set of paperwork.

Who pays for the AMC on a rented villa?

Under Dubai's tenancy law the landlord is responsible for maintenance unless the tenancy contract says otherwise, and many contracts pass routine servicing or small repairs to the tenant. So it depends on your contract. Landlords usually hold the villa AMC and share the service log with the tenant, which also gives both sides a record for the move-out inspection.

How fast do you respond to a villa emergency at night?

AMC clients call a dedicated 24/7 priority line and move ahead of standard bookings, with no call-out fee on emergency visits. We typically respond within 2 hours, day or night. While the technician travels we guide you on WhatsApp through safety steps, such as shutting the water main or isolating a tripping circuit, to limit damage before we arrive.
