What is your door doing?
Sticking, rubbing or will not close since the weather turned
Timber and board doors take on moisture and swell, then AC-dry and shrink. Dubai's humidity swings do this to perfectly good doors. The fix is planing and re-hanging with the gaps set right, not forcing the door until the frame splits.
Dropped on its hinges, handle loose, lock misses the strike

Repair, laminate or replace, the three honest routes
Every door lands in one of three lanes, and the WhatsApp photo usually tells us which before we arrive.
Route one: repair it
Door fixing at its simplest: hinges, locks, alignment, small face damage, swollen edges planed. Fixed call-out fee plus parts, one visit, the door you have working properly again. The right lane for most calls, and we say so when it is.
Route two: door lamination, a new face on a sound door
Door lamination re-skins a structurally sound door in a new laminate or veneer face, wood grains, plains and current colours, at a fraction of replacement cost. It rescues doors that look finished but swing perfectly, and it can run across a whole apartment so every door matches. Interior door wrapping in film is the lighter cousin for flat doors; we advise which surface your doors will actually hold.
Route three: replace, or commission custom doors
Split cores, broken stiles, doors soaked by a flood, or simply doors you never liked: wooden door installation and supply is the same team's work, solid-core and veneered doors, Jeld-Wen among the brands we fit, and custom doors made to match existing rooms, unusual sizes and older villa frames. Frames renewed where needed, locks and closers fitted, and the old door removed.
New doors: made, supplied and installed
New door installation is half of what this team does. We make doors as well as mend them: bedroom doors, internal doors and villa entrance doors made to your size, style and finish when an off-the-shelf door will not fit the frame or the room, plus supply-and-install of ready-made internal doors where a standard size works. Where an apartment entrance door has to be a fire-rated set, we supply and fit a certified rated door rather than making one. On the repair and replacement side: bedroom and internal doors, main entrance doors, bathroom doors with moisture-resistant detailing at the foot, kitchen doors, wardrobe and cabinet doors from the same bench as our wardrobe work, sliding and pocket doors, and office doors with closers and signage re-fitted. Apartment work runs inside the building's approved hours, and towers with service-lift rules are familiar ground.
Door types we work with
What a door is made of decides what can be done to it, what it costs, and how long it lasts in this climate. Here is the honest version.
Solid and semi-solid core doors
A solid core door feels substantial, cuts down sound between rooms and takes a repair well, which is why it is worth saving. Semi-solid core is the middle ground most Dubai apartments are fitted with: lighter, cheaper, still repairable at the edges but not endlessly. Hollow-core is the budget end, where a knock goes straight through and replacement usually beats repair. We tell you which one you have before quoting, because it changes the answer.
Veneered, laminated and painted finishes
Wood veneer for a natural grain, laminate for hard wear and easy cleaning, painted for any colour you like. A tired laminate or veneer face can often be re-skinned rather than replaced, which is the lamination route above.
Interior and internal doors
Bedroom, bathroom, kitchen and corridor doors: made to your size or supplied and fitted in a standard size where the opening allows it, hung on hardware that suits the door's weight rather than whatever came in the box.
Sliding, pocket, bifold and folding doors
Sliding doors and pocket doors where a swing would steal the room, bifold and folding doors for wardrobes and wide openings. Tracks, rollers and guides matter more than the door itself here, so those are specified properly and adjusted at handover, and repaired when an existing set has stopped running true.
uPVC and PVC doors
These are manufactured products rather than joinery. We repair, re-hang and adjust them, replace hinges, handles and locks, and fit a replacement leaf where that is what the opening needs, but we do not pretend to fabricate them.
Fire-rated doors
An apartment entrance door onto a common corridor is a certified fire-rated assembly, not a carpentry item. Where a fire-rated door is required we supply and fit a certified rated set with its documentation, rather than making one and hoping it passes inspection.

Half the door calls we take are not about the door at all. They are about what is bolted to it.
Smart lock installation
Smart door lock installation on wooden and uPVC doors: the leaf and frame prepared properly, the strike aligned, and the old cylinder removed cleanly rather than forced. Yale and August among the brands we fit. Most smart locks fail on installation, not electronics, because the door was never adjusted to close square before the lock went on.
Lock change and cylinder replacement
Door lock change after a tenancy ends, a key goes missing or a lock starts catching. Cylinder swaps, mortice locks, digital and electronic locks fitted, and the strike plate re-cut so the door actually locks without a shove.
Handles, hinges and door closers
Door handle replacement, hinge renewal and re-anchoring, and door closers adjusted or replaced on office, apartment and common-area doors so they shut properly instead of slamming or standing open.
Glass and aluminium doors
Not every door in a Dubai home or office is timber. Glass door repair and adjustment, shower and partition door alignment, patch fittings, floor springs and handles refitted; and aluminium door repair, where hinges, rollers, handles and alignment are the usual faults rather than the frame itself. We repair and adjust these and fit replacement leaves and hardware. We do not fabricate glass or aluminium doors, that is a glazier's and a metal fabricator's trade, and where a new unit is needed we say so and coordinate rather than improvise.
Why Dubai is hard on wooden doors
Humidity swings against air conditioning
Humidity loads a door with moisture through the summer while the AC dries it out again, and on entrance doors the two faces sit in different climates at once. That is why doors cup, stick in summer and free up in winter. Repair means planing plus sealing the exposed edges, not just planing.
Sun on entrance doors
A west-facing entrance door in Dubai takes heat that fades finish and opens joints. Entrance doors get harder finishes, and a re-finish schedule beats a replacement bill.
Bathroom steam at the door foot
The bottom rail of a bathroom door blisters first. Moisture-resistant detailing at the foot, and sealing after any trim, is the difference between a repair that lasts and one that returns.
Repair approach by door construction
Solid timber doors
Plane, fill and re-finish well; joints can be re-glued and wedged. The most repairable construction there is, which is why older villa doors are usually worth saving.
Veneered and laminated doors
The face is a thin skin over a core: deep damage cannot be sanded out, it is re-skinned. That is the door lamination route, and it only works while the core is sound and dry.
Hollow-core and MDF doors
Cheap to replace, limited to repair: hinge screws strip easily and impact damage goes through. We fix what is economic and say plainly when a new door costs less than the repair.

Inspect and confirm on site
The carpenter checks the door, frame and hardware together, because a dropped hinge and a swollen edge often travel as a pair, and confirms the fix and price before starting.
Fix, fit, finish
Straightforward repairs are done in a single visit. Laminations and replacements are measured first, then fitted on the agreed date with the site left clean.
Warranty in writing
A written 6-month workmanship warranty on the work, manufacturer warranties on locks and new doors passed through, start date logged.
Wooden door questions
My door sticks every summer and frees up in winter. Why?
Humidity. The door takes on moisture and swells against the frame, then shrinks back as AC season dries it. Planing the binding edge and resetting the gaps stops the cycle; painting or sealing the planed edge keeps the moisture out so it does not return next summer.
Can a badly chipped door really be saved?
If the core is sound, yes, that is exactly what lamination is for: a new face bonded over the old one, edges re-lipped, and the door looks new for a fraction of replacement. If the core is split or water-soaked, we tell you plainly and quote the replacement instead.
Do you replace just one door, or is there a minimum?
One door is a normal job, a repair visit even more so. Whole-apartment door sets are also routine, landlords refresh every door and handle in one pass between tenants.
Can you match my existing doors?
Usually, from a photo and a measure we match panel pattern, veneer tone and handle height so the new or re-skinned door disappears into the corridor. Exact matches on discontinued laminates get the honest answer and the nearest current equivalent.
Who repairs the door and who paints it?
The carpenter repairs the door and frame; if you want a painted finish rather than laminate, our own door painting team sprays it, same company, one booking, no finger-pointing between trades.
Can you fit a smart lock on our door?
Yes, on wooden and uPVC doors. The important part is the preparation: the door has to close square and the strike has to line up before the lock goes on, otherwise the motor fights the frame and the battery drains. We adjust the door first, then fit the lock, then test it both ways before leaving.
Do you repair glass or aluminium doors, or only wooden ones?
We repair and adjust glass and aluminium doors, hinges, rollers, handles, closers and alignment, and fit replacement hardware. What we do not do is fabricate them: a new glass or aluminium unit is a glazier's or fabricator's job, and we will tell you that rather than improvise.
Is an emergency door visit possible?
